Stayed here last week for a family vacation. The house was great, the kids loved the pool option, and it was thoughtfully equipped. Very short walk to private beach. The little downtown area is super cute and everywhere you turn is a photo background :)We also enjoyed the Farmer’s Market with the local artisans.

In the below review, I will attempt to detail all of the shortcomings of Moreland Cottage, and will be sharing this review on as many sites as I can find in an effort to save other vacationers from making this booking mistake with Rosemary Beach Cottage Rental Company.The title sums it up perfectly: This house is not renter ready. We arrived to Rosemary Beach on December 27th, 2023 and it was 40 degrees outside. For the first two days of our trip, there was no heat on the first floor (Master Bedroom, kitchen, living area). The temperature did not raise above 59 degrees these mornings. We had a three year old and a one year old with us who wore their winter coats to eat meals for two days. This, along with no wifi or service for Verizon carriers were by far the largest and most unacceptable shortcomings of the house.Worst was the unprofessionalism of the Rosemary Beach Cottage Rental Company's 'manager'. She not only never called us knowing this information for two days, but when she did call, it was to cover herself because we were waiting in her office to talk to her, acting as if she did not know we were there. Yes, wifi is not guaranteed in the contract, but if you know there will be issues, simple communication and care for the renters should be top priority. It is a shame that Rosemary Beach has become so commoditized that blatant disrespect for renters who spend thousands of dollars renting is acceptable. In this case, $6,000 total for our trip.In addition to no heat, wifi, or service, all lights on the first floor were inoperable. The only way to turn the lights off and on was with a breaker box in a second floor closet. The house sleeps 16 people, and there were 4 dinner plates left for us. Under each bed and piece of furniture was a compilation of dust that looked to have been there for months. We removed a chirping smoke detector on the third floor and not only found that it was also inoperable, but was covered with mold (the city will hear about this). The cushions on the banquet smelled like body odor. The garage door was inoperable and we had to manually lift it. The irrigation system sprayed water over the entire pool deck rather than the plants.We have been renting in Rosemary Beach for over 10 years, coming to the area for over 30 years, and have always had nothing but pleasant experiences. This trip was a complete failure on Rosemary Beach Cottage Rental's behalf. In a 7,000 square foot house that I spent $6,000 to stay in for 5 days, my family of four (two babies) stayed in one room so I could ensure that I could hear them (monitors did not work without wifi - there was no communication that it may not work) and that they were warm. Now knowing that they were breathing in months worth of dust, mold, and sleeping under a roof with inoperable smoke detectors makes me sick.I hope you all take this review seriously and make the necessary changes so that no renters experience such disgust by renting with you.

Let me begin by saying that I love Rosemary Beach and the 30A area! However, the Hemingway Carriage House we rented was not up to standards! There were so many issues, but the hardest to overlook was the condition of the sofa bed mattress that pulls out to be quite unlevel leaving you lying with your head at a decline. The best thing this rental had going for it is the proximity to the beach on the first row and 2nd house from the beach entrance! The carriage house has a view, but you wouldn't know it from the online photos found on Rosemary Beach Rentals.

Rosemary Beach is our favorite place to spend Christmas on Highway 30A! As locals we love strolling around town, attending their special events & visiting their merchants. Highly recommend renting a beach house here!

Walter's Cottage-- THE HOUSE YOU DON'T WANT TO CHOOSE! We could not have been more disappointed, or frankly, more disgusted. This was by no means a "luxury" home, and there is nothing "beautiful," "captivating," or "quaint" about it. From the moment we pulled up to the house and the garage door opener wouldn't work, we had an unsettled feeling. We had to let ourselves into a disheveled garage to manually push the wall button, which groaned, blinked, and barely worked. From there we walked into a very dated, grimy looking great room/kitchen. Although the house faces the beach, the windows were so cloudy they partially obscured and totally detracted from the view.The interior of the house felt like it was covered in decades of grimy film (in desperate need of a deep clean), and it was so unsettling we couldn't bear the idea of cooking and eating our meals there. The bathroom on the main floor smelled of mildew and actually had rotting wood (see photo). The upstairs (master) bathroom had bugs (see photo), and the trash can was literally falling apart (see photo). And what rental property does not have mattress covers?! This one. The bottom sheets on all 3 beds were placed directly on the mattress.The memory of our stay (last week) still makes me cringe. We considered leaving that first day-- but we had just driven 9 hours to get there. And the beach is truly beautiful.Clearly, this owner doesn't care about the property-- AND NEITHER SHOULD YOU! The fact that Rosemary Beach Cottage Rental Company continues to rent this house is a poor reflection on them, and suggests they don't have standards, they don't care about their reputation, and as long as they can get it, they'll continue to collect a premium for this sub-par property.I did rate this house one star-- for the location-- it faces the beach and the beach access is great.

