I had the opportunity today to ride my bicycle out to Sun City Mesquite .🤠 What a beautiful place. I never have seen so many boulders stacked and lined up as I saw in Sun City. Great use of resources. The entrance is done beautifully. I noticed pickle ball courts,🤔 The golf course seemed busy on this beautiful Sunday. Overall I had a great experience riding safely around Sun City Mesquite. 🌞

I actually have no experience with Pulte in Mesquite. However after reading these reviews we won't be purchasing a home wuth them.as planned. Now I know why they have so many homes for sale in Pultes community. I guess they thought no one would say anything!!

Buying and moving to a Del Webb Sun City home was the best thing we ever did. We are very proud to say: "We live in a Del Webb Sun City."The community itself allows my husband to be self-sufficient so I can continue to work. There are so many activities to do on property. He is not a golfer but does enjoy the luxury of using the 18-hole putting green.The One Stop Shop (Sales, Design, Loan, and Escrow) made the home purchase process stress free and easy because the team worked hand-in-hand under one roof. They communicated with the different teams throughout the buying process and did the leg work for us while we focused on the sale of our existing home, the move, and our jobs.Moving and relocating can be stressful in general, but once we got unpacked and settled, we felt GREAT about the decision we've made.

July 19, 2023: After reading many of the reviews here I can no longer stay silent. First and foremost, Mesquite is a great small town. We love living here. We have been here 22 months, great neighbors and fun times.Our sales rep Tanya was great. Tanya kept us informed even when it was bad news. She sent many photos as we lived out of state.When/if you purchase a home, you will be required to sign away your rights for remediation of poor workmanship and materials. Each subcontractor has such a disclaimer form. Pulte knows the quality of work and their inspection process is substandard and they have a document for each and every trade: grout joints, grout color variations, floor installation, granite seams, wood stains, electrical, etc. We made the mistake of upgrading kitchen cabinets. Our cabinets look like zebras. Yes, we know wood takes stain differently however we did not know that 3 very different boards would be used to make a 7” cabinet door! Or worse yet, 5 boards for a 12” cabinet face.!! Some boards with alternating grain patterns!!! Duh of course the staining is different due to multiple mismatched boards.After closing we selected a reputable local company to install closet cabinets—there were no disclaimer forms, when there was an issue, they stood behind their workmanship and materials and promptly fixed the issue. This fix is rationale as compared to Pulte’s suggested remedy for striped cabinets— “don’t look at them in the light”. Don’t start me on our flooring issues. Our issues are small compared to others in the community. The community talks. As you drive around, stop and talk to folks you see, they’ll be happy to share their thoughts.We know things don’t always go as planned or sometimes goes wrong, the true value of a company is in how they deal with that situation.Yes, the person in charge of warranty follow-up has a difficult and thankless job however, if the work were done right, it would not be an issue. If the homes were truly inspected prior to move-in, follow-up by this person would be limited or minimized.My suggestion: buy a house, do not spend extra on flooring, tile, cabinets, fixtures, paint, etc. get only the most basic house, then rip it all out and install a better quality. It will be messy, time consuming and may cost you less for better upgrades but in the long run it’s worth your sanity and eliminates the frustration with Pulte (not to mention it will save on your assessment).The golf course is virtually unavailable to residents unless you want to pay rack rate. Read the many other reviews. This is not a golf course community like other Sun City developments. Neither the residents or Pulte own the course. Consider that 2,500 more homes are coming to the current 2,500. The other courses in Mesquite are superior and less expensive.Finally, I read the many reviews here and see the “response from the owner” is quick to acknowledge positive reviews and negative reviews are, we “appreciate you bringing these matters to our attention so that we can share them with our local leadership team”. The “local team” as well as the HOA Board are well aware of the issues.ps at each step in the home buying and closing process we were told we’d receive a survey, never received any.Update: per the response to our initial review, we sent an email to the specified address on July 20, 2023. The response to that email was “The leadership team will evaluate your concerns and have the appropriate person follow up with you within 2 business days.” A week later, July 28, we get a phone message, at 2:58pm, this is Jerod and I would like to address your issues but I will be out of the office next week but can follow-up the next week. We immediately try to return the call to Jerod at 3:15pm (17 minutes later). He’s not there (this is common tactic), we left a message. It is Oct. 10 and nothing has happened except to raise our frustration level again. Oh, and forget about using the warranty department as instructed—they too never respond either. Just our story here -- Buyer beware.

