We built with Simplicity Homes in 2022. Our home was completed in December 2022. They completed the home in the timeframe they had given us. Nick and Adam are great project managers and one of the key reasons I am giving this 4 star rating. Just because the builder can build fast, does not mean built with quality. We didnt have a perfect experience, but they have build a nice “to code home.” Issues were paint, poor carpet, cracked tub and shower and poor quality windows from Cascade windows.Update- after posting this review, Simplicity called, took ownership of the issues, and addressed them all. I’ve learned that since our build, they have adapted better quality materials. Side note; every person we have dealt with since has been great at communicating and committing to making it right.

I recently built a home with Simplicity homes here in Central Oregon and I want everyone to know what an amazing experience we had. The day we sat down with Josh the sales manager of simplicity was probably the best day of my life. We broke ground the end of April and were in our home the beginning of September. Which is less than 4months. The framer Steve was a beast framing up our house in just a few weeks. He had all the neighbors in awe watching him. Our project manager Shawn was nothing less then amazing as well. He was so professional and so organized, making sure to keep us updated through text message on a weekly basis. We loved being updated on the build. Shawn made this whole build process so fun and exciting because he was always readily available by phone and things were so well organized. There was hardly a day that someone wasn't on site working. It was so fun going to the house everyday watching the progress. The one reason I chose simplicity is due to the quality of their craftsmanship and the affordability of their homes. Not to mention their finish work is excellent. I am in love with my home and the price can't be beat. The one hiccup we did have was resolved in a professional manner by Shawn and to our satisfaction, which is another reason this company gets a 5star in my book. Simplicity deserve a big shout out. Thanks Josh for always taking care of us throughout the whole build process and to you Shawn for giving us a build experience of a lifetime and a high quality home we love.

Ever since they finished building our house it's been one issue after another. It feels like once you move in they no longer care or feel responsible.Poor quality work from our crawlspace and garage flooding to a hole in my 2nd floor's flooring.Lack of professionalism due to no communication and not following through with what they say.Originally I was really impressed with them howvwrw as problems started to arise they kept putting it off on others or refused to take responsibility. Now we are approaching warrenty deadline and I can't get anyone to actually follow through with what they say. I'm documenting everything and working with a lawyer at this point for Breech of contract and other damages. For the money they are hard to beat. I had a site survey and waited my 90 days was just about to build and simplicity said I had to build up my pad another 18", That cost another 5 k, they plumbed the house different from our septic plans as well and my excavator had to adjust. They did mess up a few things here and there, like plumbing the exterior faucet in the wrong location, ran electrical through the open shelf in the living room, broke a window, scratched the cabinets and dirtied the new carpet. Now thats the bad. Half way through the project things started getting better with a new pm.In the end they did fix all of their mistakes. Of course cabinets and walls are still slightly visable where the repairs were made. In the end Greg(pm) and Reid (sales) were very helpful and addressed our issues. I don't think I could find a more affordable builder. I have a simplicity home with a lot of upgrades and people are always amazed at how nice it is for the price. If you're in the market for a builder that is very cost effective I would turn you to Simplicity. If you are more high end to custom these are not your guys.

**update: a year later and I'm still happy with my home. Everything works as it should and I have had zero issues with anything. **I am very happy with my home in SW Idaho built with Simplicity by Hayden Homes. The whole process was easy, quick and affordable! From 'designing' the basics online and getting a baseline price, to the sales rep TJ and making final selections, Tim the on-site construction guru.... the house was excavated on Aug 3 and completed (with CoA) on Dec 20th. I would highly recommend these guys over and over again.

The best home builder we have ever worked with. We had a tragic house fire in Feb 2018 and some major contractor issues (prior to Simplicity). We lost hope until we spoke with Simplicity by Hayden Homes. They were willing to work within the time frame which had been eaten up by insurance companies and bad contractor experiences. They had 10 months to get us occupancy status. They did and beat their goal of November 2019 to get us 2 weeks ahead of schedule! Communication was excellent and craftsmanship fantastic. Being through house building experiences before I can never expect no hiccups along the way. We had one hiccup that took place and the project manager stayed many hours to get it solved! I can't say enough about how seemless this was for our family. If I could increase their 5 star review to a 10 out of 5 I would. They are far more than 5/5 stars!

We will never build with this group again. We have had countless issues all over the house from our hvac to the quality of the interior paint to the unwillingness to honor their warranty plan. Our framers failed inspection 3 times! Leading to them being fired and pushing out our build time. Also, we have had to have the hvac company come out to fix the hvac each winter sometimes on our dime. ! The price may look right, but the after build service is soo not worth it!

