I purchased a 2200 square-foot home from Regional Homes which was done through Sunshine homes. This has been the worst experience of my life. And I am not exaggerating. Ordering the home was very easy as well as getting the loan, but then when it came time for the home to be delivered , there was no supervisor sent out. For gentleman were sent out to do the work who do not speak any English. I don’t know how this works but the Home arrived with all of the appliances scratched and the flooring incomplete. They forgot to include the other half of the flooring, and when they sent the flooring along with the stove and refrigerator refrigerator arrived, broken and unusable. The floor was the wrong color so they had to pull up the entire flooring, and then ship an entire house worth of flooring. The tub also came completely scratched up but that has not been replaced yet. The gentleman working on the home had a minor leak in the bathroom cabinet and instead of them sending a new cabinet they attempted to fix it and absolutely destroyed the cabinet, and now I have to wait for a new one to be delivered. The tile in the shower was done horrendously and my guess is that the gentleman don’t know how to do tile. They had no idea how to do the trim in the kitchen and when they were going through fixing all of the cracks they left lots of other damage along the way. The front glass door arrived, put together perfectly, but while they were working, they broke it and left it broken. So now I have no glass door that works. There was absolutely no communication and several times. They told me that they weren’t going to get paid because it was taking so long and at the end they asked me if they could stay in my home because they could no longer afford a hotel. When they left instead of leaving the garbage there for us to pick up, they thought it would be smart to set it on fire right next to my home. Thankfully, I went out to check on the work that they did and caught the fire before it could set my home on fire. The supervisor in Alabama, Trey, kept telling me that he would make sure that my home was in perfect condition before they left, but he was only saying what I needed to hear so that I would leave him alone. Several cabinets were left banged and scratched up and were they painted the baseboards a darker gray they got it all over the lighter gray cabinets and left it like that. Of course, I don’t have any paint in that color so I can’t even fix it myself. I have missing shelving and the shelving that is there was not set up and I’m missing the pins for it. And all of this is just regarding the home. I won’t even get into the disaster of the company Regional Homes hired to transport my home since that has nothing to do with Sunshine homes. If I could go back and do it all over again, I would not purchase this home and I cannot recommend this company at this time. My hope is that Sunshine will fix everything but this much damage should not have been done from the beginning. They handled my home carelessly and it’s beyond sad. We’ve been in our Sunshine home for 2 months now and we are extremely pleased with the quality of the construction of this home. We have received great service from Sunshine too. The trim out crew was very good and professional. We had an issue with the kitchen sink when we first moved in and Sunshine immediately sent a new faucet and offered to pay to have it installed. We are very pleased with and proud of our home!

I have lived in a Sunshine home now for 8 years…Positive: beautifully designed. Descent price.Negatives: After the first 2 years door knobs (levers) worn out, linking sink faucets, leaking toilet, plus had to replace the floater valves in the toilet, trim and cabinetry needing re-nailing/fastening, shingles on the roof easily flying off, so much as to now only 8 yeas of a 25 year warranty cause a roof leak, also after year 7’s roof repair I noticed they forgot to put the hood vent in (when I called Sunshine Homes, it was told to me that it was my problem).Note, I know there is always going to be wear and tare, but not so quickly. And for a roof leak due to the shabby installation of shingles, this is my reasoning for the 3 stars. I still love my home. I just wish they used a little better quality materials. I believe with the negatives of this review is why mobile homes get run down so easily and get a bad reputation. With that being said, I would not purchase another one.

Wow! I'm shocked at just now discovering the complaints about sunshine mobile homes. Every time you call them,you get no answer! No call back without calling multiple times! I regret buying a sunshine brand! Roof had TWO leaks before the purchase,but I was given the excuse of a storm was the cause of one and the other from shipping plastic nails was supposedly the other. Then a third one was supposedly from the stove vent messed up at factory. Now my fourth leak over the shower in master bath!! Now I'm looking at having to re roof a brand new home at my expense! Sunshine what about the I think 30 year roof warranty?! Can't even make it past a few years,well really can't from the lot!!! Everyone please save yourself the trouble and stay away from this brand is my best advice!!

