We stayed at Monte Vista, which was a nice place. Upon our arrival, we discovered that the place was not very well cleaned. The toilets were the main issue. They state that if the place needs a “touch up”, they are happy to send someone over. This suggests that they already know there’s an issue with their cleaning crew. The dryer doesn’t work. We washed towels and had to dry them outside after running several cycles in the dryer. Finally, the reason for my one star review: We also had to deal with very little or NO water pressure the entire time due to rolling brown outs for water conservation. They acted like this was a new thing. However, recent google reviews prove that they knew this was going on and failed to disclose this information. I understand this is out of their control. However, I believe prices should be adjusted, or at the very least, they need to let people know that they will not have water at times. The solution that we were given was to bring ice chests to their office to fill with well water so we could flush toilets. We paid way too much money to have to deal with this inconvenience. I think we’ll find somewhere else next time.

The area was awesome. The rental house was beautiful with enough space for all the children plus adults. The swimming pool was so, so clean and loved the little water fall.

Make sure you take pictures of ANYTHING broken. We noticed the bottom of a chair was broken on our first evening there but still usable . It was so minor we didn’t report it. We were charged $150 from the deposit.House is new and beautiful. Lots of open space. River access is quiet and secluded but the walk there is steep, we were not allowed to take vehicles. There are no couches downstairs. The AC did not adequately cool the house . They did allow us to check in a little early. However, The floors were still visibly dirty and lots of hair In bathrooms. We decided not to complain , after all they let us in early. The toilet clogged on first use, the office people were not too kind about it.

We had a lot of fun on the river. As far as the house is concerned (River Recess) I would recommend looking elsewhere.When we walked in the floor was filthy. Yes, they say call the office for touch ups but we were ready to get vacation started and not wait for someone to sweep and mop when is should of already been done. A $140 cleaning fee is tacked onto your stay and I honestly don’t know what that includes.The biggest issue was the AC. There are signs saying not to put it under 74. Even on 74 there were a couple of hours in the middle of the night the AC wouldn’t kick on. It is 90 degrees outside and hot. The upstairs was extremely uncomfortable to sleep with hardly any ventilation. The fan didn’t offer much cooling.Definitely not what I would expect from a cabin when we paid the amount that we did.

Frio Fun is amazing. We used them the first time in Aug 2022. Amazing house, we had a blast. Then in Jan 2023 (during the off season) they opened a house for us to stay to visit a family who lost his wife. I would suggest Frio Fun to everybody. Their houses are amazing and accommodating. If they don't have something you need, they go above and beyond to be sure you do. Thank y'all. See y'all soon. :)

We just left 71 Laurel Ln Concan, TX…dealt with NO water and no water pressure. House was not cleaned thoroughly upon arrival. Items were broken(chair, back screen door),refrigerator was malfunctioning and trash was piled in receptacle upon arrival. Whoever owns this property should strongly consider using a different management company. We spoke with Bob and attempted to inform him of issues and his excuse was, “he doesn’t sit behind a desk.” He was hostile at the onset of the phone conversation because he was out of office when we went to check out…although I’m sure his staffed warned him that we were coming in and left fled like a coward instead being a man and facing customers. He was very rude and disrespectful and he stated his staff informed him that they were treated disrespectfully, when in fact, they weren’t. I don’t know if his staff was lying to him or he was lying about what his staff informed him of. DO NOT book with Frio River Fun. Save yourselves the headache, hassle and money.

We really had a great time during our stay. The reason I'm not giving 5 stars is because our entire stay was so hot. We stayed at River Recess and the first day we got there we had to ask someone to come out to look at the AC. They's a sign saying how you can't go under 74 degrees. There are ceiling fans, but you can't control the speed of the fans downstairs. They have a fan and a ceiling fan upstairs but the thing didn't really blow enough to make a difference. After they "fixed" the AC, we couldn't really tell the difference. Sleeping at night was miserable and never got a window unit. Come to find out, the AC was on it's last leg and had to be replaced. For as much money as we paid, we should of had a working AC or offered fans. The river was a little low, but very nice and peaceful. We had plenty of room for social distancing.

Had a great time. Loved the cabin we stayed at. Not far from the river. Only problem we had was cleaning crew took some of our stuff thinking we had left while we were at the river. We had booked the cabin for 3 days and this happened the second day we were there. We got to recover some of he stuff(chairs, cart, canopy’s). But we’re still missing some water tubes, covers to the canopy’s and a few other items.

We stayed at The Nut House, the listing was false advertisement. It statedBED-1 2Q - there was only one bedBED-2 2Q, 1F FUTON - the beds were full size and not queensBED-3 2 BUNK EDS & 1FUTONThe kitchen faucet was broke, the washer would not work properly, it was way off balance. The thermostat could not be lowered below 74 degrees because the unit would freeze nd we would have to pay an extra $200 to have it fixed. The bed spreads had stains on them. When we told the management office they just shrugged it off. Other than that it was a nice property.

I was disappointed with the air conditioner, the dishwasher, & the washing machine. They did not work. The walk to the river was very dangerous for a older person, which I am. The couches on the second floor should have been on the bottom floor. We never gathered on the second floor.

We stayed at Agave Point, NOT WORTH THE MONEY! All the rooms were really hot at night, no one got any sleep. Then they had signs not to lower the temp. Below 74° or else it would freeze over and you would have to pay $200 for some one to "fix it". The window unit is not even worth 200 dollars. In addition, part of the problem with the window units was lack of maintenance. The coils were just gross with caked up dust. The place was really out dated. The kitchen had a foul smell. The door to the fridge would not stay closed. There is a dirt road right next to the pool area so you get dusted every time a car drives by. Also, the traffic noise is bad. Some doors don't lock or close right. NOT WORTH THE MONEY!

Outrageous prices for cheap built basic homes. I have rented homes in Florida, New Mexico, Colorado, Nevada, Wyoming all more luxurious, more room, more amenities etc etc for half the price of all Concan rentals. Just crazy lol
