We have several things wrong with our new home since being built. We were told to make a punch list and it would all be taken care of. IT HAS NOT we have been battling for 10 months now. They keep dodging our calls. When we do speak with them they are blaming the retailer which is Modern Housing in Goldsboro NC. We have spoken to them on several occasions which they keep blaming HBS. No one wants to complete the contract work and we will probably have to file a suit against them. They have been very unprofessional, the quality they promised is not what we have. This has been a very draining and frustrating process. I do not recommend these homes.Service: Home construction

My parents and I both purchased homes from this company 10 months ago. They still have not fixed our “punch list” problems and larger problems have now developed due to their neglect. Whitney refuses to respond to messages that have been left for weeks. I have requested to speak to her supervisor and been denied contact. I have requested to speak to the president and again been refused contact. It seems our only option will be to contact the BBB and continue with our legal consults.Service: Home construction

So today we had a visit from reps with the company, one being Jim Holmes himself. He was very pleasant and unresponsive to our needs. The repairs were to begin, the defects we experienced with out home were so over the top it still amazes me. We have spent 2 years and almost another $25,000 to get it all done correctly and without all the flaws. Otherwise, our home is extremely beautiful. Now it has become impossible to get approval to add in an upstairs bathroom. The Truss Company Refuses, and cannot get any responses from anyone else. The upstairs of these homes have a long ways to go to meet code if you ever want to finish it. They seem like they are easy to finish, but when it comes to it, it was not really designed properly to make it code compliant.

Buyer beware!! I Purchased a holmes building system modular home as a second owner for a rental. The first owner and the tenants did not do thorough inspections routinely. When I moved into home, instantly found water leaks in the attic. 3 roofing companies said the roof was of very poor manufacture workmanship. Unfortunately, when the home was delivered the roof set crew screwed toe boards all over the roof to help climb it. Many of the holes made in the brand new roof were never filled and it caused so many leaks it's really not repairable at this point. No flashing was installed along dormers and water enters there as well. Contacted service team to let them know and find who finished up the roof and they wouldn't go through records to see if they still use these contractors or if it was a known problem with other homes as well. The owner also said he was unwilling at this point to do anything. Even if it was caught and corrected in the first 12 months of ownership, other issue make these bad choices. CHEAPEST HVAC possible installed, the way ductwork is ran with no damper and branching from one main line, the heat/cooling is very uneven from room to room. They also use extremely cheap electrical and plumbing fixtures, that do not last long. Be very vigilant in looking for everything wrong and hope you can get it repaired in first 12 months as others had problems with service actually getting done. I know i am well past 12 month warranty; however, with an issue this big that was done when house was built, It should have been addressed and fixed. The original owner would never expect to have a new home with 100 holes in the roof, nor go into an unfinished attic routinely to check. You expect these things to be fine when it is new.

Very happy with home overall but have had an incomplete punch list for 2 1/2 years. Ceiling damage repaired. Heat strip loose wire repaired. Cabinets, drawers, and light fixtures had to be realigned after delivery. Island bar still needs panel on the end. HBS and Future Homes have not finished replacement of scratched dishwasher and microwave. Stove scratched drawer was replaced. Still have refrigerator with door texture damage. Would be greatly appreciated if we could just finish the punch list. 11-11-19.

Terrible CompanyThey don't even deserve 1 start but I had to put something in order to post. They get your money and then you are no longer a priority. Tell you they'll do one thing, and then either don't or do another. Takes MONTHS to return service calls. I have had my house for a year and many windows in my home are bending at the sides. I placed a service call at the end of April and still have not heard anything back. They have constant staff issues so there is no one there to organize and execute the work orders. I had an issue with my shower for months, from May until November when someone actually came to look at it as the shower pan was installed uneven causing the water to drain to the front. After waiting 6 months for them to fix it, they just so happened to have cash on hand they were willing to offer me to not deal it. It's a Con, and they are absolutely useless. I honestly debated about even contacting them about the windows because they're so awful, but I figure that's how they get away with doing awful work and never having to follow up. My home was purchased through Future Homes. I like to believe they don't know how awful this company is, but regardless if I had known I NEVER would have purchased from them. Shotty work, terrible service from HBS. BEWARE