Delivered home with wrong floor plan. Refused to fix it. 4 pages of repair list (punch list) managed to get them to finally fix my ac duct work and can’t get them to come out to finish the rest. Spoke with someone that said he was the CEO and his words not mine. I’m sick of hearing about this house and good luck on the repairs. Home is built stout but please check all your paperwork and have your attorney on stand by. Definitely not worth the money they are charging.Adding on from my review last month. Spoke with supposed CEO. Told me and I quote “ I’m sick of hearing about this house and good luck getting your stuff fixed “. I’m sorry but i have a back door i can not use due to being broken. My flooring that we paid extra for is coming up. Cracks still on the walls. Back splash behind my stove looks like a 2 year old installed it. Avoid theses Modulars. You will be s.o.l. In the end. Hope this helps someone from a future headache.Another add on review. Here we are some time after last one. Finally got ahold of someone that had a clue at this company. Supposedly the wannabe ceo told the repair dept that i said everything was done. Even though i have paperwork that says different from there company. Still have all the issues plus now the house is leaning on one side. Called back three weeks late guy said that the lady was putting it in the computer. Emailed him and nothing as of today. Please don’t waste your time or money on theres crappie houses. The company clearly just wants the money and doesn’t care about the product they put out. Just a few of the pictures of the minor stuff. Unfortunately video can’t be up loaded otherwise big stuff would be better visual.Another update from last month! Still no repairs or replies to emails or phone calls. Spoke with place I bought my house from and the sales person said mine isn’t the only one there having complaints on. One of there customers ceilings are dropping and same thing floor plan was wrong. Paperwork has been submitted with courts due to the way they are treating people.So another update over a year after buying my home. 11/17/23 so flooring has completely come unstuck from wood base. They refused to replace flooring with the one that me and my wife paid for. Have had a total of 17 cracks in the drywall i had to fix my self. Ac/ heat on front of my house still isn’t working right. When the repair guy came about 10 months ago he said this was the last time per his manager. Court date is coming up soon so hopefully i can recover some of the cost i have had to sink into this place. Had to fix interior doors and latches and re seal around the windows due to factory seal failure. Had to fix more leaks shortly after last visit. Had to pay a roofing company to come and seal where they had to remove a panel during last visit due to not having an interior hatch to attic space. Oh and had to get it re-leveled twice. Adding a couple new photos and videos. Good luck to who ever buys a sunshine home.

My husband and I LOVE our Sunshine Home (Arc 9000 series). Beautiful home and colors go so well together. It saddens me to see the bad reviews. Come on people! These homes are not going to be 100% perfect! Go to a community/subdivision that has brick homes or thick sheet rocked homes and tell me they are better built. There maybe be some, but not all are going to be better. I’ve seen it! Even highly rated well known builders cut corners! Also, it is not Sunshine’s fault if the roof leaks or if there is mold in the home after several months/years. It’s the job of the homeowners to catch issues within the first year and call the mobile home dealer to get issues fixed as soon as possible. Our home isn’t perfect and have had to get together a punch list several times, but we have had the best mobile home dealer and sub-contractor to fix all the issues and then some! And don’t forget about when the home leaves the factory and travels who knows how many miles to the mobile home lot AND leaving the lot to its final destination. Something is certainly bound to crack, chip, shift and be out of alignment. So before complaining about and to Sunshine for your home not being 100% perfect, check the mobile home dealer and research the contractors.

