The builder consistently fails to meet deadlines and fails to produce quality work. Also, don’t expect Hanco to complete your checklist after your walk-through. They will ignore it. Save up for hotel expenses while you wait on them to get around to your checklist, weeks after your move-in date.Most important, the builder will maintain possession of the HOA after the neighborhood is complete, despite his attempts to deny it here. The HOA is called Hannon Group. Same people? You decide.As a member of a Hanco community, you will join your neighbors in paying tens of thousands for landscaping (a narrow strip of dead grass) and the maintenance of the neighborhood pond (i.e. retention pond) each year. The beauty of the swampy pond should more than compensate for the lack of other amenities (like a pool or playground).These are not honest people. Stay away.

I rented a house from this company in Red Hill Commons in Conway. I paid a $2200. deposit. When I left the house and yard were cleaner than when we moved in and we installed blinds throughout the house. When I got my deposit back ( I was told it would be $1700.00, but infact they charged me $550. For paint for where a security pad had been removed. Renter be warned do not expect these people to be fair with you. I would look elsewhere for a rental.

Just closed on our house today. 4/9/20 We did a walk through, week before last. We had a 20 item punch list. We had final walk through Tuesday. 3 of the 20 were cared for. They PROMISED to have all other items cared for BY CLOSING. NOPE. Now I'm no longer a prospect, I'm now a customer, so I have ZERO confidence that our list will be cared for 100% as they have cashed the check.It's early. But at closing we never got a thank you, let alone a bottle $4 wine. This is my 4th new house and NEVER had a builder who did not follow up on problems, that should have been cared for BEFORE closing.The attention to detail, and lack of supervision of their workers is the main problem from where I sit. They DO NOT INSPECT as they go. They simply trust their subs and employees to do the job without inspections.My house was slapped together and I fully expect we will have issues in 1-5 years.I will update this review as the situation improves or get's worse. So far 2 stars. Nice house design, but very little concern about quality and poor fit and finish. We are moving in tomorrow and have to go through and clean the entire house, as if we bought a used house. The OWNER of this business needs to GET IN THE TRUCK and LOOK AT EVERY HOUSE HE PUTS HIS NAME ON throughout the process. There is NO WAY that is happening at Hanco.UPDATE 6/12/20We still have items on our list that need to be addressed. Promises of resolution are getting harder to believe. We'll see.

Hanco built the home we purchased in July of this year. Much of their craftsmanship is rough. There were tons of blemishes in the drywall, and many of the planks of the floor are not glued down and rock and squeak. They even neglected to cut the hole in the drywall for the dryer vent and didn’t bother to fix it in a timely manner. But what really takes the cake is the fact that they didn’t bother to grade our property correctly, so when it rains our entire backyard floods. I’m not talking a little water either. It legitimately forms a small pond in our yard. I have contacted them numerous times over the past 3 months to give them a chance to fix it; however, there response was to have my attorney contact them, which I will do after I share my concerns online. The people are exceedingly rude, and have no sense of urgency in anything they do. If you are considering purchasing a home from them, don’t. Save yourself the trouble and get contractors that actually care and know what they are doing, so you don’t end up in a situation like ours.

I have been in my house in the Diamond for almost 2 years now. Waited this long to review so I could get a complete picture rather than over react.Well I can say the house over all I like-- I like the lot, community layout, I like our sapphire floorplan, I like the upgraded flooring and kitchen countertops are super nice. That’s about where the good stuff ends.My doors do not close right, not sure if they are all hung poorly or the foundation / slab itself is sinking unevenly and causing them to be miss-aligned now? The door out to the garage I had to move the plate on the frame down over an inch to get the door to close right after year 1.The French doors out to the patio wont stay shut when pulled, you have to lock the deadbolt or they just open, now the front door seems out of whack too as the deadbolt is now starting to have a hard time entering the plate on the frame (like my door out to the garage did). And even worse than all that is the sheetrock job, I have cracks all over my walls and ceiling, over 20 of them now, some of them are now 3 feet long too, just ridiculous, looks horrible and cheap… I have bought a few houses before and never seen anything like this, Hanco pretty much said well it’s on you and your problem, don’t contact us about it anymore, how nice for a new house!!! Kirk should stand behind this and have this sheetrock fixed if he was a man of value and stood behind his products.Overall disappointed in certain aspects of the house and even more disappointed in Hanco and how they have responded. I originally chose them because they are a local builder and I wanted to skip the BIG national names like DR and Lennar but I clearly chose wrong there, lesson learned.

Worst company ever!! So many issues and Brian who calls himself the superintendent is extremely unprofessional by bad mouthing the neighbours when doing walk throughs. Many problems with the house but get crappy emails from the main office who really don’t seem to be willing to help. Let’s hope that they follow through with all the work that is going to need doing for the 11 month warranty. Doors do not shut properly, doors are not hung straight, patio door barely locks and that’s just to name a few of many. Very unhappy with this company and will be reporting them to the BBB. Builders entered my home after I had closed to do work that should have been done before closing, no notice, I just came home one day and the sink was ripped out. Was a struggle to get a key and a garage door opener they had to be returned. Would never trust them With anything.If I could put negative stars I would!!

