Lived in a studio apartment with them for almost a year, an incredible experience. Never faced any issues. They were respectful throughout the time, very responsive, and helpful. Had to call maintenance with even minor issues (didn't even know how to open my window which was a newer type for me lol) and they came over within a day or two. I wish I could live longer with them and wouldn't choose any other property management company as long as I am here. Walked me through the steps of subleasing as well! Jade Green and the team are, in a word, exemplary.

I visited UIUC and my friends live here. The rooms are spacious with all the necessities. The only thing missing is a true dining table, but that’s not extremely necessary. The outside area inside is an interesting play on apartment living; I don’t really know if I like it or not. Overall, the place I stayed at was the most spacious apartment I saw at UIUC.

401 E Chalmers was a ok building. Lived there for 1 year. Mails and packages were not secured. Took me days to track down packages if not missing or stolen. Management didn’t do walk thru after I cleaned for a whole day. Then they only returned a portion of the first month security deposit claiming the studio needs cleaning. I had that place so clean they are ripping me off. Don’t get fool like I did. If I knew they were going to keep my deposit I wouldn’t bother cleaning!!

My son lived at 505 E Clark. At the end of his lease I cleaned the studio apartment thoroughly and left it cleaner than when he arrived. JSM ripped me off and charged $250 for cleaning the apartment and carpet. I cleaned the apartment myself and 100% left it clean and in better shape than when he checked in. What rights do I have? JSM invoice indicates that 4.68 hours were spent cleaning the apartment. This is impossible and will look into my rights as a renter. JSM is not to be trusted. I would appreciate a reply from JSM management.

It has been a little over a year since I have been living at JSM and imo the service just keeps getting worse. I have called numerous times about various things (e.g. people coming into my apartment without warning, my parking lease, etc.) and I am (not always but commonly) met with a rude and quite condescending response.Some of my issues have been:- People entering my complex without a 24 hour notice (many of the instances were for bug spraying services. I was falsely told I received a packet alerting me of their schedule during my move in but I did not).- When originally moving in, I was supposed to receive a form within 72 hours where I could report any breaks or issues with my complex. When I did not receive said form in that time frame, I called asking about it. They told me it was my fault I didn't call sooner and that I would no longer be able to report any issues.- There were a handful of times when the garage door where my car was parked was broken and would not open. I had to find alternative options on short notice in return to get groceries, get to class, etc. When I called for it to be fixed, I waited a week before I had to call again because no one had been out to look at it. The second time I called, I asked to be emailed when it was fixed - I never received an email.There have been a few more instances but these seemed the most relevant. If I could go back in time I would not have signed for another year. Hopefully my feedback can be a motivator for improvement.

Very nice setup for a first apartment but could use some fresh paint and hardware maintenance. It’s fully furnaced which includes a nice LCD television. It’s very close to 5 stars!

Before renting from JSM realize that it is guaranteed that you will lose some of your deposit.  They use contract cleaning crews, and those crews are going to say they spend several hours cleaning whether it needs it or not.  I left my apartment cleaner than when I rented- it wasn’t even close.  They will charge for carpet cleaning every single time, and there is nothing that you can do about it.  JSM is not really at fault here- they HAVE to hire contractors to get through the mayhem of switchover in August.  The contractors know this and will gladly charge for what cannot be verified.  Just don’t be surprised when it happens.  Oh, and when you are cleaning out and you notice that several of your neighbors doors still have the checkout process and key envelopes taped to their doors, and that they have no intention of even trying to clean anything, just remember that whatever they take out of your deposit is helping those cleaning crews cover the extra hours they need to clean out the slacker’s apartments.  Yep- life isn’t fair.  Get used to it.Otherwise the apartment was nice, safe and well maintained. No one paid attention to the No Smoking and No Pets rules, and no one seemed to care.

Zero stars! Current residents- don't bank on getting your security deposit back, they will scam you with fraudulent cleaning charges. Take photos and document to try to protect yourselves.

