I highly recommend CalSpecInc. Because Vera was very thorough and professional, my tile man was replacing a cracked tile by the shower head and found a leak, we had him tear down the one wall by the shower head to find out if we had mold, the 2by4’s were rotted and we saw some black stains on the wood, we hired Vera to do a mold test and once she got the lab results back it was positive that we had mold, then Vera recommended I hire a mold remediation company and I hired Kings remediation and they came and sealed everything off and spent all day cleaning the mold a fumigated the bathroom for 24 hours, when they were done they advised me to do another mold test before I rebuild the shower to make sure the mold was removed, they recommended I use someone else which I did and and the test was negative, I was happy with their service but I have to say Vera was more thorough and tested all over the house and outside and documented everything with pictures. I also recommend to go through your home owner’s insurance because everything cost me about $15,000 and I could have probably saved a lot of money. Edwin

We had to reschedule our inspection four times due to builder delays, but Jerry was very understanding and was able to reschedule. The inspection report was very detailed and included color pictures with arrows highlighting the areas of concern with comments and recommendations. We particularly enjoyed the roof picture taken by Jerry's drone, which showed loose and displaced tiles. The inspection report will help get the builder to address our concerns. Strongly recommend getting an inspection prior to closing, so any problems can be corrected before move-in.

We had discoloration on the ceiling of one of our apartments and so we were really worried that there was mold growing in the ceiling. Cal spec came within a couple of days and with a couple of days more to get the results we were so happy to learn that we do not have mold but that possibly we have some areas of our roof that need to be patched. Their report was quite detailed and we appreciate all of their work.

Inspector arrived on time and was very professional and knowledgeable. Was impressed with how quick he was able to inspect the roof and under the house using a drone and rc vehicle. Technology rocks! He didn’t miss a thing and pointed out all the really good stuff he found too. It was nice to find out what needed to be fixed and to learn about the good aspects of the house. :-).
