DO NOT RENT FROM THIS COMPANY.I’m grateful that they allowed pets and work with you in that department. That’s the good.The house I just moved into hasn’t been managed - it’s obvious.The hot water heater is in the spare bedroom closet behind a secret door. I took a very cold shower before I finally found it.I cannot get the dryer outlet to work.The stove has a power cord that doesn’t fit the outlet. They just sat the stove there knowing it won’t plug in. Lazy.There’s trash in the yard.They waited until I moved in to get their maintenance contractors to fix multiple things that weren’t ready.Edit: I’m downgrading this to 1 star and if I could give negative 1, I would.I’m trying to get internet but the provider requires a signature from the property manager. I sent the paperwork for them to sign 4 days ago. I called again today and they had no clue - so I sent it again.The property manager emailed me and said he needed to discuss it. So I called, waited 20 minutes on hold only to be told he has left for the day at 3:30. This is the absolute worst management. Pathetic. Do NOT rent from this company.UPDATE: After 3 months in the lease, I found someone willing to take over my lease so I could move & I needed to move for personal reasons. Stevens realty would not lose a dime. However, they said I have to pay a penalty of one month's rent in order to have my name removed from the lease. It was in my lease that I signed, I admit that. But the unwillingness of this company to work with me is infuriating. This is BY FAR the worst experience of my life dealing with this low life company. BBB is next. DO NOT RENT FROM THIS COMPANY!

Do NOT rent from them!! Move in coordinator IRIS does not do her job.My husband and I recently were approved for a rental house through them. I was told the house would be move in ready on Feb 5th, on the 9th we did a viewing and it was pretty gross and the back was horrendous. I was a lil confused and concerned because they said the house was going to be ready on the 5th, so I called and asked about it and they assured me that it would be ready and cleaned before our move in date (Feb 19) Fast forward to the move in date and it was in the same exact shape and we know for a fact that nobody had even entered the building because we took some stuff out of a junk drawer the previous tenant left and it was in the exact same spot we left it in during the viewing AND our lock is a smart lock, we can see logs of who has entered, nobody had entered the house since our viewing. I have emailed our move in coordinator IRIS about everything and how I am very unpleased with my experience and she has completely ignored me where as before she answered within a few minutes, she has even ignored basic questions, horrible experience with her. Before emails I had done calls but I would be on hold for a ridiculous amount of time and could never get a straight answer on anything so emails seemed better. Before the move in process they were pretty bad then too, they told us nothing about the house or the process of getting the house by word of mouth all we knew we read on their website or guessed. We moved in without knowing our property line (our neighbor let us know) without knowing if the city would pick up our trash or we had to dump it and we were never provided any copy of our lease, digital or physical, I had to call for it and the person I called said he had to get approval to send it over. This was our first time going through a realty company and we really expected it to be a much smoother experience. They did send cleaners in after almost 2 weeks I believe and they said they had come to do basic cleaning “clean counter tops, light fixtures, sweep and mop” is what they said they were here to do. My husband told them not to bother as I had previously talked to Iris and told her we did the cleaning needed to move in as weren’t going to move into a disgusting house and she had me under the impression it was going to be a good professional cleaning. After looking into them more and reading reviews on BBB this seems to be a normal thing, horrible company who obviously doesn’t care about their properties or their renters, wish we would’ve done more research before hand. Don’t make our same mistake

This company is the lowest piece of filth I have ever dealt with. They were unhelpful over the phone and lacked professionalism and integrity. It is beyond my belief that this is even still a standing realty and for so many places to rent/buy nevertheless. They had us fill out an application without the intention of even considering us for the place we applied to rent. The application costed us $45 a person and I would be surprised if anyone even read it. There are also several negative reviews stating that the same thing happened to others. On top of that, due to the credit score check, our credit score was dropped by over 50 points. I beg of you, if you are considering using this realy, don't. You will save yourself from the same thing happening to you. I really cannot begin to understand how this is even a little bit okay. Stevens Realty truly deserves an award for how scummy and truly disgusting they are. I must reinstate this, thank you so much Steven's realty for showing me what kind of dirty lowlives walk this earth in Cookeville Tennessee.