The worst service I could ever imagine. The home was delivered with the shabbiest construction ever. You could tell right a way they did not care if things were done right. I could have done a better job building it myself. All the counters were not strait not even close. They laid the linoleum over a ton of debris. I had 3 pages of thing that were wrong on my walk through. First crew that came out set sleeping bags up in the house and was living there. They did such a bad job that HBS sent one of the guys and his mother back out. It took them 5 days to fix all their mistakes. Had to have another crew come out to finish the 3 page list. This father and son team were fantastic! The only problem is that the service manager gave them a list to just look at and report back to him with. The service manager then sent another crew out to fix the rest of the list, these guys where unbelievable! They had no list of thing to do, yelled and screamed at each other the whole day, I had to tell them to redo work because it was so bad, and believe it or not the one guy would not use the bath room in the house, he did everything in my woods. I mean everything! I’m fixing some of the small things in the house myself so I don’t have to have any of these people back to my home. I would never recommend buying a home from this company! In my opinion they should be shut down. Buy a different home! I wish I would have.

Garbage. Find a different company. Never in my life have I dealt with such poor workmanship. Not even a one star rating. Purchased this home in March and the list repairs will never end and be fixed properly. The people they send out to repair don't even know what they are doing and make problems worse. The dry wall and ceiling work is not even acceptable. We agreed on a settlement on the ceiling damage and a couple of weeks later we still haven't seen a check even after signing paper

I have been putting this off but really need to put it out there. We had a different company we were going to use and last min our builder said he got us in with HBS and that we would love their house. He went on and on about their work and I was excited.Let me tell you, all that wait and anticipation was a serious let down. From the min I walked into the home I was disappointed. Really wish there would have been a refund process. We had just signed our lives away to a home we were not happy with.So let's start from the beginning. We moved in on a Friday and by Sunday the water heater had burned out. A brand new water heater. How does that even happen?! Then a month later we switch the air to heat as it began getting chilly and that burned out. Scares the poop out of us because at 5 in the morning the fire alarms were going off, we smelled the smoke and the girls were on the other end of the house, so my husband and I jumped out of the bed and bolted. Thankfully it was just the wires and no real fire. So then we had no heat for 3 days before they could get us worked in. 3 days of 50° weather INSIDE the house with an infant 😑.Now let's talk about the craftsmanship. What they don't tell you about building these house in a factory is how HORRIBLE the lighting is. So the sheetrock work looks like garbage. We have already had them out twice to fix (and leave us a mess everytime) and even the 'expert' said he is ashamed of the work that they do. I can't even begin to tell you how bad it is. Every seam and joint shows. And the floor, we opted out of carpet and just did the roll vinyl through the house... my daughter and I have asthma and dogs and it was just a no go. We went this route because my dad owns a floor store and I could get hardwoods for cheaper. The vinyl would just act as my water barrier and win win. Thankfully I do not plan on keeping this floor. They didn't bother to sweep or clean in out before they laid the vinyl so there is trash and garbage under which you can see and feel. Then were the two halves meet, they stapled the vinyl to the floor as the transition. What the heck is that. Why not just glue it?!!Sorry for the long rant. Just wanted to make sure I provide anyone with a few descriptions of what is to come purchasing from this builder.

Seems like my review is going to mimic alot of the ones on here! Would not allow them to build my dog a house!! After almost 2 years of dealing with them coming to "fix" things on the original punch list only added to that list! Shoddy workmanship for sure! Doors that don't close, cabinets, ceiling and drywall not acceptable, not enough insulation, carpet issues, linoleum issues, siding issues, lots, lots, lots, more! Too much to list but you can believe I have it all documented with pictures. They are gonna say they are working with me but I even contacted the owner, Jim Holmes, he came out looked it over and said he would get back to me. Guess what it has been two more weeks and still nothing! They give me the run around when I call...they are always in a "meeting" or something to that effect! They are trying to see when they can "make time" to fix the work that should have been finished over a year ago! They are full of excuses but no solutions. They recieved their money so of course lets not worry about the happiness of the customer, seems like their attitude! But for us, the customer, we have to pay for something we are unhappy with! If this was your family home or your family period would you be so quick to brush it off? You should be embarrased to put your stamp on it! Look at all the reviews! They all say the same things! But hey at least your consistent right?! Please, please, please If you are looking to build your dream home go elsewhere to make that happen because this has been a complete and total nightmare for me and mine. Save yourself the headache and heartache!

