I am a property owner in Bend, Oregon as of a year ago and I was referred to Velocity Property Management by both my brother and sister-in-law and a realtor they had used there. I have been delighted to work with Lindsay and the team at Velocity since I bought the property in October 2022! They have been very available and easy to reach, quick to respond to concerns and issues and basically I have not had to worry at all about my house being well looked after. Unfortunately the last tenants had concerns that were unfounded and honestly hard to explain. Things like a yard work team entering the back yard unannounced and damaging things (yard work per the lease was not provided, but up to the tenant), and other complaints about lack of communication. Anyway, all unfounded and untrue complaints about the team at Velocity. I would highly recommend working with Velocity Property Management if you need assistance with a property down there in Bend and the area.

Velocity was very unprofessional, and deceitful when renting from them. They are hard to get ahold of when needed, and their lawn services broke into the backyard resulting in damage to our items and property in the backyard. When asked about it, it was denied. They never got back to us when a request was sent in to approve a member of the home. Do not peruse Velocity.

Even before we moved here 5 years ago I hired Velocity after an extensive review of other similar businesses in Bend. Velocity managed our future home as a rental until we moved here. I really can't say enough about Lindsay and Stevie and how they run their company. I've been working with them at Velocity since 2017 and I've had a fantastic experience from day one. Property Management requires a lot of knowledge and, well, management to enjoy success in real estate investment and Lindsay works hard to stay informed on the ever changing regulations that PMs and landlords have to follow to stay in compliance. I'm between properties and currently searching for my next property in Bend, which I'll be contracting with Velocity to manage again. A+ here, highly recommended if you like things done well and promptly.

I only have fantastic things to say about Lindsay and Stevie. Velocity Property Management is the best property management company in Central Oregon by far. They set the bar pretty high for the other companies around town. Last spring was the last time that I was a tenant with Velocity. I was also a tenant of Lindsay's back in 2008 for a year.From the first moment I contacted them in the Fall of 2017, it was a pleasant experience. They are highly professional, friendly, and knowledgeable. From the application process, to scheduling repairs that inevitably need to happen at times, it was a painless process.I had a very rare and unfortunate circumstance with an aggressive neighbor that vandalized my vehicle, and made me feel like I was no longer safe with just me and my two kids living in the apartment. Velocity was more than accommodating, and immediately helped to get me out of the situation. This is a property management company that listens to the needs of its tenants, and wants to provide the best service to everyone they work with.

In a world full of shady property management companies who only care about sucking as much money as possible from their tenants Velocity Property Management was a breath of fresh air! While looking for a rental in Bend, Velocity was the only one that had a house we were interested in that actually had good reviews so we decided to rent through them. After being a tenant of theirs for 18 months I can attest to the fact that they absolutely deserve all the good reviews they have. They were always prompt in responding to any questions or maintenance requests we had and just made the whole process of renting really easy. We even got most of our deposit back (minus carpet cleaning) which was awesome! All the previous property management companies I’ve rented through have tried to keep every last cent they could even though I’ve always left the rentals clean and in excellent condition. Stevie was the main person we dealt with and it was always a pleasant experience. She was professional and we always felt treated with respect. If we didn’t move out of state and buy a house we would still be renting through them. Needless to say I would highly recommend Velocity Property Management!

As a short-term tenant of Velocity, our family had issues from the beginning. We arrived from out of state to find that they had never been to the home before our arrival. There were several issues with the home and land surrounding the home which included unsafe construction items With two smaller children, this was tough. They did offer discounts on the rent but far from fair. It took over 2 months to get items fixed. Lindsay talked out of both sides of her mouth and tried to tell us what we wanted to hear. At the end of the day, they are looking out for the owners not the tenants. It was very obvious that this is who they would prefer to have a long-term relationship with. We asked them to come out before our departure to inspect the property and said everything looked good to them. When we received our deposit, they got us for another $175 cleaning fee when three days prior things "looked good." We would recommend that you check the property out personally and get all the details in writing. Velocity is out for their own interests and don't have their tenants' best interests in mind. Good luck and be careful if you use them!

