I've rented from them for years now and have honestly had no complaints (which can be pretty rare when renting). The person that showed me the house was great. I met Alice when I signed my paperwork and she was very nice too. The whole staff are nice and helpful and I always really liked the maintenance people that came for inspections or work. Very nice people and always very sweet to my dog as a nice bonus 😊 I'd definitely recommend them to anyone renting.

I've avoided posting a review for a while now but future renters need to know that since last October when Lenard properties took over our storage units (I've had this unit for 7 years and a total of 3 owners/management in that time) and this management company seems to be the only one that seems to have an issue with taking money out of my account when I get paid. I've now paid $100s in fees caused by them not taking out the payment when the deposit is there.

Lenard properties has been stellar to work with! I wanted a duplex that need a total remodel due to previous nasty tenants COMPLETELY destroying the place. Cleaning the place and repairs took over a month. They stayed in touch the whole time. They treat you as equal and actual people. Awesome place to work with compared to what i was working with before (At Home Reality)

This place approved us for a house at 3138 W. Crestview Springfield - but then kicked us to the curb at the last minute because we asked if bathtubs and broken garage door could be fixed before we move in. They agreed verbally but then refused to put it in the lease and still demanded our 1,745.00 deposit. When we stated we weren't comfortable giving them deposit without written assurance that it could be refunded if the bathtubs didn't work at move-in they said we were being weird and that we can just find somewhere else. They literally said "you can either trust us or not".If the landlord or mgmt company won't do simple, easy things like put their word in writing when money is being transacted, it's a big red flag for how they'll deal with you later on. Just a warning for those out there trying to find a rental.At no point did they offer to let us hold the deposit until the issues were fixed. I offered that at the end but they'd already decided not to rent to us. Prior to, they stated someone else could move in if we didn't pay the deposit, so add lying to the litany of red flags presented. This is why I literally drove 40 minutes each way to hand them money orders.Owner of house is John Paul Mitchell Residential Properties, LLC formed in 2021 out of Bois D'Arc, Missouri.If they were trying to vouch for the property owner they could've done it in writing. When I vouch for people I don't only do it verbally. Paperwork shows the real truth here. We dodged a bullet.

Great company honest people..... I would look into Lenard properties for your rental needs. I didn't Qualify for the summer wood apartments but I definitely wish I would have. I highly recommend Lenard properties well upkept grounds, very clean, and at a great price too. . Review made by Adam C.

Lenard Properties has been managing my rental properties for more than a decade. They do an OUTSTANDING job. My rental homes are kept in excellent condition. Lenard does a great job with maintenance and repairs. They work from the ounce of prevention is worth a pound of cure model. This attention to detail insures the properties stay rented. If you are looking for someone to manage your rentals give Lenard Properties a call. They truly can do a better job than I can as an individual.Thank you to all the team members. After renting with Lenard for almost two years my husband and I purchased our first home. I mistakingly misread our lease and thought that it ended at the beginning of February when it actually did not end until the end of February. This meant we owed a whole months rent that I was unaware of. Thankfully, instead of just charging us the last months rent, Alice gave us the option to turn our keys in ASAP and they would try their best to get it rented back out. With only a month till it needed new tenants, I was quite nervous it would not happen. I cleaned the place like my life depended on it, turned our keys in and hoped for the best. They did in fact get the place rented and did not make us cover any charges. I’ve rented from a lot of people over the years and can’t say that any of them would have worked that out so easily. Maintenance request were always handled in a timely manner, along with any other issues we may have had. Honestly, renting can be very stressful sometimes with difficult landlords but Lenard is not one of those types. Treat their property with respect, pay your rent, be kind neighbors and it will be a great place to live.

I would give ZERO stars if it was possible. HORRIBLE, HATEFUL, TYPICAL SLUM LANDLORD PROPERTY MANAGEMENT SYSTEM. I was a renter for a year and half, paid on time, and I mean not even a day late. I left the property in better condition that when I moved in. It had been smoked in and had nasty residue and film on everything. I oil washed the cabinets inside and out, and scrubbed the doors, walls, windows, blinds, and trim. I never complained or asked for anything. I replaced the light bulbs with energy efficient ones. My husband was present for the move-out inspection and the lady told him she wished we had stayed because we were so clean and such good renters. I just called them 24 days after my move out and inspection and was treated like dirt for asking for my deposit. They are withholding money from my deposit for new blinds and burner trays for the stove, which is normal wear and tear in a rental. The duplex wasn't originally managed by them when I moved in, and I have never signed nor received anything from them. I work in law enforcement, and was not rude to her during my inquiry in no way and she (KARA)immediately became absolutely rude and demeaning, and then hung up on me. RENT SOMEWHERE ELSE!!!

My family has been in our current house for almost a year and we are so impressed how quickly the Lenard Property team responds to any issue we have. We had our AC unit go out recently about 3 am. I filled out a request and someone was sent out the very next morning. Communication is really above and beyond. The whole team is great.

I'm surprised at the negative reviews. We rented a house in Clever from which we recently moved out. Our experience with Lenard Properties was a good one. The house was well-maintained, the staff courteous and professional. We received what we felt was a fair portion of our security deposit back within 30 days of move out.

My wife and I rented with Lenard Properties for about 4 years (2 different properties) and it was as hassle free as you can get. Whenever we had an issue they were fast to send maintenance to review and correct and were always very accommodating to our needs. Alice and her team are first rate! I'd recommend Lenard to anyone looking for property management and/or rental property needs.

If I have had any issues, it’s a quick phone call or email to resolve it. They have an owner’s portal to allow me to review my statement and information any time! I also believe that allows the tenants to pay rent online! Great company and very professional!