After meeting with several builders, we settled on Simplicity due to several reasons, including price, floor layout wanted, customer service, and a reputation in the area for completing homes on time. I could not recommend Simplicity high enough.Things we LOVED:Online instant price tool - Other than an increase in price at the very beginning due to the supply chain issues (war in Ukraine, Covid, etc) which was handled with the utmost professionalism, our build did not cost a single penny more than what was originally quoted to us on day 1. No surprise costs or fees.The "Simplicity" aspect of the build. Their whole model is giving the homeowners several distinct options and ranges for finishes, layouts, colors, etc. My wife and I spent about 2 hours in the showroom and had the whole house picked out. They also have the permit process streamlined and i recommend the turnkey option for sure.The house. It turned out amazing and exactly as promised (if not a little better than we expected).Our only issues during the entire build (which took just about 6 months), was we would have liked more frequent updates. We lived quite a way from where the build was happening and couldn't check in on progress easily.5 STARS overall and super glad we chose them.Service: Home building

Consider going somewhere else if you want any customizations to your home. This review is on the process of working with this company not on the quality of the home. Simplicity seems to strictly offer pre-manufactured homes and rejected each customization requested. The review for each customization took 5-6 weeks before it was rejected, so the whole process ended up being quite the waste of time. Two stars for stringing their customer along and lack of transparency.

Even after the build was complete, and the original transaction closed the Simplicity/Hayden team jumped in to help a veteran customer move forward with their home purchase. They went over and above on this one. A particular gratitude is owed to Ben Jones and Aubrey Oslund. It takes special people to more than what’s expected of them, especially when no one is looking!

-update 9 mo after completion-We have been in the new houses for 9 months now, we have definitely found some mistakes that were made, but Simplicity has thus far reliably come and fixed everything we have reported in a timely manner. We love our home, and my family member likes their home too. I greatly appreciate the site manager(James) we had through the process who was great at communicating and following up when we had questions or concerns. Even recently when we discovered a problem that needed to be fixed he was quick to respond and schedule help to come fix our issue promptly. When we originally decided to go with simplicity it was definitely a price-point decisions but it was also because of the simplicity of using Simplicity. The options were well defined, prices were transparent for the most part, the floorplans were well thought out, the staff was all helpful, responsive, patient, and informative.My complaints:I do have a few things I could complain about. One of the contractors used by Simplicity did a poor job with doors in the house, but Simplicity came out and fixed the most important problem door already. Contractors for everything else in the house did a good job however. And the bad contractor was not their normal carpenter crew but a fallback due to the labor shortage at the time.Also, at the beginning of the project they asked for more money due to increasing material costs. Which was understandable under the condition, however they waited until just 2 days before breaking ground to tell us to pay more or they would drop our project. This was after we had invested over 20k into our project. So we were stuck, and their Sales manager should have given us more warning as prices had been going up for months prior, why wait until 2 days before breaking ground to demand more money?Given the complaints, I would gladly still use them again, in the end they still delivered where it counted. We love our home and feel blessed to be here. Don't let my complaints make you 2nd guess using simplicity, I view both as minor but I wanted to voice them so they can improve from the feedback.-original review-A family member and I are both building homes with Simplicity by Hayden. The value offered by Simplicity could not be beat so we chose to build with them. So far the experience has been good and we are about to break ground. The team I have been working with has been responsive, and easy to work with. Mistakes have been fixed quickly. My only regrets at this point has been not choosing the turn-key option and not being able to customize the flooring the way we wanted. Simplicity was a joy to work with on our first home build. Overall they are a great builder and made it a great experience.Our salesman, Mike, was wonderful to work with. He was friendly and informative. He has history and experience in the construction field, and is very knowledgeable. Even after our contract was signed, he would check in on us from time to time to see how we were doing.Ryan, our foreman, is amazing, and great to work with. He was quick to answer any questions or concerns we had, and provide realistic timeframes for our project. His timeframes were usually right on the money too. He has a keen eye for detail, and can easily spot things that need to be addressed. I cannot say enough about how easy it was to work with him.The only issue we have had with the process, was the time between signing of the contract and breaking ground. We felt that there could have been better communication between the crew working on the permitting process at Simplicity, our financial institution, and my wife and I. They did their job wonderfully, and completed everything in a timely manner, but my wife and I felt a little lost on this part of the process, and felt a little forgotten.One last thing after having been in the house for a few months. The appliances are nice except the dishwasher which is a very basic (cheap) model. Plan your budget to purchase a different one, and see if they would be willing to install it for you. We used the one they provided, and it broke after only 4 months of use. It would have been a simple $50 part to fix it, but we had decided to just use the basic dishwasher they provided until it broke. Recently built a Snowbrush model on our own land, using Simplicity. PM and entire crew were excellent. We had a couple of bumps along the way, as is to be expected, but everything was resolved quickly and professionally. We were in our house right on time, which is really saying something considering we built spring/summer 2020. :) I would build with Simplicity again in a heartbeat. They earn 5 stars and we tell everyone who sees our new home how amazing the process went!

