Staying in The Springs exceeded my expectations! From the water view in the back yard over looking the river, to the beautifully furnished cabin with everything you would need for comfort, to the accessible amenities like firewood for purchase, the pool, kayaks, and game room. I will definitely be recommending this retreat to family & friends! And will definitely stay here again! I promise you it won’t let you down. It’s even accessible to nearby store, restaurants, and 2 markets for food.

A lot of good things I could say about The Springs for anyone wanting to enjoy this area. Very close to the little town of Leakey, beautiful area, swimming, hiking not far away, comfortable cabins. But for this trip, our timing was probably the best, beginning of October. Not so good for the property owner, but great for us, just set the tone. Very quiet, serene, perfect weather, hospitality was spot on. Just really a perfect trip for two childhood friends wanting to spend a relaxing time in an old familiar area.Walkability: Is not a place for hiking, but you can walk the parameter pretty easily.

I've stayed at many cabins in the hill country and this is one of the best. Lots of places in the hill country are dated or go overboard with the country cute theme, but these strike the right balance. The decor is rustic but dialed in right, and they're updated and in great condition. We got a river cabin and the back porch overlooks the Frio River. The cabin had full kitchen with stove, oven, and fridge although it was lightly equipped with just the basics. The beds were comfortable and the place was quiet. I had some questions before booking and the person on the phone was very nice and helpful. I'll definitely be coming back.

This place is so serene. Its off season and the pool is still beautiful, it's peaceful, the river is quiet and well kept, and Susie is so nice and helpful. We drove several hours for a peaceful getaway, and we found it here. The single reason for four stars is that there is absolutely nothing else to do anywhere close to here and people in town were not very friendly, but honestly this is no fault of The Springs or Susie. Thank you so much for the relaxing time!

Jan 2024 update: for context, we had a family-wide reunion at this location (~35 people) and rented various units across the property (not just the one I'm reviewing). Beautiful location, but when I took a vote across our larger family, not one person chose to book this venue again. Glad to have heard back from the owner, but it took *5 months to get a response.*Beautiful location and impressive exterior appearance, but that's where it falls short. For the price we paid (~$2,600 all-in for three nights) we were disappointed in the quality and felt we grossly overpaid.Here's a quick summary of the issues we encountered:Our family went in the dead of summer and the AC in our cabin didn't work effectively and a nearby cabin's AC completely died prompting the owner to ask us to return a fan she lent us due to our AC issues (any business in TX should have an ample supply of back-up fans in summer). We found serious safety concerns with electrical outlets and the water heater that were alarming and not safe at all. Numerous missing, or dead, light bulbs that needed to be replaced. Exterior light sensor dangling, yielding the outside light kind of useless. Two of the four fans in the house did not work at all. Dishwasher did not work. Useless "decorative" lamps on night stands with no outlet nearby. Insufficient towels supplied for what the cabin supported (12 persons) - where we later discovered damp stinky towels in the clothes washer and dryer from the previous booking. Only one small trash can for entire cabin and only two trash bags (we had to haul out our trash daily). Lastly, the BBQ pit was full to the brim with ash, rendering it non-operable (when we called about it, they came the next day to clean out at least).On a positive note, the cabin was clean (floors, sheets, pillows, towels, etc). Wifi worked pretty well too. The swimming pool is nice for kids, but there's no shade. The actual springs are pleasant and the grounds are clean; however, the smaller pool near the springs was moldy and gross.All in all, for the price, I would recommend looking elsewhere. I took a vote across our various families that were present (26 people in total) and not one person voted to return next year; a multi-thousand dollar loss for this business.

So happy with our stay here! What a magical place, with a private springfed swimminghole/pond(floats provided) plus an excellent pool (towels provided). The cabins include all linens, a real plus around here. Fully stocked with amenities, great little kitchen, excellent AC. Enough distance between cabins, plus quiet hours, ensured a relaxing stay. And at night we could see the milky way! We are already planning a return visit.Nearby activities: Right in Leakey, convenient to shops, restaurants, and the Frio River. Garner State Park is close by.