This post is 100% about service, the properties are beautiful. Over two years into COVID, they are still making COVID excuses for their inability to provide basic customer service. They believe that a 7pm checkin should be acceptable to their guests and have even updated the fine print in their contract and point to this as their entitlement to take their time allowing guests to occupy the properties. Rosemary Beach Cottage Rental Company is failing in the area of taking care of their (and your guests if you are a property owner) guests. Property owners - you and your rental guests deserve better.

I would give this company a negative rating if they offered it. This is not a luxury rental company, I have dealt with some amazing luxury rental companies, this was not one. I would expect the Hope Cottage and Carriage House at $32,000.00 a week to have an AC system that worked in August. It did not it ruined our vacation. Upon disputing the charge with American Express, I discovered by this company's own statement that they knew there was a problem with the AC weeks before we arrived. I will never use this company again.

Paradise!! Rosemary Beach is now one of my top 3 favorite beaches in the world. Yes, the world!! I've been to many of FL Atlantic coast beaches and even in Valencia, Spain. but this place is so peaceful, serene, private, beautiful and perfect!

We love Rosemary Beach! Plentiful options for food that accommodate gluten free like Edwards, La Crema and Cowgirl Kitchen. Amazing coffee at Amavida and the beach is not overcrowded and always friendly. We can't wait to come back!

We just spent a week at Moondance Carriage House in Rosemary Beach and highly recommend it! Perfect place for two but it has a sleeper sofa and the bedroom is separate if your group is larger. Room darkening blinds in every room ensure you get great sleep. Well stocked kitchen makes eating in easy. We will be back!

Neither the dishwasher or oven work and after three phone calls still no repair person and no feedback from the office. What good is a turkey if you can’t cook it for Thanksgiving. House has not been well maintained-broken door handles, drains in tub and third floor toilet barely function.

Renter Beware!Future renters, be very aware of the problems with both the Five Star Cottage as well as the service you’ll be provided by the Rosemary Beach Cottage Agency! You’ll pay a premium price but receive less than premium service.My guests and I were on a working vacation in Rosemary beach. We rented the the Five Star cottage at a premium five figure price. After my experience with the rental agency and the cottage itself I wouldn’t give either a single star.Upon our arrival, we noted the absence of internet and therefore , bc the owners do not provide cable, we also had no tv. In order to have tv, the owners required we use our personal streaming services that also require internet. Future renters: can your business be conducted in a coffee shop with a free hot spot?Don’t forget we are on a working vacation—difficult to work in Florida at or Oklahoma and Texas companies without internet connectivity.When I contacted the RM Beach cottage rental agency, Rebecca told me they couldn’t repair the connection until Thursday, October 12– we arrived on the 7. She then suggested we find a free hotspot at a coffee shop and conduct our business there.Then I heard from Dominique, who must have thought I was cognitively limited as she told me no less than six times that our rental contract did not guarantee internet service. Frankly, I think internet and tv are basic services; particularly when one is paying premium prices.When I suggested they reduce our rental fee, I was told that would never happen. Later, Dominique told told me she would look at where she might be able to make some adjustments. When I called to inquire if she found anything, I was told she was gone for a week. Dominique and Rosemary Beach Cottage Rental Agency need to make this negative experience a more positive one by reducing our cottage cost.The condition of the Five Star cottage:- black mold in the master shower- The refrigerator did not make ice (a countertop ice maker was available-for what it was worth)- The sliding doors, leading to the balconies, were in disrepair and extremely difficult to openBetsy OHaraLisa Gallerano

Rosemary beach is Beautiful! We love it there so much. The Rosemary Beach Cottage Rental company however needs to teach their staff some hospitality manners, and also need to work on maintaining their properties better. I have never felt more unwelcome than the day I went to check in for my weekend rental. I get it everyone has bad days but in a hospitality setting fake it until you make it at the very least to make your guests feel welcomed. We will be back because we love Rosemary beach but I can only hope we get better treatment on our next vacation.