Where do I start we purchased our home September 2009 and it's had continuous problems !!! it started i noticed minor problems like shower doors installed wrong gaps between the doors our front and rear doors on our home not sealed you could see daylight through the outline of the doors. are heating air conditioning lines were not attached so no air came out of the vents. walls cracking, gaps between the wall and sealing, which we still have! a factory repair man was looking under our home and found the drain line was not installed so the water was just running under my home ruined my (belly boards ) my floor is also warped were the water had sat so long . also while putting up our home they damaged the floor and used a some from the entry way to patch it so they installed some snap together wood flooring at the front door and the spot they patched has a gap all the way around it!!!! now we have had some problems with our roof and 2 roofing companies have inspected it and said it was installed wrong from the factory and they we're very surprised when I told them it didn't leak they said it would soon start now I have a 6000 dollar roofing bill because my insurance company won't help because it was installed wrong from the factory so BUYER BEWARE!!!!! and the warranty they have is a joke it cost 200 dollors for them to look at your claim and they keep your money if they decide it's something that's covered or not . I almost forgot we have also had to replace the bathroom flooring because of a incorrectly installed bath tub drain that made the floor weak and cracked upon standing on it now its also weak in the hallway outside of the bathroom i feel as if we were taking advantage buy this builder very badly!!!! they don't care about you just your money !!!!!!!!

Things went a little slow in the beginning with getting repairs made to our new home but once we talked to the right person at HBS, things moved along quickly and everything went smoothly. I had confidence in the rep we dealt with. He kept me informed and stuck to his word and did an outstanding job on everything that they repaired. Very pleased!

Home Building Systems provides an excellent product for modular home buyer. However, their service after the sale leaves much to be desired. It has taken me 13 months to have the punch list items for my home addressed.

Stay away, zero craftsmanship. I think they have blind carpenters working for them. Worst decision I ever made. Bought from future homes in NC, they also just want to take your money and shoot you a line a bull. If you buy from HBS you better know how to fix things.

I've had a Wonderful Experience with the Reps of HBS since the building of my home.. My home is absolutely beautiful! We moved in our home in December, and the punch list was completed today.. Shout Out to Nick Brooks, who was the contractor handling the punch list.. Mr. Brooks was Excellent! He went above and beyond fulfilling the obligations on this list. He showed us what he did, and how he went about fixing the issue. Nick was Simply Amazing! Their workmanship leaves a lot to be desired. Crooked doors, cabinet doors, wall-posts, light fixtures, etc. They do things quickly and don't focus on quality. The floors are shaky and noisy. Won't ever use them again.

Terrible craftsmanship!! Our house has had nothing but problems. French doors leaking, shingles not laid correctly, doors hung incorrectly, sink leaking among other things. What they came and fixed was a joke!

My boyfriend and I got a modular in December. We did the walk through and it was 2 pages worth of fixes.. 6 months later still NOTHING but added things to our list.. I would NOT recommend anyone buy a house from here

Will not return phone calls when I did get ahold of Scott he said he couldn't hear me and would call me back well if you can hear me then how are you calling back csnt leave a message all voicemail boxes are full would never referr no one to them!!! Thry dont hold up to there end of rhe deal when it csme time for the year overlook no one knew nothing service sucks and so do there homes!!!

After 3 trips no one seems to be able to fix the sliding back door that is bowed in the middle at the top and bottom.On the fist walk through we showed them and all the want to do is adjust it and that makes the door crooked when trying to shut.The siding was coming off in a few places they send a guy to fix it and he only fixed the ones on the rearThe trim around the vinyl a kid could have done better the Hardy plank that was put on the porch was not cut to fit it is about 2inches over hang.The carpet where it meets the transition strip the tacs where sticking up and they told us to hammer them down.The amount of times you have to call and get the run around is rediculous.