We were so impressed with them as our landlord we turned over our rental properties to them to manage for us. Honest and professional. If you need someone to manage your rental properties they are the best.

I am a reasonable woman and I'll give Leonard props to promptly addressing problems when we lived at one of their properties for a little over a year. However, I cannot recommend this property manager in good faith after our experience after we relocated.Upon moving into the town home it had not been cleaned. I'm talking cat pee smell, extremely dirty carpets, broken blinds, broken door jam, cobwebs everywhere...just gross. We noted this in our move in inspection and received a sincere apology from Alice herself. It's all good, right? WRONG.We were clean and gracious tenets. Paid on time...early even. When we did out exit walk through we were told everything was good and we left the state feeling positive about receiving out deposit. We received HALF of our deposit back and when we called to inquire about the unexpected and vague charges that were taken out we were berated. It was explained to us that were charged a GENERAL CLEANING FEE and a CARPET CLEANING FEE. Excuse me? You're charging me for services that you never provided us?We we attempted to reason with Alice, the property manager, she yelled at my husband and told us that no documentation will result in a refund. She stated that the town home was cleaned prior to us moving in despite our pictures and proof of the apology upon moving in. And then she hung up on us.Like what? We do not recommend this property manager at all.

Lenard Properties is an absolutely amazing place. They are wonderful family oriented people who actually care about what happens to you and your family. Maintence is always quick to fix problems with a polite demeanor. As with any property management things may fall through the cracks, but to be honest, they actually try their hardest. If you rent through them so promise you will be taken care of ! I highly highly recommend them !

I had to move out of state and dealt remotely with Lenard Properties. Alice was great to work with, was consciousness of deadlines, and very picky when choosing tenants. I have no complaints over the five years of having her as a property manager. Her staff was quick to answer and communicated well with any questions I had.

Rented 3 different places from them (townhouse, 2 bd duplex, 3 bd duplex) over 5 years and never paid late ONE TIME. NO ISSUES EVER besides minor maintenance things that are typical for older houses/rentals. Tried to rent from them again and I'm 100% sure the front desk lady didn't even realize we were repeat renters from them (she was new), and denied our app just because of credit issues we have ran into. Definitely will not be renting from them again--NOT LOYAL!oh yeah and you won't get hardly any of your deposit back because they charge 300$ for cleaning (which was never in our lease agreement) -- so don't bother cleaning your unit when you move out like we spent days doing for no reason!

If you want to get stuck with slum lords go with this place. We had the most unprofessional experience with them. We went to see a rental home yesterday and it was a train wreck . This company hasn’t updated the house and forget about changing the once cream colored carpets and broken oven. They also know that rentals are quick to go so they will tell you there is a $35 application fee for each adult . You won’t know if you’re number 1 or 12 in line and just wasting your money. Do not get stuck with this company.

I called & emailed several times over a few days about a couple of different properties that I was interested in leasing, & could have put down a deposit & signed a lease & offered 3 months rent in advance on that day, BUT no one ever returned my calls nor responded to my emails. I asked my sister to call & they returned her call in less than 5 minutes. They are very unprofessional & I would NOT recommend them to anyone! Very disappointed!! I have never been treated with such disrespect. Shame on them.

I had an overall great experience with Lenard Properties. Was sad to move due to relocating for work. My communication was primarily with Alice, and was always very enjoyable. The only complaint I had was some inconsistencies with A/C repair. Needed to have them out about three times in the same week. Overall a great landlord and company to work with.

Had called to make SEVERAL viewings for homes my family was interested in renting. May appointments to view and some of them were in terrible conditions, others were not bad for rental properties. However, different stories were told each visit - was told at the beginning of the tour no one had viewed or applied for a home. Then showed up to an appointment, which was never told it was a group showing and over heard conversations where they had told similar interested families different stories on who had applied and the policy on application fees and order on which they were processed. Nor could I get in touch with management when I called the office to figure it out. Maybe others will have different experience, but will find other properties to rent from instead.

Very clean, and.. the staff at this location is absolutely amazing. A bunch of hard working women and strong minded men are working these halls and it shows! If your looking to either buy or rent i would recommend Lenard Properties 25 hours a day 8 days a week!

If it were possible to give this business a 0 stars rating I would. My roommate and I were good tenants, we paid our rent on time every month and kept the property clean and in great condition. Our first bad experience came about half way through our rental period and Alice, the manager for this company, sent a letter stating that we were seriously past due on our rent and threatened eviction. My roommate immediately called Alice and emailed her a copy of the check that had cleared the bank. Alice was hateful and snarky and said she would call back. When she did she did not apologize for the way she acted, for the threatening letter or for her poor book keeping skills. Also during our rental our duplex developed a serious roach problem. We notified Alice immediately and were given the run around about an exterminator coming out. We were also made to feel like it was our fault. A reminder, we are clean tenants with children. Not a party house. We were not the cause for this infestation. When it came time for us to move out the place was exactly as it was when we moved in, if not better. It was spotless from top to bottom. When it came time to get our deposit back we got $413 or our $800. We were charged for light bulbs (even though when we moved in we had to replace over half of the bulbs in the house and that came out of our pocket), trash removal even tho there was absolutely NOTHING left behind. Not even a spec of dust. And then to top it off $140 for "Angela" which I later found out was a cleaning fee. Id love to know what Angela had to clean as the place was scrubbed before we left. We were charged an additional $200+ for carpet cleaning. This company is rude and they will rob you of your money, even IF you are a model tenant. Charged for light bulbs? Really? Isn't that normal wear and tear? Rent somewhere else. They cant even keep their books straight.