We couldn't be happier with our new home, the community, the staff, the amenities, and the entire buying process. We had already sold our previous home, and were traveling and living in an RV for 3 months. We were lucky enough to find a move-in ready home here at Del Webb Sun City in Mesquite, NV at a decent price and with a lot of upgrades while traveling. It took less than 60 days from signing and providing a small deposit to start the process to getting our keys and moving in!

Of the 4 houses my wife and I have purchased both new and old this is the cheapest of them all. (Not cheap as in low price but low quality.) Every corner that could be cut during construction was cut. Bare minimum drywall thickness, cheapest cabinets, molding falls off when touched, sheet rock not secured in corners, very poor plaster and painting, walls are not even close to square, the stucco is painted not color coated and chips exceedingly easy, the wall studs are 24" on center not the usual 18" etc...etc...etc.The initial construction inspector was rude, arrogant and worst of all had no practical experience in building. Probably the reason for the poor quality.I would NOT buy again nor would I recommend anyone buying.

If you like golf and are considering purchasing a home, be advised that they do not cater residents as advertised. You will NOT get preferential tee times. This has been ongoing for years. Just FYI...

Is it only Mesquite, Nevada - Pulte Sun City that the pool maintenance scrubs the pool at noon when everyone is swimming enjoying the water?And the pool music is a satellite radio station playing that has long blaring commercials after every three songs.

We love the area and small town living. Our house is the perfect layout for our family. We love the many windows, open design, easy maintenance yard which give us ample time to enjoy ourselves. We should have moved here sooner. New friends are an added bonus.

Buyers should be aware that this is not a golf community. The golf course within in the community is not owned by the developer or the HOA. The golf course management team is more interested in attracting outside public play than play from Sun City residents. They announced a roughly 25% increase in rates for Sun City residents starting in 2023. It is very difficult to get tee times for this course if you are local at this time. They advertise 60 day advance tee time booking to resident pass holders of Sun City. Tee times open at midnight. Most nights when you get up at midnight you find out that there are no times available 60 days out! (Outside returning groups can book one year in advance.) This has become a big issue with local Sun City golfing residents. As more homes are built in the development, the situation will only get worse for golfers.Also be aware that the developer has changed zoning in the past from the master plan. There was a zoning change in the recent past to move a new set of pickle ball courts to an area that had originally been zoned residential. Protests by affected homeowners fell on deaf ears. Also during the zoning change process, it was stated that there will be no second rec center. Not sure that one rec center will properly service the growing development.All things to consider......

We took a tour of Del Webb Mesquite and the town and grounds seemed fine. Lot of construction. What I do not like, and what I feel is a Bait and Switch tactic, are how they price their homes. You look online and such and they say their home start at this price, you come into the sales office and they tell you that you have to add the $12K to 50+K to the base price plus upgrades. THEN, if you agree to that, when they release the lot you like, yogurt to blind BID on it. So then, the price goes up and up. It is not fair to the consumer. I get it, it is great business and a great money maker for Pulte, just not great for the consumer. I feel very disappointed that I will not be able to afford a home that APPEARED affordable on surface.

If you are 55+ this is the perfect place for your "forever" home. Beautiful community with all the amenities you could want or need. From the visit to the models, working with my Sales Rep - Danelle Jackson, to the build to Closing, the process was pretty seamless. I moved in last week and have great neighbors in a great neighborhood!

Three months ago Steve Jones wrote a review regarding problems with the golf course which is located within and adjoining Sun City Mesquite.The problem has worsened and despite the lip service given to Mr. Jones' review by Pulte's customer service department, Pulte has demonstrated absolutely no interest in working with homeowners to resolve this problem.Pulte sold the golf course to a private, for profit, enterprise in about 2019. Since then, residents are having difficulty getting the preferential tee times they were told would be available and fees charged to residents have gone up almost 40% in some cases.If you are interested in Sun City Mesquite because of its golf course -- Beware!! Tee times age getting hard to come by and prices are on the rise. Pretty foreboding when you consider Sun City Mesquite isn't even close to buildout yet.

