Working with Mill Creek was wonderful! We had no intentions of using them but were persuaded by a friend to give them an opportunity. After our first meeting we knew we had our builder. Their bid process and construction was above our expectations. The design center made selections a breeze, and David, Megan, Steven, Lance, and the rest of the office crew were always helpful. Most importantly, they were available for discussion at all times and quickly returned emails/phone calls/text. No surprises at the end, just a beautiful home that turned out exactly as we wanted.

Our experience with Mill Creek Custom Homes was exceptional throughout the entire process. The final product, our forever home, is absolutely beautiful and exceeded our expectations. We’ve received so many compliment from friends, family, neighbors, and even our UPS driver!This was the first time my wife and I had a home built for us, so naturally we were a bit intimidated at the whole process to bring this into reality due to no personal experience doing this before.From the beginning, the initial meetings with Sales (Bryan Sanders) were very respectful and informative on how the entire process goes and ensured they can handle everything required to go from an undeveloped piece of land to a home with all the amenities while staying in our budget. Bryan was very knowledgeable on the entire process and housing design specifications and was able to design and tweak the home to our liking. Both the Salesman Bryan Sanders and VP of Sales David Hadsell walked my property with me to study the terrain and help advise on their most recommended placement and orientation of the house to meet the requirements of being far from the road but also accommodate drainage due to uneven terrain surrounding. They also advised and helped plan for future proofing this build, such as stubbing out for a future swimming pool.The selections process went very well, the Design Coordinator (Meagan Semora) was very helpful and patient with us reviewing all the possible design aspects of the home, and very accommodating to last minute changes on our part.During the building process the Construction Manager (John Miller) would contact me each Monday morning to go over the plan for the week and to address any questions or concerns I may have. John was a pleasure to work with, on many occasions he met with me on the job site to show the progress and ensure we were satisfied with certain milestones before the next stage of construction was begun. I.e. Inspecting the framework/wiring before drywall covered it up. Beyond satisfied.Thank you Mill Creek team!Service: Home building

Mill Creek Homes. We agreed on a price and paid a $2500 design fee. The price was the close to the advertised on the website. Later when we were about to start building the price suddenly dramatically increased. Clearly a bait and switch program watch out. We didn't use them and I was out $2500. I would have never written this review but saw this has happened to several people so clearly was not an oversight but a shady business practice.

It is now four months since we moved into our new Modern Farmhouse built by Mill Creek Custom Homes. The house is gorgeous and ALL visitors have been stunned by it, both inside and outside. Building a house brings seemingly unending stress for most of us so it was important for us to check the quality of the workmanship I.e. by viewing partially completed Mill Creek homes and also meeting the Sales Team. We immediately felt comfortable and confident with both.As we worked on our contract the Sales Team engaged regularly with us and helped us stay within the budget and still gave us an elegant custom home which looks far grander than the actual cost. Thank you David Hadsell and Bryan Sanders! Yea!Bryan Sanders, our designer extraordinaire, designed the house and built in some beautiful architectural features which distinguishes the whole house…. beams, tray ceilings, archways, concealed lighting. That man is creative!John Miller, our Construction Manager, was a champion for us and gave us unlimited attention, direction, and access to him directly whenever needed.Meagan Semora, our Selection Advisor, quickly picked up on our style and guided us through a gazillion choices. The results speak well for all of these talented professionals!The relationship we built with the team was very productive. As with any builder, during the process there were instances where some things were not quite as we had envisioned or , in some cases, needed additional attention. We addressed all such instances with Mill Creek and in ALL CASES they worked with us until we were satisfied with the results. Even after our Move In they have continued to return and attend to minor issues that we discovered after living in the house. We have been impressed by this, given that some builders just ‘take the money and run’ never to be seen again.In regards to finance, we monitored our Change Order expenditure very closely. We worked with the Mill Creek accounting department regularly in reconciling our mutual spreadsheets. They responded always in a timely manner and were always accurate and spot on! Subsequently there were no surprises at closing and everything balanced to the penny!In summary, we love our new home. It’s a good house! Every room is a design delight. We can’t believe it’s ours! If you are looking for a home builder , we would definitely recommend you meet David Hadsell and Bryan Sanders at the Mill Creek Chappell Hill Design Center. They are a reasonably priced Custom Home Builder who will work within your budget to deliver a really fine home.

