We engaged Carolan Contractors to replace old bricks with Belgium blocks along our driveway and are very pleased with their mason. He was reliable, meticulous, ensured we were happy with the work, and cleaned up the job site. It looks great and we will be using them again, to install a new triple-pane window in the front of our house. We highly recommend them.

I recently had the pleasure of working with Carolan and I could not be happier! A home on my block was beautifully resided by Carolan and there was no question who I would hire. I started with masonry, then siding with a couple of windows. The process was simple, fairly priced, and quality work. With the horror stories I hear about reno projects, I was hesitant. But Ed and the crew were always on time and respectful of my home and wishes.

I prefer to give business to the local business before I have to venture out. I was looking for a general contractor for a while and decided on Carolan contractors. So far, I have hired them for two full day jobs and I am very happy with their work. They are very courteous, knowledgeable, and worked well as a team. We own an old house and couldn’t have a cookie cutter approach, so Carolan team was excellent in not leaving us behind with the half done job and were able to think quickly on how to address the oddities of the imperfect walls, windows, etc. We will hire them again in a heartbeat!

Ten years after Carolan Contractors put a new roof on my house a small leak developed in one spot. I called Ed Carolan and explained the problem. He personally came to my home to inspect the roof and within days a crew came to fix the problem free of charge. I am impressed by the professionalism and courtesy of Mr. Carolan. He is a reliable and responsive contractor and I strongly recommend him to anyone doing home improvements.

I chose Carolan Contractors to do the residing of my home and detached garage in July 2023.They were flexible with pricing and how the job would be done to keep it economical while still looking great. I chose a mix of vinyl shingles and straight siding and am very happy with the results.The crew showed up to start when they said they would start. They put in a full day every day and cleaned up all debris and trash at the end of each day. The work was done quickly and to a high standard. It looks like a new house now.Ed Carolan, the owner, came by each day to check on progress, see if I had any questions or concerns, and to let me know about any issues or delays that might occur. The project was finished within the time frame they specified and there were no delays or surprises or cost over runs. As an example of their attention to detail, as the guys finished framing each window, they cleaned the outside of the window too! Saved me another chore.I can recommend this firm strongly for anyone interested in home improvement projects. They do good quality work and are a pleasure to deal with. I have had a number of bad experiences with contractors in this area over the years and am always wary of who I hire as a result. I knew they have been in business in the West Essex area for many years, so I had some confidence that people were happy with their work.You can't go wrong with Carolan Contractors in my opinion.Service: Home renovations

We used Carolan Contractors to upgrade the outside of our colonial style home in Parsippany. CertainTeed Cedar Impressions Siding, CertainTeed Landmark Pro Roofing, 6" Gutters & Oversized Downspouts, ProVia Endure Windows, Round 8" Columns, and numerous architectural enhancements. All went well and the quality was very good. Two stars because while the work looked good from the curb, they unfortunately failed at the details. Border line one star given how Ed Sr treated me with disrespect when I tried to rectify the minor items.The short list is as follows:-Wrong windows were ordered.-Replacement columns were not installed plumb. This left a weird gap for the railings, besides the fact that they are not plumb.-Corner moldings were clearly freehand cut, with no clean and straight cuts on some of them.-My upstairs window was nailed shut.-Storm door was to be removed to recess is further back. Not only was it not, but I know have 4 shades of white, and old flashing to boot.-Sheathing must have been damaged and never repaired. Installing my house numbers, that whole are the screws only grabbed siding. No wood. Luckily the part behind the mailbox was OK.-Gutter by the bay window was installed higher than the old one. Because of that, and the fact it wasn't flashed right, the fascia board is rotted. Possible this was present already (since I did have a window leak), but clearly replacing the rotted board was asking too much.-J-Trim that runs along the slope of the roof was deadheaded by a deflector. So all the water drained into the J-Trim, but couldn't escape it because they didn't trim the J-Trim back.-J-Trim by the front door wasn't installed level.-The little finials under the window was not what I requested. Worse, there is no straight line on them.Some these were known early enough to correct. However, the response I got from Ed was wait until the project is finished. When it was finished, the response turned to instead "I need to pay my guys." Others, like the gutter gem, I only found when I cleaned my gutters out recently.The storm door was also an interesting saga. It went from Ed saying they would remove it to see what can be done, to they removed it, and nothing could be done, to finally we never remove these doors. Steve (their siding lead) said they never removed the door. Seems odd that you wouldn't remove the storm door to ensure the flashing around the door is proper, when you are going down to the sheathing. Especially a door advertised at Home Depot as a 45 minute door. At the very least, I wanted to at least have the gaps corrected (given the door shifted from all the banging). This was an exceptionally difficult request apparently, despite the fact it would have taken all by 10 minutes to loosen the screws, adjust, and retighten.As an olive branch, they did try to rectify some of the items here, but Ed Jr couldn't admit his mistake in ordering the wrong windows, refused to address the storm door (despite offering cash), and then stated the finial changes would cause damage because of the need to penetrate the siding (despite that they did this to tuck my utility wires under the siding).Probably my biggest concern now is with the fact that I knew my bay window was leaking, if anything was done to correct the damage. Initially, the crew only spackled over the damage part by the window. They didn't go deeper than that. When they replaced the sill molding (I guess that's what this would be called) per my request, I am now concerned they only replaced this, and didn't actually rectify anything. Especially given that despite the work done, I am dismayed to feel a draft come in between the windows.Disappointed I didn't get the service people wrote in their reviews, and more disappointed in the fact that very simple things that could have been resolved, it was met with excuses and refusal. I unfortunately had to be the person stuck with what amounted to a rush job, and the dishonesty that followed.

Ed and his crew were great. They replaced my roof replaced some gutters and did some repair on some wood trim. The work that was done was excellent. Job site was cleaned up very well. Ed checked up the progress. I would highly recommend them.

We used Carolan to replace our roof a few years ago (a friend had previously recommended). Ed was very reachable and responsive when some materials were delivered/dropped off by a supplier in our off-street parking area earlier than needed for the job. He had the materials quickly removed until the day the job was actually being done. We needed the job completed before a scheduled time away, and it was. They were very professional (from detailed contract to workers doing the job). They removed all debris and our roof looked 200% better! Would definitely use them again…Service: Roof installation

I used Carolan Contractors to replace my front door with sidelights. I had gotten a few other estimates, and not only did Carolan have the better price, they were the easiest to deal with. And when the install actually happened, they were great carpenters. They were able to preserve my original inside molding. I would highly recommend them, and I will use them again if needed.

We used Carolan Contractors about 10 years ago to remove and replace the siding and windows in our home in West Caldwell. The rennovation made our home look fantastic and brand new. The new windows gave us much better insulation and our utility bills went down. About 3 years ago Carolan replaced our existing roof and removed the previous installations. This past fall we used Carolan contractors to replace all of our windows at our beach home and 3 new doors. Again, our home looks amazing and we are so happy with the outcome. We are planning on them installing a new roof and any work associated with it. The quality of the materials, windows and workmanship is exceptional.