First time renter at Rosemary with the Cottage Rental Monopoly renting the Knoepp carriage house this week. Showed up last night to trash scattered throughout the place and piled in the garage from the last tenant. As well, a little visitor - a racoon - scurried out as we opened the garage door. Needless to say, the smell was not good and it rose with the warm air in the garage up thru the carriage house (the apt we rented) above the garage. We cleaned up the place, photographed the trash and called the emergency contact number on our reservation emails to be greeted by a rude answering service who selectively made notes of what we reported. We told them we couldnt stay in the unit, made reservations across the street at The Pearl and were told we'd hear from someone the next day. We did, I walked over to talk to the agency personally and was greeted with skepticism and a lack of any action whatsoever. Kind of a "oooooh, so sorry! never heard of this before, we're really great, but too bad" false politeness and promise to "follow up" asap (which never came). Needless to say, our first visit to Rosemary will be our last. The place here is so busy, so always oversold it wont matter, but if I were the Knoepp house owners, I'd be questioning what my property management's approach was such that customers leave with a bad taste that makes them not want to return. Companies as busy as this dont ever care about the single customer, just the "bell curve" trends of the majority. As well, in the day we live in, the "Trump effect" is making already-insensitive companies like this even more believing they can treat people however they like and, well, it just wont matter. I guess theyre right. Beware renting and be sure to expect no consolation of something goes wrong.

New Providence Carriage House—Upon first arrival, we were impressed with the Carriage house—we love the decor and its proximity to the beach and food, but that's where the magic ends for us. We couldn't help but notice how dirty the whole place was. There's black mold in the shower (ceiling and on some tile) and black mold on the AC vents. On our second day there, we found a roach on the bathroom floor. The front door lock is practically useless. We had to continuously "jimmy" the lock until it would finally close—this was a real inconvenience every time we left because we feared the door wouldn't stay shut with all our belongings inside. The floors were left ridiculously dirty to the point that they turned our feet black. The couch has stains all over it too. And to top it all off, we couldn't figure out why we were waking up with red welts on our legs and arms every day. This was our very first time in Rosemary Beach, and we had nothing but a great experience exploring and swimming in the water, but the condition of the Carriage house left us dreading our return each night. And seeing that the area is a luxury vacation spot, we expected better. On a positive note, it was super quiet, and we loved how close we were to Barrett Square, but next time we'll be booking different accommodations.

We had a lovely family vacation and Rosemary Beach Cottage Rental Company helped make it wonderful! Our original rental ended up having something happen to it, so we were upgraded to Ocean Escape Flat and it was a huge space (we are a family of 3, but it would be great for a large family). The rental was extremely clean and we had everything we needed (laundry, kitchen, plenty of bath towels, blankets, etc.). Check-in was easy, quick and informative. When emailing the rental company prior to our stay, responses were fast and helpful. We will be returning. Thank you for making our trip unforgettable!

We stayed at Aurora Beachy for spring break, and it was the best place we’ve rented yet in Rosemary. With a 5-year old and newborn, it was very convenient to access the beach and all of Rosemary’s amenities. The furnishings were clean and updated and all in working order. The condo was also quiet to outside noises.