DO NOT BUY A SUNSHINE HOME EVER!! You will have regrets for years after if you do. Purchased our home November 2022. It took a month before anyone from Sunshine showed up to do the finish work inside. The work was never completed with the promise that they would return in January 2023 after their 2 week shut down. No one has ever returned nor has anyone from the company contacted us. We have contacted the company multiple times with promises of them returning to complete the work and broken promises every time. We have not been able to completely move into our home due to the work that still needs to be completed. This company's customer service is nonexistent and it is so frustrating and stressful just trying to get a brand new home the ability to even live in it, the whole time being expected to pay that mortgage payment every month. Once they sold us our home they have ghosted us. So many repairs and damage that has been caused by this company and yet no one will even show up to fix the damages that they caused. Even the salesman tells us we have to deal directly with Sunshine in order to get anything taken care of but it is impossible to get this company to do anything. At this point I believe that they are just ignoring us and putting us off until we reach the one year mark then they can say none of it is under warranty now so they don't have to fix anything and then it becomes our problem and our out of pocket expense. This is the first and the last manufactured home we will ever own. This process has been nothing but a total nightmare and I would not recommend this company to anyone!! Please read all the reviews first if you are even thinking about buying a Sunshine home because it isn't worth the stress, frustration, and headaches that you will undoubtedly experience if you do. The number of items that are wrong in our home is too long to list which is why I haven't included them in this review. If you are interested in knowing everything that is wrong with our home please contact me and I will be happy to share the repair and damage list that I submitted to the company at the beginning of this year.Also, I have submitted a complaint with the Better Business Bureau in Alabama (where this company has its headquarters) so if anyone else here who has had a similar experience would like to you may want to file a complaint with the BBB also. At the time I submitted my complaint there was only one other one that had been filed with the BBB and I can definitely see that there are so many others who are extremely frustrated with this company and could file a complaint as I did.

Very unresponsive. HVAC is not even present in our end bedroom. Going to have to put a window unit and a heater just to occupy that room. I've called and emailed with no reply's. Not the house you think it is. 2X6 walls and only 1X1 ceiling rafters? I can fix all the deficiencies but I shouldn't have to on a new house....RUN AWAY!

They’re customer service is next to nonexistent. They came to fix some ceiling cracks after months of me calling them, then those same cracks appeared again… I tried calling numerous times and would always get ignored. My screen doors do not close all the way so when it rains, water leaks in. I do enjoy my home, but the company can do so much better at taking pride in their work, and in their name.

Nothing in life is perfect ... but at least give me something I can live with. Got my home in June 2023. Paid cash for the home. Still can't take a shower in my bath, due to a faulty shower door. I'm 63 and I've dealt with many issues and situations in my life ... Sunshine Homes is the ultimate worst. I really wish had I read these reviews before buying.

Roof has leaked since we got this house. Going to have to repaint because they use one coat of cheap paint. Takes forever to get ahold of people to try to get them to come out and fix a problem. Appliances barely make it a year before needing to be replaced. First time owning a mobile home and it will be the last time. I've only owned it 4 years and it's the higher end doubled wides

My wife and I were looking to build a weekend home. With the econemy and lumber prices being off we chose aginst building. After looking at mobile homes we purchased a Sunshine home. We are extreamly happy with our decision. Some of the reviews below are confusing to me as a contractor from Sunshine came to our home and did the final finish work and would not leave till we were happy and we signed off saying we were happy. We are completely happy with our decision. Our dealer was Southern Housing in Tupelo MS and they also have been great

Do NOT Buy from This company!!! I’m so angry I can’t even see straight!!!!! we ordered a custom home through Palm Harbor to Sonshine manufactures. In May. They then told us it would be done in June, then August then now they’re trying to say November or December. I already sold my house and I’m going to be homeless September 1! The GM of Palm Harbor called the GM of Sonshine homes to tell them that they need to make this right. They basically told us they don’t care and that now they’re not doing business with Palm Harbor anymore and they have our earnest money and contract signed in May but have said they are not going to build our home at all now!! Who does business like this? This is blowing my mind!

One month out of warranty and the first big Spring rain this year has leaked through in my son's room. I don't know if there will be a response to the email I sent to them about it or not. DO NOT get yourselves into a home without researching, asking every question you can think of, taking videos and pictures of EVERYTHING and if you are anything like me, copy your lawyer into all the emails you send them. We are highly dissatisfied with our MODULAR home that we paid over 20K more for to ensure that we'd have LESS problems with. This experience has been one headache after another and if we had it all to do over again we'd have steered clear of Lifeway Homes in Tulsa who sold us our Sunshine home. Please please please do yourselves and your families a favor and go another avenue. Or at the very least, once your house is on your property, make them go through and do every thing over again. We had roof leaks from day one of it being together and over a year later we are still having issues. You'll never see a response from them on these reviews. Heed the warnings.

