We agreed to build with Foster in November of 2019. If anyone would like pictures of any of this build please PM me and I will gladly supply them. 2006 Great Falls in the Promenade subdivision. Just to note, this would have been the third custom home we had built, would have been. We signed a contract on December 15th of 2019 and wrote a earnest money check for $10,000. January, February, March, and April go by, with foundation actually getting laid on May 8th of 2020. No framing was started until the beginning of June. It was the end of July before a roof was on the home. This was a two story home with plywood floors on the second floor. These became so water logged from multiple rain storms, swelling along the edges (again, pictures available). Even after having the home "dried in" we had water coming through the roof, through flashing and the underlayment on the roof (video available). The first coat of stucco was done to the first floor, and foam was placed over the sheeting of the second floor walls. The stucco was still at this state as of writing this review in mid October, the foam has been out side so long it is now yellowed. There were multiple areas the eaves of the home were poorly done. Some still in poor condition, one end of an eave starting out perpendicular to the ground, then 6 foot away at a 20 degree angle (outside the first second floor bedroom, look out window to the right). Mechanical engineering...... Turns out, in my opinion, the engineering was poor, and in locations drain and water lines had to come put of walls, go through the ceiling, out of second floor flooring, and back into walls. The two upstairs closets got reduced in size by 1/3 due to having to place AC ducts in those locations. The upstairs bathroom has a large block of area missing in the corner due to another duct. There are false cabinets in the kitchen and the mud room due to errors in engineering. The ceiling in the master bath water closet had to be dropped for duct work. The house wrap had to be removed and replaced multiple times due to being incorrectly installed. Many areas of sheeting on the home were done poorly. The next step was insulation, this wasn't started till after mid August. At this point we give Foster another $10,000 earnest money. Sheet rocking was done. The process of the cabinet installation was started. At this point Foster decided to unilaterally terminated the contract. He sited "material dispute". Foster did not discuss this with us at any point, we just received written notice in the mail and were locked out of the property. We were forced to hire an attorney, spending another $5,000. Turns out we could have taken this to arbitration, but even if we had won, Foster is protected under his LLC, one of multiple LLC's he has. Foster was a roofer for many years. Home builder was recently added to his resume. In my opinion, he should have stayed a roofer. I am now happy we are no longer involved in this home. My wife and I made multiple trips to San Antonio and the valley to pick out counter tops, tile etc. We paid for custom brackets to one of Fosters's contractors, $365, turns out the cost was only $265. Voluntarily, we did weather proofing to the home out of our own pockets and our own labor. Sealing around the bottom plates of walls, any openings to the exterior with spray foam, wiring for home theater, treating the wood for mold and termites. In my opinion Foster was accustomed to building homes then selling them, not having the ability to take suggestions from his clients or provide schedules of work to be completed. Use a professional builder if you build. Look at reviews. Look at Foster's reviews. There are two on Facebook (pulled his Facebook now, hmmm. Wonder why?) The first is from a person that works for him, he lists his employer as"harbor construction", this is another of Foster's LLC's. The other review is from another contractor, neither is the owner of a Foster home. In my opinion, BEWARE. Zero stars.