The home I rented was older and had a few appliance repairs and updates while I was living there - each time Velocity scheduled the repairs quickly and communicated very well to track progress. I am a former tenant of one of their properties, and as someone whom has dealt with many PM companies, I was so impressed by the service, professionalism, and personal care they provided. My emails were always answered, and my calls were always returned. Their properties are quality and fairly priced based on current market rate. It’s so difficult, especially in the world we live in today, to know what you’re getting into when renting a property, but I say with extreme confidence, that you will be in good hands. It’s easy to write negative reviews. Lindsay is an extraordinarily good property manger.She manages three brand new townhomes for me. These properties had been on the rental market for 3 months with a different property manager. None had been rented. Once Lindsay became the property manager, things changed dramatically. She recommended that we install window coverings and washer/dryer units and proceeded to purchase all of these and oversaw the installation. She took excellent photos, listed them on several sites, kept all listings current, kept in touch with me about the progress she was making. She set rents that were optimal, but competitive; all units were rented in a timely manner to responsible tenants.Recently, we had a huge plumbing issue while the home was under warranty. Resolving this issue, which should have been straightforward, was not. She must have spent 20 hours over two weeks with various inspectors, contractors, and plumbers trying to identify the problem and find a solution, while mollifying the tenant who was justifiably upset about sewer gas in permeating her home.Lindsay did a terrific job with never a hint of complaint about the amount of time and hassle it took to resolved the issue.Lindsay is bright, personable, diligent, responsible, and an excellent communicator. I highly recommend her.

Lindsay has managed our rentals for over 12 years with great attention to detail and efficiency! She's provided quick response to tenant repair emergencies, collected all money owed, overseen remodels of units and had very few vacancies. She's allowed our rental properties to be investments and not problems. In fact, she has had former renters seek out her services and our properties after returning to town or changing their housing due to their prior great experiences. We highly recommend her team's services if you're looking for a professional with experience and proven success!

Velocity management was mildly hands off and pleasant when we were tenants. Upon move in, there were nails still in the walls, holes in the garage walls, paint scuffs, various stains, holes in the ceiling from something/someone in the attic, nicks in cabinets, and cleaning that wasn’t done when we’re moved in. Overall in good condition but these defects were noted on our move in sheet. While we were tenants, they were not very accommodating with scheduling required inspections around our schedule, they would choose and date and time for us and enter if we weren’t home. We had to live with the rug upstairs majorly pulling up because they said they couldn’t repair this while living there.My biggest complaint comes from the move out process. We requested a move out walk through the last day of our lease but we’re told they couldn’t accommodate until days later. Although this was at their request, they still threatened to charge us for not returning keys before we could even do our move out walk through. Although the house was left cleaner than when we moved in, at the move out walk through they demanded additional cleaning to avoid being charged. They provided a written list of items noted during this walk through and all were taken care of other than repairing holes for TV mounts and shelving (which we were instructed not to fill per the lease), painting, and a required carpet cleaning fee.Once we received our deposit back, we were charged the carpet cleaning as required and an outrageous amount for the hole repairs and painting ($1,125), including the attic holes/access even though that was there when we moved in. We were also charged for them to change the landscaping which was not discussed in our walk through. We trimmed all landscaping before moving out, however they chose to cut down natural plants/bushes to their roots and charged us for it. Another thing to note is they said they do not hire professional cleaners at their expense between rentals (or do any of their own cleaning).Above all I found Stevie to be unprofessional and rude at our move out walk through and would not rent with velocity again for this reason alone.

My partner and I applied for a duplex offered by Velocity. My girlfriends credit is high 700s and mine is in the mid 700s. My girlfriend has no derogatory credit and easily qualifies for the rent on her own, and I have "6" late payments in the last 3 years in the same unit, of which none were more than a day late and the last one was over a year ago. During the pandemic we both went to reduced hours, and still paid our rent early every month. Velocity declined our application because they couldn't "justify the risk". They have now reduced the monthly rent on the property, a price that we were happy to pay with overall good rental history. Their client is now losing $1200 before the lease is even signed, and they had good very qualified candidates ready to move in. If you are an owner, do yourself a service and find a realistic property manager. Don't let Velocity blow a good opportunity for quality tenants.

We tried going through quite a few other property management companies in the area, all of which turned out to be no help whatsoever. Velocity Property took over our existing lease in Bend and we can honestly say out loud Thank Goodness! Lindsay and Stevie are true professionals and treated us as such. They are both extremely responsive and helpful. They walked thru our home and not only listened to our concerns but actually solved each problem we had. Including getting a new dryer and fixing the garage door. Both extremely important in making a rental feel like home. The only reason we moved is we decided to buy a home. It was just the right time and circumstances for us personally. Called yesterday, secretary asked for our name phone number and email address which was kind of odd, said Lacey the owner would call us back. Over 24 hours later no call back no emailnothing. I am a real estate professional and I’ve worked in central Oregon since 2006 with some of the best realtors and appraisers.