Mill Creek is a good custom home designer. Unfortunately, they did not meet my expectations as a custom home builder. They are a production home builder, lacking the “custom build” attention, details, and quality oversight to a homeowner’s expectation.The introduction, design, layout, and selection phase was appreciative. Design changes and updates were quickly addressed and reflected accordingly. It was quick, organized, and in detail.Once committed and the Purchase Agreement was signed Mill Creek communication and customer service degraded. The relationship appeared to become scarce. Even during construction I was disappointed with the lack of frequent communication and engagement from Mill Creek.From the start my observation of the Construction Manager did not seem too engaged with the project, almost treating it as part-time job. He did not seem to know the specifics of my custom build, mechanical organization and layout, and any level of construction quality oversight of the craft. I found it hard to earn trust and confidence in his abilities. Mill Creek states the Customer will receive a weekly construction update, however the majority of instances I had to reach out to my Construction Manager for the update. That said, the relationship with the Construction Manager was respectful and professional. He acknowledged my concerns and addressed resolutions. He made efforts to right my issues.The build was unorganized, sloppy, and mismanaged. When Mill Creek states up front “there will be mistakes,” that message is for certainty. I accepted this possibility given mistakes are commonly made in construction. But knowing this is a custom home builder, I assumed their reference to this was minor in nature. I was wrong. So much disappointment and frustration around the number of “lazy” mistakes and rework which could have been avoided if there was adequate construction planning, craft guidance, and oversight of the Contractor.-Quality, quality, quality… it was lacking. The “Construction Manager” is a coordinator, not a manager. It was embarrassing to identify the deficiencies and poor workmanship myself. In my observation the Construction Manager did nothing more than coordinate the next activity and communicate with the Homeowner. I cannot think of one occasion my Construction Manager monitored quality control or workmanship, or made aware to me deficient work, incorrect installations, or sloppy workmanship until I brought it to their attention. Quality control is left to the Homeowner.-Rework and repairs are all “handled on the backside,” which caused further schedule delays. It was stated to save expense costs Mill Creek postpones all repair work to the end of the project to prevent multiple mobilization costs by their subs. In doing this work is left undone for months, deficiencies are forgotten or missed, and sub availability and timing has the potential to delay build even further.-No indication of construction sequence, foresight, or constructability planning for custom amenities or features. Prior planning was not taken to identify mechanical installation items. It was a “figure it out as we go” plan… which amounted to repeated rework, and time, and schedule. I feel this house has more scars and scabs due to repairs, rework, and poor workmanship.-On many occasions Mill Creek did not follow Purchase Agreement terms for Change Orders. Change Order approval was sent to me e-mail after the work was performed. Mill Creek made no attempt to reach out via phone call and communicate this or explain the reasoning.-House build details not clearly identified in the technical specifications or during design are at the cost of Homeowner; even if mistakenly missed by Mill Creek and after Purchase Agreement executed.