IRIS does not do her job as you can clearly see from all of the previous reviews and getting any of these employees in the Philippines to do anything for you is a joke. No calls back when they say they will. Charge you a move out fee of 1475 when you’ve never even lived in the home. Tried to say they took the house off the market for us to move in. When the home wasn’t even move in ready it was disgusting carpets ripped stuff caked into the carpet. Home smelled like someone had been smoking in it for years water pipe busted out and rusted shower was disgusting fans caked in grime and dust. We have photos to prove everything and SCOTT the local rep is just as bad as IRIS do not use Obligo and attach any of your payment information.Save yourself the time and money of working with this horrible company. Please read all the negative comments prior to mine because they are all true.

Worst management company I've ever seen or worked with.They charge for the manadatory inspections, $75 for the inspection, and if you have pets that is twice a year.18 work orders have been out in and never once has someone come to do ANY of them. Here's some of the issues never fixed:It took a month to get any solution when the AC went out in Summer. They brought two portable units for a 3 bed houseMain bathroom door doesn't shut unless you slam your body against itHalf the doors don't shut properlyThe seals on all windows are bad and let through air and moistureHouse had rodents before and during move in without any notice to us or attempt to fix itBack deck needs to be replaced, the railing can't bear any weight without almost falling offAlmost all bulbs were out during move inMaintenence manager buys cheapest parts possible then TAKES THE DIFFERENCE for himself (blatantly admitted to doing this)Charge for smart home services that were never installedYou have pay for air filter for the HVAC system that barely works.You have to get renters insurance through the company or you have to get a whole year from somebody else (can't do monthly)One of the sliding laundry room doors was down, and I had to personally out it up after over 1.5 years of it being on work order.That is just some of the issues this company has. They don't take care of the property and blame tenant for any damages even if they were pre-existing. (Example: the "granite" counter tops, have a pink counter, with speckled paint on top that is half peeled off, and one of the doors is missing almost all paint)We put in 30 day move out notice and we're just told three weeks later that they never received it and are charging another months rent ($1300+ for a house appraised in 2023 for $98K). Their system failed to let them know of the notice and are making us pay for its mistake.I advise you to never work with this company, as they will NEVER work with you.

They don't respect your space, mental health or respect privacy, I have herd two days fighting up above me about how they going to deal with me, I just would like days off without to having carefully walk around I was suffering from episodes of anxiety, and I when I told the gentleman in a honest response and transparent, saying that I could here someone, To my mistake I was wrong and told them about my illness and how I take medication for it. Yet I'm still hearing that I need to go. I will never rent from them again and you know what? That's okay. It's a shame that it has to be like this cause I was with them for years. I really appreciate Christy and Mary Steven's too invidule that keeps easedropping me. I have the right to have too some common respect and privacy forcing me out without a fourteen day notice. Shame on you, sir, for being discriminating. You can air my closest to dry. I am not scared of my short comings, going to find a new agency where we can come to an agreement. Steer clear of this establishment if you don't wanna be exposed. I have been with this agency for years and paid my bills on time and got out of line until recently. I will be seeking legal advice.

Rented an airBNB from them. Thankfully this is the only interaction I will have with this slumlord company!!!We stayed at the place 2908 Prentice in Lawton OK. This place was 100 percent unacceptable. There is no hot water or pressure and the shower leaks/shoots more water on the wall than in the shower. The floors are un finished and broken, causing a safety hazard. Half of the base boards are missing and have expose nails. The doors are not fit properly into their frame that does not allow them to open or close properly and do not have proper locks. We cannot prepare any food due to roach infestation. There are no toiletries or other essentials. This place is unsanitary, unsafe and should not have been rented out as it is not ready for guests.

The storage untis they have off Grandy are horrible place to store anything. I had my stuff in there brand new couch over 3000 dollars paid for ruined from infestation of rats they chewed holes through the ceiling to get in. I have never seen nothing like that in my life so much feces everywhere. My couch turned from a navy blue to a yellow green color from all the feces and pee. The hole floor was covered my dishes was covered. There wasn't one inch that wasn't covered. They told me it wasn't there problem. How is it not I had no food in there nothing that would attract them to that unit. And the fur in there where they are fighting eachother is ridiculous. I couldn't even clean or enter the unit cause it was to the point breathing in the air when moving stuff would cause you to be sick. So hands down worst place ever.

It was very difficult process so it Deteered us us from renting from them. They had some sort of bidding process so the price was never what you thought it was going to be. And who was bidding? Was it them? It was a wacky process so We went with someone else. Not recommended it was a circus.

