The tiny homes are well built and reasonably priced. They are, 6-12 months behind in building. If you order one today, expect a long wait time. They have no lease lots available. They have no knowledge of anywhere locally to place a tiny home. Salesman Tim is nice enough but doesn't follow through with promises of contact with more information.

I finally visited! I wanted to see in person if I could actually live in a 10x 20! The Dalton is awesome! I wish I could’ve viewed the cottage, it was on the mountain and unable to view. Call ahead and make an appointment. Lots of love y’all! 💕🏡

Amanda, Randy and Amber have been great through my purchase. This company is the way to go. Great builds and Randy always comes up with great specials of some kind every year. A day without a Randy and Amanda video, is like a day without sunshine. Can't wait to come and see you. You have done my life's dream 1000 times over. I tried for 42 years, to get affordable housing in California. Senior women are the fastest growing population in America. I even had a project approved for development 30 years ago, but California has never allowed it to be built. Keep doing what you do, we really need housing for seniors and young folks alike. Fantastic experience with ITH. Had a few minor issues after tiny move to lot (as you do in any new home build). I emailed list in order of priority and they fixed them all with above and beyond care and speed. Emily, Amber and the workman were all great! Love the Forrest in tiny town here ❤️🏡

These homes are such a rip off, the lot rents will go up up up just like mobile homes where folks with their homes paid off are being priced out due to raised rents. This company, once all the lots are sold will begin raising rents. And the prices of the homes! You can get a mobile home 3 X the size with 6” wall thickness and much more efficient heating/cooling set ups. Or purchase a stick built home on land for almost the exact same price!. And Split systems are terrible at keeping one warm and cool. Wake up america, this is a self absorbed business man simply adding to our countries homeless problem in the future. Don’t purchase one of these homes! People are already beginning to resell them.

Great quality people Randy came to stay. This site grabbed my attention since 5 years and some ago, and can't stop follow it. He does too much for people, and the quality of Tiny Homes is neat, they are beautiful, all of them. Amando works a lot for sales too. Great Amanda.

Hello:I’m giving 5 stars & I don’t even live there!My opinions are my own, not directed at anyone individual. I just want to share my thoughts. First, I’m a 59 old female. Been watching I.T.H. for almost a year.I have two things.First for the negative people who say land can be boughtFor the same price? Not really. Land has gotten very expensive! I will tell you? Owning land is only the beginning! We live on 5 acres in a big double wide. We have been here 25 years. You have to cut it, maintain it and work it and it gets expensive quick! I would have done sold this place if my husband was not set on being here. Very hard for a disabled to do.In our case, we are both disabled now. I have a big place with lots of stuff. To much stuff. I hope not, but if I became a widow? I couldn’t afford this place & I like to have plan B in case.I would put my money on Incredible Tiny Homes & on Randy Jones & Amanda without thinking twice!Because at the end of the day? Bring disabled now? I don’t want lots of stuff, a big place, and if I didn’t have my son cutting the place it would be to expensive.That being said? I’ve read negative reviews about some being told to leave or they will raise rent or they didn’t reply to my email.All I ever see is Randy & Amanda always working not just to sell a home, but to make a difference for somebody who otherwise wouldn’t have a home by helping them have a better life. At the end of the day? They care people. They really do care. Never heard anything about them raising rent. I would sell my home and go to a camp ground and even wait till a place came available because I would want to be able to eat good, keep my vehicle up and just have the basic needs without worrying about what I’m going to sell or cut off just to have basic needs.Randy and Amanda and the dedicated builders there at I.T.H. don’t have time for email. They work constantly. If you don't like the buy in, then don’t sign a contract. Live elsewhere.You get a contract & know what you are and aren’t getting knowing you don’t own the land before you ever sign.I promise you one other thing. There are two sides to every story. Randy & Amanda don’t strike me as someone who just goes around making people move out for no reason.Not everyone’s intentions are good so if you don't pay your rent or bother others you would probably not be renewedFor all the negative Nancy's. . I love I.T.H. Probably done picked my home out 500 times! lol!I adore & love Randy, Amanda and every hand blessed that builds them, because I know they are changing lives for the better! I will hold out to come there if I’m ever alone, without thinking twice!God bless!

Well I called and was planning a trip to Tennessee to possibly buy one. Before retirement I made sure to have a good supply of product on my yard to meet demand. The nice lady told me nothing was available to sell on the lot. I just wouldn't be comfortable coming all the way to Tennessee and paying cash for a RV/tiny home without seeing it then coming all the back home then all the way back to Tennessee again to pick it up then potentially having a problem with it which would create a third back and forth trip.. please guys stock at least one of each of the models you offer. Sales would absolutely increase 25 percent. I'm wondering why these these two never mention being foreclosed on at the brothers resort thing. Feds came in and sent them packing.. fact.

