We stayed in Villa 1/unit 307; the cleaning service was 2 hrs late letting us into our rented unit (via VRBO). The unit was hardly clean as there was soap scum and hair sticking to the soap trays—even after it was “cleaned”. This is a smoking unit as well. It reeks. We were under the impression that it was non-smoking (but that only applies to the common areas—I.e. stairwells). The pool was closed a good portion of our time there; there’s no restroom around the pool area nor the beach. We were splitting the week with our family and on the morning when we were leaving, we were giving our in-laws the parking sticker from our car; we had to take it up to them. Within the five minutes we were giving them the parking tag, we’d received a fine from the building b/c we didn’t have the parking tag displayed in our car. I would never recommend this place; it’s dirty, reeks of smoke, and not friendly.

Fantastic location. Beachfront views and easy boardwalk access to the surf. Close enough to restaurants & bars, but not close enough to get to them quickly on foot. The unit we rented was outstanding and immaculately clean & well appointed, with many unexpected "extras".

This is our second year in Dunescape Villas. Our condo was not clean on arrival, and we have continued to find issues throughout the week. There was a pile of sand on the bare mattress of one of my daughter’s beds. I say bare because the sheets were laid on the bed for us to make. We found dirty clothes that did not belong to our family in piles of dust under two of the three beds. We also found a half finished drink under the bed as well. There has been some sort of construction all week long. I woke up one morning to a man on the balcony that’s attached to my third floor bedroom. No permission or anything. The next morning was woken up by another worker to allow somebody to come into our bedroom at some point to paint a piece of trim. Nails, scraps of wood, etc everywhere all over the property. The location is nice, the elevator is great, and we’ve loved the amount of space. Only wish it was cleaner and we weren’t staying in a construction zone at peak season.

Very quiet this time of year. Built in early 80,s. But keep up pretty nice. I think there several units for sale. The one I stayed in is my cousin she and her husband brought last year. Nice beach area. Amenities r close.

Staff was helpful and informative. We arrived after hours and everything was where they said it would be. The condo was clean and had a beautiful view. The grounds are very well maintained. The pool and beach areas were great! Will definitely be returning!

Comfortable, clean, simple & uncluttered. We had a nice visit. A drinking establishment nearby seems to attract law enforcement like bees to honey, though. You may find yourself threading the gauntlet to get there.

The Dunescape Villas HOA is likely ending a 20+ year relationship we've had with both Dunescape Villas and Atlantic Beach Reality.The COVID pool staffing situation is nonsense, only having 2 of the 4 pools operational, and on limited hours. Having 4 of the 4 pools operational would actually support social distancing, where closing half of them accomplishes quite the opposite. This alone puts a damper on a previously very enjoyable part of our annual vacation, where actually being permitted to use one of the two pools is iffy at best. So much so, that my wife has said that if she can’t ‘get in’ to the pools today, she’s just going to stop trying to avoid the frustration.To add insult to injury, I came down this morning to a parking citation for not being an owner, but parking under the building. I’ve been coming here so long that this ‘policy’ is a new one to me. Why I find this citation so infuriating, is because once I moved my vehicle, this parking area was 100% EMPTY. We’re not talking about a situation where owners are frustrated because they can’t find good parking, this is 100% about the owners projecting superiority over the renters, via the HOA.Not sure what has happened at Dunescape Villas, but I’ve been visiting this property for the last 20+ years, mainly due to how easy going the entire experience is. That experience is on life support…

They were doing roofing work while we were here. Kinda made it a loud building (we were on top floor). And building manager just wanted into the house in the morning. But all in all was nice.