By far the worse place to rent from, for starters, if you have unforseen circumstances to cause a life altering event like having to file bankruptcy, even though they are getting their payments on time monthly they will not renew your lease and then they will harass you the entire time. Don't bother trying to talk to property managers, they will not speak with you and their entire customer service crew isn't even in this country and are rude and disrespectful! Don't waste your time and money with these horrible people. The owners should be ashamed of themselves for the way their tenants are treated!

Slumlord, short and simple. Kiss you deposit goodbye, because they don't fix things before you move in, rather blame you, the new tenant. If you have a problem and it requires actual work, they won't do anything about it. I'm still waiting (4.5 YEARS) for someone to repair the front window that falls out of its track. It doesn't close. When I moved in, the carpet was torn. Still hasn't been fixed, but now that I have a cat it's my fault? Ha, what rubbish. Praying extra each month to have air filters delivered, but they rarely arrive (every three months instead of the monthly we're charged) and they're the wrong size filters! When the neighbor's pipes burst last winter and collapsed my floor, they tried to blame my cat and I went 5 months with a 3 foot hole in the kitchen floor. Five months. They changed my mailbox lock and never gave me the new key, that's been two years of fruitless arguing. What the hell are they doing in that office? Don't even get me started on the mold, cockroaches, and bedbugs, it's been years since they sent an exterminator. Avoid all duplexes in McMinnville and any building maintained by these petty charlatans. They actually threatened to evict me over the last review, so here's hoping this one is read and understood by prospective tenants: avoid.

I've been trying for 2 months to resolve the erroneous overage charges to my rental account. I've spoken to their off-shore folks dozens of times and they always say that "Jamie" is going to look into it and call me back. Last month, I finally received the appropriate credit, just in time for them to change their payment system and the credits were not applied correctly in the new system. Since then, I have received 2 additional overage charges that are also in error (from other tenants) as acknowledged by them. I am just an old veteran and I'm worn out calling 2-3 times a week to try to get this resolved. If anyone out there among all of these terrible reviews has any suggestions, I'd really appreciate hearing them.

The check-in and check-out process was easy. The property itself was great. It was exactly as pictured in the listing. The location was quiet, safe, and close to everything. It’s very clear the people who work the phones have no idea what’s going on. This place seriously needs to be reworked with new guidelines for them to use when dealing with the tenants, and have a system that they can be up to date about ANY concerns the tenting has. I got an email saying I needed a renewal inspection, spent 4 days trying to schedule it! Then I reach out again for someone from the inspection team to verify I can still expect someone to be here, now all a sudden I don’t need one done??? Like Jesus come guys which is it? You need to have much better communication in place with your residents and the owners and the property managers need to actually show their faces to people so we know we’re actually being looked after by the ACTUAL people who own and run the place.. proper communication can change ALOT.

I move in the house over 2 years ago and they still haven’t finished fixing allot of details in the house every time they come to fix something only to show up but never solve the problem the last thing is the stove top not working they send a guy to fix it and he just changed a piece and left wen I try to turned on didn’t work only make a noise so I checked the underneath and found that he left a tool inside now is all melted finally called them again last week put till now no response. 😞

This realty is a joke. They scam people out of money for cheap unmanaged some even dangerous conditions with no regard to the tenant. I do not need to rent, but did do an application due to so many bad reviews. It was 45 dollars well spend to be able to report to the proper authority for renters rights laws. When I called the ladies were lovely and helpful. But when I was turned down for housing I received an email. And because my credit was not good they were not willing to work with me. At least refer people to others that may help. But the email was so cold. And I never had to put in a bid to find a home for me and my family just to rent. Honestly, this city is not helpful at all. I understand they have had some bad tenants but don't group us all in that mix. 😢😢😢😢

Rented from this company at the Dogwood Pointe area 3 and a half years ago. I write this review to say the first time was ok, nothing majorly went wrong. Second time I decided to go back because another spot in Dogwood Pointe area was available. Total opposite experience. Didn't even move into because it was roach infested, cancelled everything. Wouldn't give deposit back either which is no surprise. I also continue to receive phone calls and emails saying "Heat doesn't work." or other work orders from someone, have requested to not be emailed or called about this address for well over 2 years. Don't rent from them if your life depended on it.

Do not use this company. Inquired about a rental property, received an appt. to go look at it. Talked with someone in the office due to having issues with applying thru their website. Lady was very helpful but no luck on applying, their website must have been down. She said she would check into it. The following day I seen the property was off the market after I was told it was available. This is one of several companies in the Chattanooga area that handle rentals and absolutely no good!
