Very small living area compared to pics online makes it look bigger...much. The carpet in master is disgusting, I wouldn't even walk on it if I didnt have to and is icky. Looks new in pics. 2 dish detergent tabs? Not enough. Wifi code not working, bike code not working. Called and no response. Called for Tpaper at 9am , it never showed. Called again at 1pm. Elevators need a cleaning they,re gross. The money spent doesnt warrant the condo. The Pool is nice and the condo has nice furnishingsbut carpet needs replacement asap.Sorry, but hope this only helps you.

We love this property. Resort style pool and great weight room. Roof top bar during season and on-site bar/restaurant is awesome! Right in the middle of everything you need for a great vacation! Check out unit #346!Rooms: Very nice and spacious. Huge bathrooms and comfortable beds! Balcony’s are great!Nearby activities: Beach, biking, dining, shopping!Walkability: Walk or ride bikes to Rosemary Beach, Alys Beach and more. New shopping and dining just across the street.Food & drinks: Tons of options for food and beverage. Gets busy so prepare for wait time, but worth it!

Renter beware! I booked several rooms here for a trip with a group of family and friends. Paid over $11,000. There was construction happening in the unit above us and the sprinkler system was activated. Water poured through the ceiling into our unit, completely drenching all of our food and personal belongings. I was traveling with my three young toddlers who were napping at the time. Multiple inches of water flooded the entire unit. Everything was destroyed. This happened in two of the four units I rented and 11 people were displaced. During the catastrophe, we were assured that the facility would take care of us and replace any broken or damaged belongings etc. Since that time, I have been trying to contact this facility and have been mostly ignored completely and then offered $50 refund on an $11,000 reservation. This was a huge disruption to our stay, and then cost us a significant amount of money. Once they have your money, you are not getting any customer service whatsoever, even while standing in 3 inches of water while your children are crying with water pouring into your suitcase. See video I’ve attached.Safety: Not safe. Under construction.

The 3 bedroom condo was nice and clean but I would not recommend if you are looking for a beach style resort. You have a 10 minute walk on a busy road to the closest public access to the beach which is a tiny patch of beach 10 yards wide. Otherwise, you will need to pack up your car and drive to another area We were told a developer just bought a large area and has now restricted it. The pool is ok but don’t expect any privacy as they have a restaurant on the ground floor with a large outdoor dining area 10 feet from the pool area. You will have 50 people staring at you as they eat their meals.

We think this place and the rooms are amazing! But when we got there, our entry code was wrong and we weren’t able to check in. They are doing remote check in now so there is no one there to help you! It was very frustrating from a long day of traveling and getting there and not being able to get into our room. We then weren’t able to get our bikes that came with our room and it took us about 2-4 days to get them. We still didn’t end up getting them! We were very frustrated with this.

DO NOT STAY HERE! We visited for the first time back in 2018, and everything was perfect. We assumed it would still be amazing this trip and WE WERE WRONG!!! We walked in to the most horrific smell (never could figure out if it was the mold or from pest control). Both were a possibilty as mold and bugs seem to have been an issue. We had to go to Publix and spend about $75 on air fresheners just to make it tolerable. The floors were disgusting with crumbs and hair everywhere. I had to vacuum as soon as we got there. When we walked on the floors in socks our feet would turn black. There was mold around the light fixtures and wall outlets. There was also mold in the kitchen drawers (including the wooden spoon) and underneath the bathroom cabinets (the towels and extra toilet paper under there were moist). There was so much moisture in the unit that the dryer had condensation all in it (took several paper towels to wipe it out) and the dryer filter was rusted. All of these issues were brought to the attention of the front desk and they literally did nothing but act like this was new information to them. However, I could tell that the second lady on the phone at the front desk was hearing the exact same complaints from someone else. The complex also no longer offers transportation to the beach and getting towels for the pool was almost impossible. Also, the cushions on the outdoor furniture by the pool were equally as disgusting as the inside of the unit.We cut our trip short and went home becuase it was so disappointing. This property is under new management from the first time we stayed here, and they have definitely let the place go and become rundown!!!

The best part about this place is amount of space in the condo…plenty of room for a family of 5. However just about everything else made The Pointe far from worth the money. One trash bag, one roll of paper towels, only 2 chairs per unit (when told first come first serve), and 2 beach towels available per unit each day all for a family 5 people. The Pointe online looks very resort-like, but not much about it mimicked the accommodations of a resort. Plan to have your own chairs, towels, and lodging supplies during your stay. At that point it would be much more worth your money to rent a house in the Rosemary private neighborhood.