Simplicity is a scam. They are collecting non refundable deposits and design fees and then will raise the cost of your build significantly. A poject manager will insist on certain site prep. and then walk away from your project. BEWARE!Edit 6/22/22: Yes, your team was in contact with me to cancel my contract. In doing so, wasted months of time with lenders, raised my interet rate, and pushed my build into 2023. This was a terrible experience. I am posting in every regional construction forum, message board, and blog about you. I even called our local news station 'Help me Hailey' about what a scam you're running.

We are so glad we did!We were lucky enough to have Jorge as our Project Manager. Jorge is an exceptional communicator. We were always informed of the status of each step and what to expect next. As things came up, he always addressed it right away and took care of what needed to be done.We got the pleasure of meeting the Senior/Regional Project Manager whom also had our best interest. The Accounting/Marketing/Opts departments have wonderful people working within each role. Leadership is key when choosing a company to work with, and these guys have great leaders in all departments!

I've built several homes over the years including our last one just three years prior to the completion of this Select plan by Simplicity Homes. This was by far the best process, since from the top down and bottom, up this team worked in unity to ensure they delivered a quality experience. We had the Select / Elegant plan modified to enlarge the living space, moving walls that required reengineering, so it was not a normal build. Even when there were a couple of challenges due to some of the engineering and the unexpected arrival of COVID, the whole team worked together under the leadership of Keith our project manager to deliver both on-time and with a quality end product. You can tell that they are all working on a common goal as we processed through each step from planning, funding, and on to completion, in a smooth manner of communication and final home. Thanks also to Adam Crosby who had highly recommended we build with Simplicity!

My wife and I were excited to build our first home. We ended up choosing Hayden homes. Loved their floor plan and pricing. Opted to have many extras added. Super large back patio, their top cabinets, things like that. They left us with a money Pitt of a home and never fix agreed upon mistakes they made. From driveway and patio cable ins to door knobs falling off and electrical outlets that dont work to do many more issues Hayden Homes basically defrauded us. 4 months in our new home and they still have not once bern back to fix anything. We posted our first home for sale last month. To any dangerous and quality issues for my little ones to live here.

Wasting time, money, resources, and putting our build months back. I would never recommend using them after my experience.

In Simplicity, I have found a business partner that creates value for my portfolio, has excellent customer service and a company that builds a high-quality home for my tenants. Absolute nightmare! If you’re into incompetence, these are your people. Contacted the main office to see if they built where I had purchased a lot. Was told that they did and the connected me with the rep for that area. I gave him the address because he wanted to walk the site and confirm it was doable. The lot is in the Kahler Glen resort by Lake Wenatchee about 26 miles West of Leavenworth. Was told, “not a problem.” Priced the house I wanted, added features we wanted (another nickel & dime you to death process). Drove four hours over to their planning center, picked out the materials, drove home. Was called by rep and told we had to walk the lot and stake out the footprint of the house to make sure it would fit. Drove over again, staked it out while rep watched. He had no plat map and a measuring wheel. Not very accurate for unleveled terrain but made do. Drove home. Was called agin and told we needed to come over and sign the contract. Drove over again, confirmed materials as it seems some were no longer available. Did that again, signed the contract, drove home. Mailed them their $1500 deposit because they wouldn’t provide my lender what he needed to appraise the project so we could get the construction loan done. After a couple weeks trying to move this forward, I get a call from Simplicity, “we can’t find the contract, the rep has been terminated, could you send over your copy of the contract, HOA contact information and architectural specs for the HOA.” So I scan the 30 or so odd pages of the contract (had to use my phone, one page at a time), gather the rest of the information so they could, “dig into this.” The result, “oh, we don’t service that area, contract should have never been written.” They then of course threw their rep under the bus (granted, not the sharpest pencil in the box), tried to blame it all on him. Apparently supervision and oversight are not part of their “turnkey program,” (that they charge extra for). So after wasting months of my time, I get kicked to the curb. After talking to a current client of theirs near Ellensburg, building the same floor plan, it’s clear management and oversight is lacking throughout the process. So now I’m pretty much set back for the year but hey, they’re “sorry.” I fully concur but my definition of “sorry,” is a bit different.

Sadly, I recently purchased land to build on and have been working hard on getting estimates and everything prepared to build with simplicity to suddenly get told they are no longer accepting builds south of lapine. I have been waiting a few weeks to get the estimate for the floor plan we chose so we can talk with the bank but now have to start over somewhere else. I really liked their floor plan and affordability and now I have to look into other options to get a home built this year.I appreciate someone trying to call me, however we have been looking at this one floor plan for about 2 years (which went up 30k from 2 years ago). Finally acquired the land and got out of debt. We have a balloon payment on our land so we need to build this year. We have been telling everyone about Simplicity and even have a friend building in lapine currently with you after our suggestion. Pretty disappointed to hear you are not willing to travel 10 mins south of lapine.