If there was an option to give ZERO stars, I would. I worked at Bombora Surf and Sun this year. However, Rosemary Beach Cottage Rental Company and Bombora are ran by the same people. The owners don’t treat employees with basic respect or dignity at all. I worked there for 2 months before some bad things happened in my life. I got in a car accident, had to pay out of pocket for repairs and a rental, dealt with being homeless due to a toxic household issue, and still managed to come to work as scheduled. I only missed 3 total days besides my off days in my entire time working because of these things. I went above and beyond to make sure I made it to work. Even sleeping in my vehicle. My truck was stolen from me and I couldn’t get home, I had to call security and the police because it was domestic, and they fired me because of the profane language I used on the phone. Now who wouldn’t use profane language when their truck is stolen just after paying over a grand for repairs? The manager I had was very unprofessional, got onto me for answering important calls due to my accident and situation, but texted her ex on and off all day while working. Not to mention this manager was never on time or punctual. I had to wait for the doors to open for me almost every time I opened the store. I would not recommend working here.

I rented a cottage through another leasing company and they provided zero instructions on all the details needed to actually park, find the key and access the elevator etc. Dominque at Rosemary Beach Cottage Rental was onsite and volunteered to help us - she spent 30 minutes after hours on a Saturday evening to help us figure out where to park, searching for our hidden lockbox, and giving us a map and directions etc and make sure we were okay… even though we were not her guests. Her coworker was also exceptionally kind and did everything she could to help us figure out what to do. We will be back to Rosemary Beach and I will never lease through anyone else. Kindness and compassion goes a long way!!! Customer service exemplified.

I just resigned from my position with Rosemary Beach CRC after four incredible years in order to stay home with my little one. I read another review from a disgruntled employee (who broke several rules and behaved extremely unprofessionally in front of guests) and I felt that I needed to share my experience. I can honestly say that working for this company has made me a better person. I have learned SO much from the leadership team here and I am so thankful!During my time with CRC, I was involved in a terrible car accident that left me unable to work for 3 months. The company took care of me and my family through this. They threw an INCREDIBLE baby shower for me while I was expecting. Whenever I was sick or struggling outside of work, my boss was there for me. She checked on me regularly and went above and beyond to make sure that I felt supported and cared for.To succeed in this company you simply need to show up and actually care about your job and the people you work with. This company functions as a team, and they expect everyone to behave as such. You have to have an open mind and a desire to better yourself. Is it hard work? Yes. But so worth it. This is the first job I’ve ever had where I was actually happy to come to work every day. I looked forward to learning from my boss and seeing my coworkers. I truly loved working here and I’m so sad to say goodbye to this incredible work family.Thank you so much RBCRC ❤️

This was our first trip to Rosemary and we loved it. We loved that we could walk everywhere and we got bikes. My husband had an architectural background and loved the houses. We are from Beaufort- a coast town in SC and home to Habersham - a development by the same people who developed Rosemary and Seaside. This was my first time seeing such beautiful, clear water. As far as the cottage- we were disappointed to find out we didn’t have pool access after being told we would. And the cottage itself- Sand Del Mar - was ok. When booking I guess we didn’t realize just how small it was- and for being such a nice area we didn’t even have a bedspread. Instead the bed had two sheets on it. We will be back but probably not to this cottage.

We have been to Rosemary Beach for vacation since 2012. Every time we have booked through Rosemary Beach Cottage Rentals. I have always been very pleased with the customer service we received before, during, and after. The agents were very pleasant and very accommodating, answering all questions, making every effort to meet the many different needs of three families, this last time, very close to Thanksgiving.We have always been able to see exactly what we were renting from the pictures online, and if I had any question it was answered promptly. This last visit at thanksgiving, Roxanne was very patient and helpful with the many phone calls answering all of our questions we thought to ask prior to arrival. Only once in 2014 our dryer wasn’t working and when I called, a maintenance man was there within an hour to fix it. It wasn’t even broken, it was just a very high tech model I had never seen! Properties are individually updated, renovated, and renovated by the individual owners. It is nice that Rosemary Beach Cottage Rental Company will tell you this, both verbally and in writing( electronically) before you book, so you have a chance to ask all questions. I have found that homes are constantly being updated so I generally ask before I book, and they do an excellent job communicating.It was because of their friendly service, beautiful houses, and excellent amenities staff who also answered many questions, that we decided to become permanent residents. I am very picky about customer service. I will drive past a place that is rude to buy from a place that is nice.Thank you for the wonderful house this Thanksgiving and all your work to make it happen!