We rented this place through Airbnb. We had high hopes that this place would be perfect after seeing the photos of the condo and condo space. We liked the resort feeling it gave through the photos. We stayed in 322, which was a two-bedroom two bath. Upon opening the front door, we were greeted with a strong chemical smell, just like some of the other reviews mentioned in their reviews. It also smelled of smoke and mold. The smell followed us home as it permeated all of our clothes, my pillow, and my laptop. I can smell it still as I type this review. The master closet had four hangers inside. Not enough for two people. I noticed that the walls had been scratched up or had some black marks on them. The light switch in the master bathroom toilet area had what appeared to be pink lipstick – but when I tried to wipe it off, it appeared it was permanent. The carpets in the bedrooms had stains on them; you could tell this condo needed some TLC and a magic eraser to the walls. The air filter appeared not to have been changed for a while. Dust was all over it inside the hallway closet. The vent to that was also very dusty. The master bed was very hard and comfortable. The tv in the bedroom would turn the channel by itself often while watching a movie. Our balcony furniture needed a good scrub down, and the balcony needed to be swept. Sand and dirt were all over, and I had to wear shoes when I wanted to go out on it.Another reason we booked this place was that they had a Peloton in the gym. We are huge fans and have one at home. My husband went to ride it, and the screen would not show him his speed or cadence. The bike worked where he could pedal, but something was wrong with the screen or computer. The gym also needed some caring for. It is not a bad place just needs some TLC to make it a 4-star place. What we did like was the pool area. It was very nice and quiet. Not too many people there during our stay, which was nice. We enjoyed Big Bad Breakfast a few times, and it was very convenient to have breakfast when you did not want to find breakfast. The bikes were fun to use, but as some said, they are old, rusty, seem to collect outside the entrance, and are not cleaned up when people leave. The rooftop was open, but no bar to get drinks. It was BYOB!It is a shame that a place with such promise is going downhill, and the small details are being overlooked. I am sure that when this place first opened, it was very nice and modern, but the upkeep of things has gone by the wayside. Everything white is now brown due to the Florida weather and just being outside. The whole place needs a good power wash and some deep cleaning. With how much we paid, we can pay to stay in something closer to the beach. We won’t be back to The Pointe.

What a disappointment to have to review negatively what should have been a beautiful and rewarding building. The location and building were nice, but the room had a very strong overwhelming smell of smoke and mold, mixed with musty dust, which is probably a result of the fact that there was no air filter in the return air! This is what keeps the air clean! Also, the AC was inconsistent and overpoweringly cold in one room, while the smell permeated all your clothes and when you got home you had to wash everything; the smell gave you an allergic reaction, for a 3-star hotel that's expensive this is unacceptable. Not to mention the fact that the bikes are old and unkept up and had grease on the seat that got into our clothes as well as being wet. The hotel bar on the roof was closed even though we were told it was open...we were not given any explanation in detail or print out of all the amenities; the batteries were dead in the remote control in one of the rooms as well as the fireplace remote, which was not explained/lacked instructions and was confusing. The light in our mini pool outside also did not work, and had black stains on the inside of it, and one yard to one room had no landscaping whatsoever--it was a concrete slab. The light on the microwave illuminating the burners did not work. And last but certainly not least, the towels were very cheap and extremely rough and scratchy. Also the number of bikes for the guests far outstripped anywhere to keep the bikes so they were packed all over the entrances to the building.

We jus got back from The Pointe this week after staying in a 2 bedroom unit. The units themselves are lovely but now beginning to show a little wear. This was our second stay. Last one was a couple of years ago. The unit itself has a very odd odor that gets into everything. All clothes taken had to be washed whether they were worn or not. It's nauseating and may be from cleaning solution used. There were 2 couples in our unit. Our room came with a whopping 4 towels and 3 washcloths for 2 adults for 7 days! Not anywhere near enough. We also were provided with 1 roll of toilet paper, again no where near enough. Our cosset had a total of 5 hangers. Again for a 7 night/8 day stay not close to being enough. With that said, when I called the front desk they brought more of each. The service from phone call to arrival at the rooms was 30 - 40 minutes. Don't know if they were short staffed or not but it was slow.We ate breakfast one morning at Big Bad Breakfast and it was tasty. Waited for an hour to be seated and the food took 1 hour and 10 minutes to arrive. Ridiculous for breakfast food. Waiter had warned us they had a "newbie" in the kitchen and it certainly proved true. They were out of items on the menu as well. That may be a function of supply chain but hard to believe grits are in high demand. Manager came over to apologize for the ridiculously slow service but made no offer of a discount or a free item. The pool was so warm it was miserable. I never saw a single person clean it or add chemicals. As a result 10 of 12 children contracted swimmers ear and had to go to Urgent Care. We put in a call to management to address but our call was never returned. The beach was about an 8 minute walk which is not bad, however before they had a shuttle service that made it more convenient to travel with colors, chairs and umbrellas. Too bad this was discontinued.Overall this is a nice resort but the management of the Pointe seems to be slipping and at 5600.00.week that's not something you would expect. I won't return again.