**Edit - There were not 20 visits to our home. The one visit after closing was from a contractor breaking our irrigation box. The second In addition to the tax issues, Hanco did not pay THEIR portion of the 2017 taxes for our property in particular, which our attorney just discovered this year. Please stop trying to act as if we're the problem. My wife and I tried to contact Hanco over the issues we had. We were told that Kirk Hannon would no longer allow his employees to respond to us. All we were asking for was to making the wrongs, right. Now not only have we had to deal with Hanco 's shortcomings with NO public apology to myself or my wife, as they have obviously done with others, but they now are not paying their responsibility of property taxes. That's right folks. They're not paying their responsibility of taxes they're sticking homeowners with their portion oftaxes. A neighbor in the island club is passing out paperwork on how to report Kirk Hannon and his contractors license . Had anyone reached out to us in decency to try to resolve this, it would be a completely different story . But we were refuted every time we tried to call. No apology, NOTHING.

She processed our contract with all paperwork expeditiously. She attended our walkthrough with and was very professional making the whole experience pleasant. We are so pleased with our new home.

We just purchased two homes from hanco in the diamond . One for me and my wife and one for my elderly mother. Kirk and Bryan really went out the way to answer all of our quiestions and was very polite and courteous. I come from a family of builders and I know first hand the struggle of coordinating subs and dealing with permitting etc. To my surprise both of our homes were done on time and the couple small issues we had after we moved in was fixed and taken care of. The painting was done poorly, which we paid extra. If you try to wash the wall, the paint comes off. The drywall is so thin, it crumbles if you try to hang a picture. The front door is not hung correctly and the paint used on the front door smells like plastic burning when the sun hits it. The concrete patio, pad, front porch and driveway was poured and not smoothed and the Driveway has already cracked. The yard was not levelled and the sod not layed correctly, so many holes and ruts, you could break an ankle. We had several items on our walk through punch list, none were done. He has a house contract that is borderline illegal. He is not responsible for anything after you close. After closing, you cannot get the keys to the house until after all money and paperwork has cleared. Never heard of this. We waited 2 days to get into the house. I would never recommend this builder, he is a liar and a cheat. Wished we knew before we signed the contract. He has refused to repair any items on the 11 month maintenance form, which are major items. We have reported him to the Better Business Bureau.

Terrible real estate agent they have at Island Club at Sun Colony! She started with "we don't go down on prices", sorry, but everything is negotiable in life to a point. Then she proceeded to snob us out based on our age (young couple wih children) and tell us that she prefers selling to old folks because they move from up north and pay cash for the houses. She also made A BUNCH of assumptions based on our type of loan, a couple that stood out was our credit score, which she assumed on several occasions that it was ruined, failing to notice that we were driving a brand new 2018 car! We got it with our excellent credit!Then she assumed we were uneducated, WRONG, we're both college graduates! And then proceeded to mention ghetto like places that had USED houses on sale, or new cheap poorly built houses from a shady builder. She did this on several occasions! We couldn't believe she was assigned there to sell, yet she judged us, snobbed us and then proceeded to send us to other builders!We chose a more reputable builder than Hanco, who doesn't even care to get a competent real estate agent.We signed a contract on a beautiful home in an awesome community with big backyard and a view to the pond. Way better than what that woman was trying to show us.Oh, and from what I could tell from the houses she showed us, they have TERRIBLE painters! The entire house was painted wrong, with painted parts that looked like cracks, front door painted poorly (stains and door knob stained), kitchen cabinets looked cheap and they do not include the fridge! She suggested us buying a used one from Craigslist, again, assuming we didn't have money for a nice new one. The whole experience was humiliating and absurd. Run away from these people!

Failure to follow original building specs. Kirk didn't follow about half of what was agreed on with the selling agent. The biggest failure was changing the kitchen upgraded cabinet color with what the original sample was at the model diamond home. Bathroom cabinets were not the same as what the model had. We were told the bathroom cabinets in the model was the basic cabinet used in all the homes. Not the case here. Two upgraded electric outlets were not installed as agreed. (the list of shortfalls continue......)

Townhouses are only 3 years old and already major repair of exterior wall is required because of water damage due to improper and shoddy workmanship. Hanco seems to be all about doing work as cheaply as possible, and it shows. Plenty of evidence throughout our community.

I really don't have any complaints about my house but I do have issues with how they leave debris all over the work site, papers and cups from workers are now all in the creek behind my house and no attempt by hanco after numerous calls and complaints they have done nothing about this situation. Also Hanco ows the residents of the island club at least a barbecue for picking up all the loose wood and boxes that could have blown into our homes during the hurricane, also we had to take care of opening the drains otherwise homes would have flooded let's see if we get a response on this .

Save yourself some heartache and find a different builder. Disappointment after disappointment with this builder. We went through the entire building process and then at the walk through decided to step away from the house that was built. Kirk has a huge ego and refuses to admit shortcomings in the work let alone fix it. He did however give us our down payment back so I will commend him for that and that alone.

Terrible, mean, rude team.Empty promises, don’t complete what was charged for. The foundation and all yard sinking in water. Have a mushrooms there now. And NOBODY- care! Lacy is lied about fixing the problems, and they are try to destroy as more is people, as possible.Ignorant, attitude, not care. Run! They really believe- they Are untouchable...Wish never knew them and they terrible house,and Nazy regulations.

BEWARE of this builder. He holds onto the HOA even when project is built out. They increase HOA fees and delete services due to their poor management of HOA funds!! Some of their other communities have had to sue in order to get control of the HOA. Potential buyers be VERY AWARE. Insist on a copy of the convenants BEFORE SIGNING.

I purchased my first home from hanco construction and I made a mistake. This company doesn't hold up their one year fix. I have called numerous of times and nothing has been done. I would tell anyone not to purchase a home this company. Very poor quality homes.