I've lived with JSM for 2 years (2019-2021). I don't know if there has been a change of management or what but they seem to have improved a lot in that time. Originally, I wasn''t thrilled with them because our apartment was very dirty when we moved in in 2019 and cleaning it was a pain. However my new apartment in (fall 2020) was super clean. Maintenance is super fast, and they send people to clean the buildings pretty often which is nice. they even clean up the outside of the buildings pretty frequently. They're pretty easy to get a hold of and pretty reasonable and quick to respond when issues have come up (w neighbors, random stuff etc). Overall I would recommend

I have been renting from JSM for about 4 years now. At first I really enjoyed living in my apartment and my experience with JSM, but in the past year or so, management, maintenance, and etc have all diminished in quality. It was one thing when I could hear my next door neighbors every once in a while through my walls and my upstairs neighbors every single time they took a step. In the past weeks to year I have had to deal with putrid smelling common areas, loud neighbors playing music until 3am to the point I had to call the cops, fly and maggot infestation in the neighboring apartment that ended up affecting my unit, and my apartment door being left unlocked multiple times by JSM employees or maintenance when they came into my apartment to fix something. At this point, I am just frustrated and annoyed. I also just feel that if I called and complained that nothing would change. I have tried calling in the past and been disappointed with their response.

Jsm is absolutely amazing, yes they are a little pricey, but their price makes up in amenities, living conditions and helping staff. I had an issue that was completely my fault on my end and when I didn’t know if I could fix it I called them and they were beyond helpful. They are so kind and helpful unlike any other leasing company for students.

I was a tenant of JSM from 2016 to 2018 while attending school at The University of Illinois. My renting experience through them was superb. However, the reason for my review goes way past that.This is an organization that truly cares. Recently, an online holiday gift that I ordered for my fiancée was erroneously delivered to my old JSM apartment - 3 years after I had moved out.I thought it was a lost cause when JSM called me out of the blue and told me they had received the package and would like to help return it to me! Corey, and the rest of the JSM staff worked diligently to ship the package to me 1500 miles away.This included multiple phone calls of coordination and a trip to the post office by one of their representatives on my behalf.I was blown away by their willingness to help and their generosity of their time.

They deducted unfair, incorrect and useless charges from my deposit despite me cleaning the full house properly. For example, the bedrooms had a carpeted floor and they said don't clean it coz we'll clean it anyway and already charged like 90$ for that. Then during the inspection they add extra charge for it saying they cleaned the carpet floor and took additional money for it!Daylight robbery! I give them 2 stars only because their maintenance was usually good. Though one winter they took their own sweet time to fix my heater, I was freezing and had to go stay at my boyfriend's house. And once the main entrance door keyhole froze and I couldn't open the door and my key got stuck to it, and they said they'll charge me extra for a key which got stuck because they didn't maintain the door properly!

Small apartment but nice building and convenient location. I thought they were a great company to work with UNTIL it came time for them to refund your security deposit. 3 of us spent 3 hours scrubbing the apartment from top to bottom following their check out list. Nothing was left dirty!! But instead of doing a walk through with you they send your security deposit a month later and charge you for cleaning services that were done before we turned in the keys. I have managed apartment and rental properties for years and I know what I am doing. I also know the company is responsible for painting, cleaning carpets and furniture before they can rent it out again. But that is the responsibility of the apartment complex and not the tenant. I was charged for the carpet cleaning (no stains or spots) and 6 hours of cleaning time at $25 an hour for a total of $260 not refunded to me. The apartment wasn’t big enough to require 6 hours of cleaning when it was left spotless. I am so angry and it is about the principle not even the money. I could of left the apartment filthy for the same amount of money. I will contact the company directly but I will also tell everyone I know not to rent from JSM. Not only are they overpriced but they are poorly run if they do not understand what the company is responsible for vs the tenant. No one would rent an apartment that has not been professionally cleaned and painted and that is the responsibility of JSM.