This was a great place to stay - right on the very edge of Rosemary Beach (in Inlet Beach) and next door to the Tennis Courts. 5 minute walk to the beach - SUCH a great location. The units are VERY nice (we had the 8 person unit) and bedrooms were incredibly spacious. The only thing the units don't offer is a view, but the open rooftop is a nice view and you can have dinner up there or hang out there. The pool is very relaxing and the staff was incredibly attentive and personal. This is a great place to stay if you have a family/group of 4-8 people.

Deferred maintenance, flooring issues, plumbing issues, air and water filter alerts showing, hot tub not working, cleaners walked in on us prior to the contractual end of our stay. Not as advertised. The management staff, to their credit, were kind and patient. At the end of the day, a poorly maintained property with half-hearted maintenance and cleaning. The management staff did the best they could given the circumstances they're working with at this disappointing property.

Pool water is FREEZING lots of road noise from the 4th floor units as it’s on the corner of a busy highway. No kids could use the pool. Front desk said they keep it ice cold since it’s Florida. It’s only 75 today outside, pool is about 50 degrees lol. We gave up.Units are not clean, they do not clean the floors! We stay in Seacrest and Rosemary annual, much better spots.

The property was in a good location. Although it was not Rosemary beach. We were only a few min away by car. I reserved a 2 bdrm unit but we received a 3 bdrm. The extra space was great. The property is nice overall but a bit small. We received 2 beach chairs, 2 bikes and free movie rental with our stay. Our unit had a very strong pest control smell. This was concerning because I had my infant with us. Her nose ran the entire time. I believe it was because of the strong chemical smell. Now back home, I can still.smell the chemicals in all of our clothing. The beds are hard as a rock, and the bedding is quite thin. I tried boiling some water to sterilize my baby's bottles. There was white residue caused by the boiling....yuck.

The Pointe is located at the beginning of 30a. It is located right next to Rosemary Beach. I liked my stay but it did have its problems. First I’ll state the good. It includes 2 beach chairs on Inlet Beach and it also includes 2 bikes you can rent on site in the back of the complex. I loved how modern everything looked. It has washer and dryer as well as movies you can rent from the lobby. Now for the cons. I stayed a week at The Pointe and I am back and still today my clothes smell heavily of pest control. The smell is over powering. They have a roach issue because I found 4 in my room. I do have to say they took care of it quick and didn’t see them again. Pest control came right away but I still think nobody should encounter this on their vacation. Also my room looked clean and didn’t encounter problems with the room. Also check out the roof top for some amazing views!

I am going to give this property 5 stars because it checks most of the boxes I look for in a beach rental. The location is very convenient to so many things and right on 98 so it's easy to hop in any direction. Beach chairs are provided at the public access which is a short drive ( I wouldn't recommend walking and took more than I could bike with). Bikes are included and the company is on-site. The pool is beautiful and spacious. Nice TV room. Cool rooftop! The staff was courteous and helpful. I also really liked that there are multiple room configurations. We stayed in a hotel style room which is hard to find in the 30A area. I do wish there was at least a mini fridge in this unit however. Another suggestion for the property - the mattress was super uncomfortable and the bedding was not great. This is one factor that could make me reconsider a future stay. An upgrade I would recommend next go around. I'm not sure anyone would find that bed comfortable and have noticed other reviews to the same effect. There is a breakfast restaurant on site. The food we had was good, but it was very pricey and we found the service to be slow (the is not the property's fault though). But it's great to have a convenient option. Hard to compete with the Donut Hole across the street though! Overall we really loved this property and will definitely look here when planning future stays! We just might bring a mattress topper!