I just moved into my new home in Del Webb. I love it. My salesmen Zac answered all my questions and took pictures and kept me informed at the progress of my home. My field super was Ron , he also answered all my questions no matter how small an item was. They were the best team. I love my new house. I have sent my pictures to my cousin in Florida and here in Calif. I have already met 4 of my neighbors.

Our visit to Sun City this past weekend was terrific! Diane greeted us as we entered the sales office and gave us a quick rundown of the community and what it had to offer. She provided information regarding the history of the housing tract and what they have planned for the next several years. Zac was our sales consultant and was able to answer specific questions regarding amenities and design options, and even provided us with an itemized list of estimated costs. He even took us to see specific lots that the builders were currently working on. Thanks Diane and Zac!******Just made a year living here and we are not disappointed! Well done Sun City Mesquite by Del Webb! The homes are beautiful, the staff are helpful, and our new neighbors are awesome! One of the best decisions we've ever made! Retirement is definitely looking even better!

We purchased a property and are very excited to live here. The facilities are top notch and the setting of our home is gorgeous with a view of the Mesa n rocks all around. Our wonderful sales lady Barbara Ryan did a great job helping us obtain the property we desired. She’s just great and made our visit fun and no stress at all. The selection of well appointed homes was very sufficient. They are so beautiful n we love the floodplan selections. Soon we will be happy homeowners at Del Webb, Mesquite, Nv.

The planning, design, construction, and eventual close was all seamless; and we live across the country. During the whole process, we only visited 3 times with the 3rd one being our closing. This required a lot of communication with Barb, and our builder Brogan. They were always available which was helpful considering our inability to travel. The house was completed and keys were received on the exact date chosen so many months prior. We love the house, and it's exactly as we had planned. The community is great, everyone is friendly, and even though we have a delay in moving to Sun City, our neighbors are already friends. There's not one person we've met in this whole process including the residents that haven't been extremely cordial.If you're on the fence about deciding whether or not to take that big step, just do it. I looked all over the country for a place to retire and found this gem. The location is ideal and allows so many things to do along with proximity to lots of places to go. Luckily, there are still many sites available for building in Sun City, so the choices (for now) are endless.

The experience buying a home here in Sun City Mesquite was a pleasure. Everyone was professional, knowledgeable, friendly and provided information and services timely. Paul Moore, my sales representative was great sending pictures weekly showing the progress of the build. Brogan, my Field Manager, was a delight to work with. The various Pulte staff at the Title Company, Mortgage Company, Insurance, Design Center, and Electrical Engineering were excellent. I would not hesitate to recommend them all. This is a beautiful place. Come see for yourself. You just may become my neighbor!

We have lived here 3 years now and are happy, except with the golf course. Neighbors are great as is the community. Our buying experience was positive and our home turned out just as we had hoped. The Mesquite community is growing and has been welcoming and fun. I would recommend advanced planning for backyard landscape. You are required to do it within the first 6 months. If you are even thinking about putting in a pool, do it right away. Tearing out expensive landscaping later to put in a pool is not very cost effective.Conestoga golf course is excellent, however, it has become almost impossible to get morning tee times in the "High season." The afternoon times available are often too late to finish 18 holes. Pulte, which controls the HOA through majority Board of Director seats, sold the golf course out from under us 3 years ago, just before we moved in. This was not divulged during the sales process. We assumed Pulte still owned the course and there would be no issue with getting to play it. Now the rates are high and there are so many outsider tournaments and hotel-sold blocks of times booked a year ahead, all before we can book, that residents have a hard time getting on from Feb 15 through May and all of October-November. Pulte needs to spend the money to build a second golf course and not sell it.When we moved here three years ago, for $5000 per year I got a pass to play unlimited golf. Now, there is no such pass, but the best price I can get to play the same amount of golf on Conestoga is $9300 per year.With hundreds more new homes being built with golf course views, we can expect hundreds more golfers. Conestoga will not be able to support that many golfers, as in it's current state, it can't even support those that are here now. In Las Vegas is Dell Webb Sun City Summerlin, they have 3 golf courses and did not sell them. They pay $4000 per year for unlimited golf. Their HOA dues are $248/month. Ours are about $140/month. Summerlin HOA has about a $1M/year expense to run three golf courses. Assuming even half of that here, they could have raised the HOA dues $20/month on the 2500 homes and paid to have Troon continue to run the golf course. But instead, they decided to gain a little cash selling it and basically ruining the situation for Sun City residents.Much of the allure of Mesquite and Sun City is golf. Pulte is selling homes based on that so they need to spend the money to build another course.Do not buy here if you are a golfer and expect to play the course you live on. The "Exclusive tee time availability" touted is absolutely not true.