The "Craftsmanship" is less than! Look close! There is something very wrong when a company builds a house and puts the metal roof right on top of the rafters! No plywood, no nothin! Also, a reputable company does not have you pay 100 percent of the cost of a home upfront months before they even start! Less than company! Less than people! Buyer Beware! If you are told six months for a house it will be 3 or 4 times that long! And there is so much more!

I've had a very good experience with ITH. They have good hearts and try hard to make the customer happy. Each of their neighborhoods has a different feel and look. Randy would "give away the store" if he wasn't reined in by Amanda, but I think they've finally struck a good balance. The only area I had been a little disappointed with was in their communication with the individual customers. But that's gotten much better recently. All things considered, it's a good place to live economically. It would be terrific to have some young families here - I love the sound of children laughing and playing. It would balance out the complaining from all us old farts. Maybe a kids' playground would attract more families. ITH is a great place for first time home buyers and these homes APPRECIATE in value, unlike mobile homes, which start to DEPRECIATE the minute you buy them.

We made an appointment. Randy met us at the door and showed us around, he even came out to the truck to meet our dogs! Very friendly and informative, not pushy at all. He's a great guy, with great prices and product!

The Incredible Tiny Homes YouTube channel blocks and hides comments that don't speak of them in favorable terms, thereby preventing viewers from getting the full picture of the company. Anything critical is kept hidden. In my opinion, what they are doing is unethical.

I just want to warn folks against buying these Incredibox homes if you live in a winter/snow climate. I've only had my home for six months. So far the roof is leaking and literally every inch of the house is drenched in moisture. From the ceiling to the floor, the walls are damp. My electrical sockets are damp. Windows and doors are damp. Really just a disappointing purchase all around.

I am so happy I read the reviews. I always stay away from companies that don't respond to negative reviews. It shows their lack of integrity. I find their Youtube videos to be a little to aggressive and they constantly talk over people in these interviews. I will definitely find another company to work with on a home build one that stands behind their work and addresses concerns especially for these poor people who have waited a ridiculous amount of time to have their homes completed.

DO NOT trust the Sales Team at Incredible Tiny Homes! After being told to move swiftly into signing a contract to secure a price and amenities, they refused to include the advertised amenities listed on their website in the contract. The Sales Team blamed me for "misunderstanding," even though I provided screenshots of the advertising listed. After receiving the screenshots, Incredible Tiny Homes updated the website and removed the advertised amenities. The Sales Team then played a back-and-forth game of blaming each other (and me) for why they refused to include these amenities. The Sales Team missed many opportunities to correct the situation by effectively communicating. I've repeatedly asked to escalate my concerns to a member of Management, but no member of Management will reach out.

I was reading the negative reviews and saw how many people talked about the company being non-responsive. So, I wanted to state my experience with just getting information. I submitted an email and Tim responded fairly quickly (within 24 hours) and told me to call him. I submitted a second email but no response. However, he did tell me to call him directly in the first email. When I called he answered and took the the time to answer all my questions. I didn’t feel pressure but he did make it clear he was ready to make a deal whenever I was ready. I called back a second time and he answered again. I got my follow-up questions answered and then his service went out but by that time I was good. I thought Tim was pleasant and attentive and really explained how the deposit was for the land development and non refundable as it relates to buffalo mountain. I am still trying to decide if Tennessee is a good fit but I do like what Randy and his team is trying to do. And let’s give Tim some grace. I am sure him and his team are getting a lot of inquiries.Update (12/8/2023): So, I did it! I purchased a container and I can’t wait. The building time to start is a little longer than I imagined. However, the time will allow me to prepare for staging and paying off the house before moving in. Micah and Amber have continued to respond to all my emails and text, even after getting my money😀. And I have also been in contact with the builders who were able to provide an update on my place in line to start my build. So, overall I am still excited and pleased with the company. This is one of the only companies that take credit cards, which for me made it possible to fulfill a dream and as I stated earlier by the time I move in everything will be paid off.

Their prices seem reasonable. The lady in the front office was helpful and friendly. You can actually enter a few of the tiny homes and walk around the lot to see the other ones from the outside.

I have been watching Randy and Amanda for over a year now. What remarkable people. Great ethics, morals, and caring people. I would be there now if I could. I want a tiny home. I want that life. But not in the cards right this minute. The craftsmanship and quality of their homes are top notch. I don't think anyone is going to give you the quality that ITH will. People very nice the tiny homes were so much smaller than when seeing the videos. Some designs had awkward designs. Glad I saw them in person .Really liked the container home to my surprise. Would change up the bathroom and bedroom but the price is out of my range.

Most of these 5 star reviews are from their YouTube mafia who have never dealt with them in person. Please do not do business with these people. They make empty promises to close deals bc they desperately need your money.