I love my home. Would have gave a 5 if this would not have happened. Kip was sent from Sunshine to fix everything that was wrong and he did a great job. I called to get cracks fixed before my year warranty was up and they came in a timely manner and did good BUT some things from my sons room is missing now so i would hope Sunshine follows up on this review and fires whoever was my maintenance people on February 7, 2018 so that this doesnt happen to other owners.

Cheaply constructed homes. My wife and I bought a brand new Sunshine home a few years ago. And to say the least, we are highly dissatisfied with our home. The roof leaks. Our back door leaks because the roof dosen't lap over the back door like it should so when it rains water just leaks at the bottom corner of the door. Our floor is literally rotten with mold growing on it. None of the ceiling fans work. Our showers leak water. The light socket above the shower no longer works. Mildew is always coming out behind our door frames. This is a zone 3 home with sheet rock walls. So this is supposed to be a well constructed home. But it's not.

I bought my home back in 2005 from Southern Colonel homes in Hattiesburg MS and what I thought was going to be a great experience turned into a total nightmare. The sales manager at the time was as rude as he could possibly be through the whole deal from start to finish, now when I looked at the home for the first time in Tunica MS at a home show at the Casinos in 2005.I’m not going into details about the manager because the dealership informed me that they fired him for stealing.After a month or so the construction loan goes through and they bring the home from Hattiesburg back to my place in Hernando MS and the moment the men got here they complain about the trip the whole time they were here and did a rush job on putting the structure halves together. The finish man came a wk later and was not happy about having to travel that far and was very rude to boot. He came back a second time and absolutely was not happy about that at all. The second time he came back it was winter and I had gone to work that morning and he came for a little while that day because there was a snow storm and left early. That morning when I left I had a car hauler trailer and saw it that morning before I left when I got home that evening the trailer was gone no tracks in the snow and he called and told me he was leaving because of the snow . Of course he denied taking it and I had no leg to stand on so I’m still out of a trailer.You must be wondering why after 15 or 16 years I’m just now writing this review well, I’m replacing the leaky roof that started leaking maybe a month after the Warranty was over .I’m removing the roof and over half of the screws are not even in the boards holding down the flashing down plus it or the top run of shingles are not centered on the roof they used lag ( small ) lag bolts to fasten the top together and only used them on the very end. They never came back to finish stretching the carpet or trimming so I finished that myself.Now I’m replacing a roof and the majority of the roof decking has to be replaced. All the decking and trimming at the bottom of the roof base to be replaced.Tried to call sunshine and no answer left a msg still no reply.They got me but they won’t ever do it again.

Homes are nice but no service after delivery. We've been waiting going on 6 months now for sunshine to fix issues that were identified during delivery. We can't seem to reach anyone and nobody returns our calls just keep getting the run around.

We custom ordered a sunshine home last june. We received it set up on our property the first week of October. We sent then a list of problems. They came out once for repairs within the first two months and only fixxed minor cracks. Since that point it's been set up for 4 months and we still have not heard from them. They messed up our custom order and looks like their not going to fulfill their end of the bargain. On the other hand they did try to talk us into other options so they wouldn't have to fix things.Warming to people thinking about buying these homes as compared to the online pictures. Be VERY specific on every detail when ordering! They put light switches in messed up places. We have a small small second bath. It has 5 light switches and only god knows why. I had them install ceiling fans from the factory so it would be wired correctly. They do not wire light switches for fan operation. All the trim, blinds, cabinets, carpet, and construction is as cheap as they come. We can feel stiff that was left under the carpet when installed. The floor is wavy. They put scald arresters on bathtubs which means you cant take a hot bath. Not even a warm bath. They put a light switch in the master bedroom which is always lit that goe as rk the water heater. WHY??? Its directly above the breaker which does the same thing.No matter what your sales person tells you, they are still just trailers and are not "built like houses now days" . Not even close.

Been in the house 4 years and the roof leaks, walls throughout the house have cracks, ceiling trim has large gaps, pieces falling from ceiling. Insulation under house knowingly installed wrong, joists under house were cut ad not supported, flooring replaced and has bubbles and creases. The list goes on. The best house on the lot and it has been a huge mistake. Over 2 years into the lawsuit and we still don't know what state it will be going to trial in. Video everything. Search Youtube for videos.