We've been in our new home for two years now and we're quite content with our house and the community. Regrettably, we've had to go through a year so far of covid restrictions, which considerably diminished the meeting/gathering of various clubs and activities. However, we've made some great new friends here in the community and we gather in small groups at private homes, or meet at near-by restaurants, etc. We love the small and uncomplicated town of Mesquite....especially the lack of traffic. Surrounding the community are majestic Mesa's which provide great views. There is also wonderful hiking/walking trails for getting outdoors for Mesquite's fresh air. Another nice perk is the increased value of our home....Sun City Mesquite has become popular since the Covid stuff has created robust relocation within the United States.

Buyer beware. Had a appointment with the sales office with one of their agents( Zac). Went through the process of pricing the home we liked and then found out that they don’t include the lot? You will be shown a strip of dirt and told you will have to bid on it? They are actually pitting you against other buyer’s who also might be interested in whatever lot they happen to have released as they only do it on certain days or weeks. So the way it works is you have to place a bid on that lot and if someone else comes and says, I want that lot too and they bid higher than you then you either have to bid higher or as the salesman stated, you can bid on another lot that is either higher in cost or just keep bidding on the lot. It’s a money game that allows Del Webb to have potential buyers doing a bidding war with other buyers. It immediately became apparent that the home we liked, the Canyon model which is the smallest home would not be affordable due to this process. With Zero upgrades the price is stated at 256000. Now start with what the sales agent stated that a bid of 15-20 thousand dollars would be a good starting price for the lot we were shown The lots were backed up against a wall with very limited view. You are instructed to bid on the lot or they might have other lots available for anywhere from 30-70 thousand dollars. So you go in thinking I can afford the house but in reality you don’t even know what you may end up paying because your in a bidding war with other potential buyers, as the sales agents are telling them they same thing...bid higher than the offer already placed. The excitement of buying soon became to stressful and not enjoyable. They also cannot tell you if their building a new Rec center to account for all the new homes being built. The current Facilities are dated and cannot accommodate all the people. Overall I would not recommend this community due to the way they do business.

We found Sun City in October of last year on a whim and made the decision to build here. The process between building, qualifying for the mortgage, and closing was seamless and a pleasant experience. Zac was our sales representative and was great to work with. Our building supervisor Blue was very helpful and easy to contact when needed. We were out of sate during the building process until we sold our other home and made 3 trips to Mesquite during the process. We closed and received our keys on the original date given when we originally signed in October 2018. We have now been in our home for 6 months and are very happy with the community and Mesquite. We are glad we made the move to Sun City Mesquite.

I love my home, except the options that were NOT afforded to us as buyers like the front yard and trees and plants. The neighbors are great and everyone is extremely friendly. BUT the rec center hours and availability are not so friendly. Some of the residents work still. We are not all lucky enough to be retired or collect our pensions, it would be amazing if they allowed earlier and later hours so we could use the facilities

This was our first visit to a Del Webb property and just like online it meant all our expectations. We meant many homeowners there as we explored the property that were very nice and informational a genuine real friendly community. Danielle Jackson our sales consultant was great with us because we are a couple years out of retirement she knew this going in was very kind with us and informational as was everybody in the sales office a no pressure relaxed atmosphere. This property will be high on our list for retirement consideration