I love renting from RBR!! Wonderful accommodations and customer service. However, pay attention to the cancellation policy. You have 48 hours to cancel or even modify — or you will lose your deposit. We wanted to reschedule a trip (asking about a month after booking and about six months before the trip) and, unless we rebooked in the same season, would lose $1k+. 30A Escapes doesn’t have this policy, fyi!!!

Absolutely awful. If I could leave no stars I would.RB is a charming beach town, but this rental company is not the way to go. Our cottage house was filthy. There was sand on the floors and furniture, dead bugs in the corners and a roach crawling around the bathroom AND no wifi! I can deal with no wifi especially with vacationing on the beach, but with the prices they charge they could at least have the place cleaned thouroughly. We checked out 2 days early and were told our insurance would be refunded as we did not expecet a refund on the days we paid to stay, but they have since turned around and said they will not refund anything at all after keeping me on hold for way too long. BOOK A HOTEL or go through Air BNB!

This isn't so much a reflection on the rental company as it is on the owner of the house. We have been visiting Rosemary for almost 10 years now and usually love it, however the House on Wiggle Ln was pretty bad 👎.There was mold growing in the showers, stained/dirty furniture you'd find in a yard sale, bugs (roaches in the kitchen), kitchen floor extra dirty etc....Upon making the reservation I did ask to see if this property would make an exception for pet friendly..after asking the owner she said that would be fine. Well, we get a phone call after we check.in that they notice we have a pet and that I will have to board the dog. Never did the rental company ask if I got permission or any other question about the situation. The lady told me that is what is going to happen. Long story short..I said that I did get permission and it should be on record. After a fee hours that call back and say I see now that you did get permission..no I'm sorry for the confusion etc...Not much of a restful vacation.So not only is this location/house nasty they are also rude in my opinion. I rarely leave a negative review but this one definitely ranks up there with some of the best.. wow..just beware of the 75 Wiggle Ln House. Like I said our experience with all the other locations have been great with this one being the exception.

Edit: The company responds to bad reviews faster than actual phone calls, that tells you all you need to know. (they actually never responded to a message left at their number).WARNING, homes will not be ready until 7PM (intentionally by the company) and will not be completely cleaned. Transhcan left full of diapers. Outside patio left uncleaned. Contacted the front office multiple times and received no response at the end. WiFi in the rental property was non-existent. Checkout times are 10am. Somehow that entire 9 hour window is needed to only partially clean a house. Sanitary concerns everywhere. Great location, though. Skip this company and just use VRBO/Airbnb for ~$300/night. That's all their properties are worth.

My family and I look forward to visiting Rosemary every year. This year was a little different with the whole Covid issue, however, we were not disappointed with the Rosemary Beach Cottage Rental Company. Check-in ran a little later but we received that same great service we’ve come to expect. The home was clean and well appointed. As usual, the staff was amazing and went out of their way to be accommodating. We can’t wait to come back next year.

The good:The community is very well designed and it feels like you're in a bubble. The bikes are a nice amenity. Appliances worked. Air conditions worked. Community felt safe.The bad:We stayed at the Hemingway cottage this fall. The house appears very nice, but lacks any sort of soundproofing. We could hear each other through walls and through the floors, which was very difficult with kids.They had extra pillows in the closets, but no extra pillow cases. Themattress in the lower right bedroom was well past its life span.The guest bedrooms downstairs were so small they did not have any furniture for clothes.The 2nd floor (which is the main living area) does not have a beach view, only a water view. The dune blocks the beach view, so only the 3rd floor master bedroom has a beach view.The beach was covered in horseflies, and on the Monday we were on the beach the trash cans were overflowing with trash around them. The guys renting umbrellas were no where to be seen with a large line waiting for them to return.Lastly, we left a baby monitor in the house and called a few hours after check out. The desk agent I spoke with was little to no help but said she would check with housekeeping... of course I never received any call back.I wouldn't normally leave a negative review, but after paying the steep rates and staying for close to a week they did not even have the courtesy to even follow up on an item we left in the house.
