When our sink accidentally overflowed, we called Restoration 1 of Grand Rapids and Cody was out immediately to survey the damage. Cody was fantastic from the moment he walked into our home, til the moment he walked out for the final time of Mitigation.Cody showed us spots that were wet within our walls and walked us through the entire process. He was so kind and thorough and we knew just from Cody we were in good hands.Cody was able to start mitigation only a few hours after assessing, which we were so thankful for.Marco, TJ and Jake came once the process started. They had to tear up flooring, carpet, base boards, remove a cupboard, etc and they did it with such care. They carefully put out items out of the way and when they had to move our washer, dryer and fridge, they put it back and connected them all so we could still use them through this process.We would 100% use Restoration 1 again and highly recommend their business.

Seems like these days you just look for someone to do a good job. Restoration 1 went way beyond good, it’s been an A++ experience. Just had ceiling painted when a second floor sink overflow ruined the 1st floor ceiling and took out some basement ceiling too. R1’s team ( Cody, Dylan, Marco, TJ) responded immediately, cut and aired what needed to go using an army of fans and dehumidifiers. Headman Ryan personally answered his phone every time I called. R1 dealt with the insurance. Couldn’t have a better mitigation experience. 100% recommend.

I had the best experience with Restoration 1. From the first contact to the last- they took care of everything. I’ve never worked with a a restoration company before that handled every single detail for me the way restoration 1 did. They responded SO quickly (on a Friday evening!), handled initiating the claim with the insurance company, sent someone to verify the damage when the insurance adjustor came, and had amazing communication throughout the whole process. I have recommended them to many others (including builders and contractors!). It can’t say enough good things about this company, their team and customer service, and the efficiency and quality of their work.

Just before Christmas I had a pipe break in my basement. Restoration 1's team came out and handled the entire situation masterfully. They were knowledgeable and professional. They got me up and running immediately and provided excellent customer service, and worked with my insurance to approve new water heater. Staff was hard working and gracious taking any moment to explain there procedures. Later during the drying process you wouldn't have known the foot of water was even there. This was my first experience with Restoration 1 but I'm recommending to my family and friends as the company to seek.

The service and workmanship was top notch, the crew was so friendly and professional. The drywall repairs and painting are unbelievable looks great no one would ever know we had repairs done. They insisted on cleaning and vacuuming after the work was completed, I am embarrassed to say that they left it cleaner then before they started. I would highly recommend them for any project.

Our basement septic pump failed and resulted in an enormous amount of basement damage.Our insurance agent first highly recommended a company who did an incredibly poor job, the first company caused more damage than they helped with. As a result I did my own research and I called Restoration1 of Grand Rapids for a second opinion. I can't imagine my family's well being if I didn't get this second opinion from Restoration1.What was initially a "completed" $3k repair (by the insurance company's buddy and recommended vendor) turned into a $100,000+ remediation job once Restoration1 of Grand Rapids came in and laid out the facts and documentation to the insurance company.This is why you too should do your own research, and work with a company that isn't a puppet to the insurance company. Restoration1 of Grand Rapids was fair, worked with facts, and acted in good faith.Restoration1 saved my family's health from certain mold and also saved our financial future by helping document and support my claim by IICRC standards which many insurance companies state in their declaration pages to guide remediation to properties. From what I have seen, Restoration1 does remediation work by the books and they seem to have water and mold remediation standards memorized extremely well.Our son was a baby at the time of this catastrophe and he was immunocompromised, having breathing difficulty without presence of mold. We were extremely concerned for his safety and we became afraid of our own home. Cody, Kass, and Ryan, along with their extremely hard working staff guided us through the process and educated us on IICRC standards they would work through. Their expertise and ability to stay organized through the lengthy process alleviated our stress and they helped order air mold testing services on two separate occasions to add extra support to the claim against our insurance company and also show improvement for us to feel safe going back into the home.Now, I recommend Restoration1 to literally anyone when I hear the words house fire, storm damage, water damage, flooding, mold remediation, or smoke remediation. They are the professionals and no other company could be better to work with in my opinion.Several hours after this basement claim wrapped up, there was a huge storm (Last August 2023) and a tree went through our roof causing water to go through 3 floors... guess who we called? It was pure stress until calling Ryan, and Kass got on it right away even though there was a huge power outage and blocked roads affecting the county. This time we were more relaxed, having a lot of trust their process and we have the greatest appreciation for the hard work they do.We are nearly wrapped up with this new claim and while I hope we don't need their services in the future, they will be my first call and they have a permanent place in my phone's contact list.

Kassy and Ryan are the best. I've always heard nothing but bad things when it comes to restoration jobs/companies. However, Ryan assured me he was different. There was NO DUST during demo. They vacuumed as they did any cuts, cleaned up thoroughly everyday before they left, took extra care not to break or damage anything that wasn't in the work area. They treated my home like it was the most important thing to them. They left my home better than it was before. Very responsible and respectful. Now Kassy was my hero. She helped me through out the entire process, getting everything covered with my insurance company and was available 99% of the time when I called. I couldn't imagine the job going any better if I had time to do it myself. I would highly recommend them to anybody in the west michigan area from start to finish. I am a first time homebuyer and I noticed alot of mold and mildew in my basement, the smell got really bad throughout my house. I called Restoration 1, Ryan the owner actually answered the phone and was able to come out that day for an estimate. He took his time and showed me what the problem was and how he would treat it. He gave me a itemized bill down to the cent, you know exactly what you are spending your money on. Less then a week later his two workers came and worked hard all day to get rid of the molded walls and cleaned the basement floor and air. The lead tech really knew what he was doing and him and the other tech did a great job, were very courteous and respectful. They seem to enjoy their job and was eager to answer any question I had.I watch a lot of judge shows and you never know what you will get but I highly recommend this company, you can't mess around with mold and they were amazing! Similar to other 1 star reviews here, we were not provided any estimate prior to the emergency work being performed.We were told by Restoration One that they work with our insurer, one of the largest and best known, "all the time". Several weeks after the remediation we started getting invoices for $8k that was above and beyond the very substantial amount our insurance already paid them. Our insurer felt the overage was excessive pricing both in terms of the category of loss used as well as the unit pricing. Ryan acknowledged verbally and in writing that they use "modified pricing" compared to the industry standard. He also acknowledged that he didn't feel we should be responsible for this (it was the insurers obligation), but would lien our home unless we paid regardless. This culminated in daily emails asking us whether we would pay or he should start lien. Ultimately our insurer covered the extra due to our long standing record of being a client, but attorneys were being hired. For anyone considering whether to use this company, I would encourage you to first call your insurer to see who their claims department recommends to come out and confirm there is pre-negotiated rates. I would do this regardless of how much of an emergency remediation situation you are in. I would also get a written estimate and clarify where any overages could occur.
