These property management people they don’t fix nothing in their properties they try to rush people to move out. They don’t even treat their tenants like tenants. They know the rules but they don’t follow the rules. I have put in so many work orders but only got one email about a work order, and nothing in my apartment has ever gotten fixed, all the electricity is messed up the dishwasher is broke. The bathtub barely has any water pressure and then they’re trying to rent the upstairs apartment above me and the windows don’t open on the upstairs apartment the air don’t work on the upstairs apartment. And then they don’t even give certain people time to move out they pick and choose who they wanna do for a property management you cannot do that. These people are racist, and all they want is money but they don’t want to fix their property

KCPS managed our last residence and the choice to move was harder knowing that we'd be leaving a fantastic property manager. Maintenance was done on-time and clear expectations were always set. When we needed them, we didn't have to wait long. I've delayed writing this because I needed to get 2nd opinions to confirm the issues I had with KC Property Solutions/Bill. KC Property was hired by Pella Windows to install 2 large windows in the master and guest bedroom in September 2022. After the install, Bill said I needed to completely remove ALL the stucco on the west end of the house after the new windows were installed (1st and 2nd story) because it wasn't applied correctly with a '3-wrap' when built in 2005. I hired him at the cost of $15,000 because I 'trusted Pella' and the job was to begin immediately.After the initial install, Bill never showed up to oversee the work done by his crew or the stucco company. I became the General Contractor to oversee his crew who came out 3 times to touch up the trim and clean up the messy stucco work on the ground. My only communication with Bill were pictures going back and forth for over 2 months and a phone call or 2. Bill finally came out after I refused to pay him until the additional issues I had found were repaired. The glaring issue that remained were the new windows with foam exposed all around the window frame edges that anyone could pull out or over time come out on its own that the stucco company left unfinished. There was no caulking or paint...just exposed foam tubing. Also, the stucco on the 2 new window ledges had no stucco in places with only a 'web' showing. He 'fixed' it all - or so I thought. When I paid Bill I asked him why he hadn't shown up at all. He admitted he had 'dropped the ball'.Bill had a $10,000 contract ready for me to sign soon after our 1st initial meeting even though there was no date yet for the 2nd Pella window installation for the Great Room in the spring. It too said I should have ALL the stucco removed as well from all the 1st and 2nd floor outside walls. Fortunately, I didn't feel comfortable signing a 2nd contract at that time. I subsequently asked Pella to not use Bill for the 2nd new window install this spring.The stucco company, who was recommended by an inspection company I hired this spring to oversee the new Pella window installation and stucco (having learned) looked at the work done by KC Property Solutions and said, "You got taken for $15,000. The code for a 2005 new home is different than what it is now. It was fine.' The inspection company also said the foam placed around the windows were done incorrectly which will need to be repaired. Pella's Customer Service Rep also saw it and said that 'they weren't responsible for Bill because I had signed the contract even though they had used him.' As of this writing, the windows Bill installed are having 4 sashes replaced (one on each end of each window) by Pella because the centers were loose and air was getting in. Was it the installation or bad windows made by Pella? I can't get an answer.A word of caution: this company isn't registered with the BBB. If I could give '0 stars' I would.