Thank you!!!TWO MONTH UPDATE: When I was moving out of my apartment, I accidentally left an item of mine in the apartment. Not knowing what to do, I called the leasing office and spoke with Wiktoria, who was very generous with her time in the effort to track the item down. I was humbled that she would spend 10-15 minutes of her time making phone calls and trying to help. Thanks a lot. 😊

I sent a request from my Dr. to JSM for an Emotional Support Animal and the process was smooth and the staff was helpful. However, the reviews about the security deposits worry me...

Customers only gives reviews when they are annoyed so I'm here to balance haha. I lived in JSM for 2 years, and my property was sold to smile student living this Spring. Fortunately, I did not encounter too many problems during my living.The maintenance requests were resolved very quickly, and the agents are polite and helpful. I'm glad to live with JSM but was sold =(Anyway it's a good company to stay with !!

Summary: Make sure to move in as soon as you can in the morning and check the apartment is clean before moving your stuff in. They'll clean it and take care of maintenance before you move in then.I've lived for JSM for 2 years already and this will be the third. Overall, the experience hasn't been bad. Most of the staff is friendly and nice. The maintenance is pretty quick and those guys do whatever they can to make sure the issue is sorted out.That being said I moved into an apartment this year that appeared to have not been cleaned thoroughly at all before move in (spot cleaned at best). Since I moved in towards the end of the office day, I wasn't able to tell them about the issue until the next day. I choose not to move my stuff in that night, because it would have been harder to clean but also because I didn't want to move my stuff into a dirty apartment. So, to the manager at JSM who told me it was my choice not to move in, you're correct, I have standards and don't want to move into a dirty place, especially knowing I have and will be paying cleaning fees at the end of the lease.They did clean it the next afternoon, but you should know that the cleaning money they take from you doesn't appear to be used very well. I wasted a lot of time waiting for it to get clean as well, so don't make the same mistake of expecting your apartment to be clean when you move in.A big thank you to the lady who came and cleaned the apartment.

The staff here is so sweet and helpful, I went on few tours with Victoria and she really went out of her way to help me analyze the features to determine which properties would be worth seeing. She was so so so friendly on the tours. The prices are definitely pretty high though 😬😬

The good: Their locations are often top quality, the apartments are generally very well maintained, their maintenance is super responsive, and the apartments are nice in general.The bad: Their apartments are definitely on the pricier side and generally smaller than you'd like - it's hard to host friends unless you have at least a 3 bedroom apartment. Additionally, they will get you with charges such as late fee charges for extra costs about which they do a poor job of notifying you and also some very wrong charges to your security deposit. I left my apartment cleaner than when I moved in, yet still had some wack charges to my security deposit

I have had different experiences working with JSM. The first time we went to sign our lease they were very rude and unhelpful. They were training some new employees so that was probably the cause of the delay but regardless those helping us were needlessly rude to the questions that we had.On our second visit we actually had a friend behind the counter and the service was much better. Although I did notice that some people were forgotten about and had to remind those behind the counter that they were, indeed, still there.Overall, I think the services their apartments offer are very nice but the customer service could use some work.

Leasing reputation was my #1 consideration when finding a place to live. A beautiful apartment with terrible service is unacceptable to me. That's why I chose JSM. Yes, they tend to be more expensive, yes they have a reputation of scamming you on the deposit, but man their apartments are well maintained and their service is prompt and effective, usually within 24 hrs! You get what you pay for, and in this case, a cozy, well maintained apartment experience.

JSM is a great company. The employees give great tours of the apartment complex, and they are really nice. Oscar gave us a tour of the apartments on 3rd and Clark. He was very patient even though some of our apartment mates were late. He also explained the leasing contract very clearly. JSM employees treat you well, and the company is moving in the right direction.

Worst place to live ever. The customer service is a joke. I call, they tell me my issue isn't their responsibility. I call who they say is responsible, that person says no actually JSM is responsible. I call JSM back, and I am greeted with instant hostility. The accounting department has the rudest person I have ever spoken to on the phone. If there is a way to rate negatively, I would. Do not live here.