The Pointe is a gorgeously appointed hotel + rooftop bar - perfect for classy adventures, weddings, or romantic dates. They have an elegant pool with palm trees, clean and refined rooms, and the venue is minutes away from delicious local cuisine! We have photographed several weddings here, the staff does an outstanding job - they took care of every detail. Everyone working on the wedding had a great attitude and acted professionally. It was a pleasure to photograph here. Also, the Pointe is a little off the beach, but this is not a bad thing! It gives guests the chance to slip away to a little privacy and solitude - away from the bustling crowds on the beaches. We love it here. Can't wait to work again in this gorgeous venue.Live Free Photography

We just visited for the 4th of July week and the location was great! However our master bathtoilet room was covered in mold. The smell was terribly strong. After we complained they did send someone in to clean it. The carpet was stained and the kitchen floors had not been swept or mopped. The staff was very nice . The bikes, DVD’s, and chairs by the beach were nice. We don’t mind spending a premium, but would expect it to be clean.

I could have given it 5 stars. It's beautiful here with great staff and amenities: comp bikes, pool towels, roof top lounge and beach area perksWe didn't leave a tip for the cleaning crew. Here is the reason why I didn't feel the cleaning staff deserve any gratuity. Our unit had bug problems. First night when we arrived; we battled cockroaches. Upon entering the unit, I had to kill a very large one in the foyer. Alive and dead roaches in the shower, kitchen floor & counter and crawling on baseboards. On the second night; we dealt with ants. The carpet had food crumbs all over it, especially around the left side, next to the window by the TV in the living room (vacuumed about 50 ants). We spent a good deal of time during our stay cleaning and washing every square inch of the place (total of 3-4 hours between the 4 of us - 14-15 man hours). We cleaned the floors with used hand towels and they were filthy. I had to wash them using the sanitize cycle in the washer. I'm glad we packed extra laundry detergents. On the other hand, the front desk staff, maintenance and the security guard on duty who helped us check in, were awesome. The maintenance was beyond quick in getting a missing microwave part replaced.

This property looks beautiful online, but be weary, Upon arrival, a property repair man met us at the door due to a broken tv. Our internet has never worked properly in the 3 days we have been here. Our condo is directly above the the restaurant and it is very noisy. Additionally, the stairwell ends at the entrance of the restaurant's service door, which smells like rotten food. None of the beds have adequate bedding. There is just a top sheet...no comforter! One bedroom was missing a nightstand. The carpets are stained throughout. The coffee maker in a 3 bedroom condo is a mini coffee maker the makes 3 cups. The floor is sagging in our kitchen, which is most likely structural. Some of our outdoor furniture has cushions on the chairs...some do not. All of the pictures online show beautiful throw pillows on the couch and beds...none of this exists. This property could be really nice but clearly there is a management problem. I would not recommend staying here.

When we booked the hotel we were never told that the property is under major construction. We could not sit on our balcony or in our room (on the fourth floor) because the workers were literally demolishing the rooms across from us. I called the front desk on Friday afternoon after we checked in and were told that the workers will be done at 5pm. Early the next morning (Saturday) the workers were back at it...even on Sunday. I would never recommend or ever stay at the property again. The staff at the hotel were very nice but they could not do anything about it.

Beautiful place, friendly welcoming helpful staff that went overboard to make it pleasant. I could not believe all of the accommodations included, no need to go anywhere else, everything you could possibly need at your fingertips. Excellent in every way! The restaurant is owned by an award winning James Beard chef and the food is fantastic. Will definitely return.

First class condo resort in one of my favorite beach communities in the Southeast - Rosemary Beach. Loved the resort-style pool - reminded me of some places we have stayed at in the Caribbean. Walk to the beach and some great restaurants. We went down on a couples trip and this was perfect for two couples to stay together which cost us less than a house or booking two hotel rooms. This will be my new go-to in the area.

Everything we took smells like smoke. When we went there I thought the room smelled like smoke but we were outdoors most of the time. Just got home and unpacked and all of our luggage, clothes, shoes, purses smell like smoke and we don’t smoke! The staff is sweet and the breakfast joint downstairs is amazing. Hence the two stars for them

We chose to stay at the Pointe because it was new. Our condo was beautiful and spacious. However in our bathroom the toilet room ceiling was covered with mildew! The smell was very strong . We don't mind paying the high price to stay in a nice clean condo. But very disappointing to see and smell mildew. We did not enjoy our room.

We absolutely love the vibe and aesthetic of this condo style resort. It's like it's own little oasis in a really cool location by Inlet Beach. They shuttle you in style to your ready for you beach setup! Pool and grill area are spot on as well!

It used to be our favorite place to stay but now they don’t rent one bedrooms anymore, only two bedroom units and larger. Renting a two bedroom for two is stupid so we won’t be staying here anymore unfortunately. In addition as another reviewer mentioned, there’s a strong insecticide smell that last time we stayed there. It’s too bad this place was purchased and being run by a new company as it’s gone downhill since then.