We cannot say enough good things about Mill Creek Custom Homes. We are in the middle of our 2nd new construction with them. I usually don't take the time to write reviews but this one is well deserved and overdue.In 2012, we decided to make the move from Cypress to Bellville. We bought land and had the option to use a builder of our choice. I brought a list of 20 items to our first meeting. Items that I would love to see in my home along with a little idea of the open concept we were looking for. At our design meeting, I was blown away with how Mill Creek took my simple black and white "list of wants" and turned it into the beautiful place I would call home for 10 years.In 2021, we decided to make our next move. Every Realtor we interviewed couldn't praise Mill Creek enough! Every single one of them said they always could pick out a Mill Creek Custom Home because of their craftmanship, attention to detail, and the quality of work shown in every house they had build in our area.Fast forward to 2022 and here we go again. We once again picked a neighborhood where we could bring in our own builder and we knew right away Mill Creek Custom Homes was our choice. It is a different world to build in compared to 2012. Mill Creek has been very proactive to stay on top of ordering, pricing and trade management.There are so many builders to pick from and it can be overwhelming. There are key attributes that helped us make our decision, not once, but TWICE. The staff at Mill Creek Custom Homes sets an outline of process up front and leads you through every step of the way. They are quick to find the answer and to resolve any issues along the way. Selections are personal and custom. Reps meet with you face to face and they help you find YOUR dream look, not choice A,B or C. Weekly communication during the process keeps both sides up to date with the game plan and if at any point there is an uncertainty, they are just a phone call or click away. Building a house will have its challenges. That is normal. It is one of the biggest decisions and purchases you will ever make. So, it will have its challenges but it is how the builder and customer respond to those challenges. Mill Creek Custom Homes exceeded our expectations.Keep doing what you do best Mill Creek Custom Homes! Our experience with Mill Creek began Jan 2022, we were drawn to them by their advertised website price,on our first visit we spoke of the price from the website and they stated it was subject to change, we asked what is the price with and without the bonus room on a particular plan? We were told $532K without the bonus room and $560K with the bonus room. We opted no bonus room. We met several more times and signed a design service agreement and paid $2500. The service agreement had a time schedule listed that was not followed by Mill Creek, many times scheduled for us to return 2—3 weeks later and we were lucky to get email replies for our questions. We called the office to find out what our budgets were due to no replies from our sales rep. We have emails stating our budget asking sales if we were still good with our budget as we made changes to the plan and were told yes. Each time we returned we were told we needed to remove more items off our plan to free up $ so we removed a large knee wall, 500sq ft of patio along with many other items but never ever saw credit numbers for those removals, they were not transparent with us even about the numbers, if a change was made to the plan and something was added the number went up but not down with what we removed. At our last meeting weeks later and very minimal communication with them, the first numbers we actually saw during this process and the price went up with over a $160k disparity between our communicated budget for the home build vs what the final number given to us. They knew our budget, wasted our time and energy and never communicated any changes to the budget along the way causing us to lose our locked in interest on our bank loan. We have requested our $2500 back due to not agreeing to a fully executed plan (per service agreement) and they HAVE NOT honored that request. After speaking to the sales manager we were told that the website numbers were GROSSLY UNDERPRICED yet they continued to be advertised with no price adjustments many weeks later until just recently updating the price to closely more represent what the actual starting price is of the home. The owner did not take any responsibility and offered us half of our money back after persistent emails, we sent him a detailed email stating our experience and again asking for our full $2500.00, he then asked us to send him all email correspondence, which we did and never heard back, when I have emailed back to him asking him for a reply he basically states he hasn't had time yet he continues to now ignore any correspondence from us. That would only be to bring up their ratings because they have been dishonest it’s customers and ho have rates them low in the past. In response to your reply for my review....That is all lies.....We had in no words, written or verbal EVER agreed to a 630k budget..Let's start by addressing the fact, you can reply to a public review because it’s public but tell me on email you don’t have time to reply? I’ll address this response one piece at a time in the order of your reply. Pricing and the extreme volatile market that is subject to change. Well, the subject price was $512k upon our first visit brought to the attention of Brian, your sales rep. His reply, that price isn’t accurate. I asked, what is the accurate price? Brian’s reply, $532k without the bonus room. As I have stated all details on my previous review, bottom line is after many meetings with Mill Creek and being led to believe our budget was inline at the last meeting we were shocked that we were given paperwork stating the price was now over $150k more than agreed. This is wrong! It is also wrong that as I read your reviews that you and your sales employees choose to give your company 5 star reviews to increase your ratings which is false and I had to report you for this. The bottom line is…. your sales manager clearly stated that at the very end on the phone the house was grossly underpriced to start, that’s where it all went wrong and that is where you all are trying to make up the difference blaming it on upgrades and cost of materials.In simple terms potential home buyers....STAY AWAY from this homebuilder...they are not honest, no integrity and like to give reviews for themselves! You will see this as you research their history and reviews. You can see all their responses to negative comments absolves them of any wrongdoing whatsoever... We had someone from the company come out to look at adding an covered outdoor area to our backyard. Right off the bat, the guy just seemed rude and didn’t even introduce himself. When he got here, my dad mentioned multiple times that we have a dog in the backyard and asked if he could please keep the gate shut when going in and out because he will run out if the gate is open too long. Well the guy didn’t listen and left the gate open and let our dog out. He has been missing for almost 2 days now and we are devastated. The guy didn’t even apologize or offer to help catch him. I know accidents happen, but my dad said it over and over again to please be careful with the gate and it’s terrible that he showed no remorse at all. The overall experience with them was awful.