My family and I stayed at The Springs in July 2023. This is a really great place to stay. We were in Cabin #4. It was super cozy and relaxing. Our AC worked really well for the July heat and the camp is clean and well maintained. There is a full kitchen and everything you need. Suzy is very nice too; she runs the place.I found a yummy Mexican food restaurant called Mama Chole's. My family and I ate there 2 nights in a row. There are 2 grocery stores and several other restaurants within walking distance. I will stay at The Springs again and I am looking forward to it!My family and I have been going to the Frio for over 80 years and I have stayed in many of the camps on the river more than once. I have great memories staying directly on the river. Yes, Its nice to stay right on the river where everyone tubes..... but The Springs is close enough to drive to all the main floating places without all the noise. They also have a pool on the property, as well as a dammed up spring. My son swam a lot in the swimming pool and in the spring pool.In my opinion, the main river has gotten very crowded and loud over the past 15 years. One of the things that annoys me the most is the Bluetooth speakers on the river when all I want to do is float and enjoy the quiet. Everyone on the river has their music playing as loud as possible, what a shame. The other annoying thing is way too many people leave trash and junk in the river. How terrible! I can remember when hardly anyone knew about the Frio and it was precious to all the people who did go. Is it so difficult to pick up after yourself?!? Soapbox moment. :(The Springs is very quiet, beautiful property, and away from all the crazy people on the river now days. In the morning before we got busy I was able to walk and enjoy the peace and quiet. I saw some deer, baby deer, and lots of birds and some other little animals, butterflies, and bumble bees. That is exactly what I want when I go to the Frio. Peace and quiet with nature.

We found The Springs at the last minute. We couldn’t have found a better spot. Our cabin was perfect, the swimming hole was perfect, the pool was perfect! The property is nice and clean and sooooo relaxing. And last but not least Ms. Suzy the property manager is awesome!! She made sure we had everything we needed more than once. This will be one of our little get away spots from now on. Highly recommend The Springs

Excellent stay! Our cabin was clean & well maintained. The overall property is exceptional and relaxing. We enjoyed time in the swimming pool, on the hammock & walking along the springs at the back of the property. Nice amenities & attention to detail. Our family enjoyed grilling on the back patio & making memories around the fire pit. The property manager, Susie, is exceptional and makes you feel like family. Frio Springs definitely is the “prize jewel” of Leakey.

Our family loved our stay! The manager was very helpful with all my before arriving questions. The cabin was much larger than I expected, housed the 5 of us very comforably! The springs are beautiful and my kids braved the chilly fresh waters all day everyday we where there. Then we all enjoyed the pool in the late afternoons into the evening. Each cabin had its own BBQ pit, fire ring, and table out on the covered back porch. Very convient to stores and resturants. We will for sure be back!

This is a beautiful area! The swimming pool at Frio Springs Lodges is nice and clean. The river front property was so peaceful. However, I am only leaving a 1 star review because the Ranch house we stayed in was super dirty and I feel like Jared and his property manager, Brad, were a little dishonest with us.We originally booked lodge #4 and when we called to confirm that we would be late checking in our host said they were “upgrading” us to the Ranch House. This house is easily the oldest building on the property and had not been cleaned before we arrived. Dead cockroaches in the closets and under the beds, our children’s feet were black from walking on the floor, two of the bathroom showers had a constant leak and were covered in mildew, the third shower had a big crack in the floor and there was hair from the previous guests in the shower, toilets hadn’t been cleaned, there was a layer of dust/dirt on all of the furniture and in the windowsills. It was bad enough that we almost cancelled our reservation.We called Jared and Brad at least 4 times and sent them a few text messages. They never once responded the rest of our stay. We tracked down the cleaning crew ourselves. They were very kind and came and mopped our floors and cleaned the bathrooms for us since there were no cleaning supplies in the house for us to do it ourselves.Because of the filthiness of the house we spent as much time outdoors as possible. We really enjoyed the area, but not the host or the accommodations.

Stayed there 2 nights and it's pretty there. The pool is clean and inviting. All the rooms had porches with chairs and grills. We stayed in room 10 and it was very rustic. Everything in the room worked and was clean. Who ever does maintenance and repair needs to be fired. There were so many dangers in the room. Half of the electrical plugs didn't have covers. The breaker box didn't have a cover. The refrigerator ran off a plug next to the sink that was not GFI. The carbon monoxide detector didn't work.This room needs serious help. I was glad that we didn't have any little kids with us. I would have been a nervous wreck the whole time.Even with all of this the beds were comfortable and the price was right. If I get a chance I'll come back.

Spent the day at The Springs walking around the beautiful property, wading through the springs, and sitting by the waterfall feature. Amazing location where we could access the nearby river floating companies, grab tacos, and stroll through antique stores. The new management has created an amazing resort where one can relax, spend time with family, and go on peaceful walks through fields of wildflowers. Will definitely be coming back in the future and can't wait to see everything that is to come!

It says on the website they have day passes and it shows a beautiful swimming hole. I pulled into the property as the gate was open, spent 15 minutes looking for someone. There was no swimming hole, just a creek with maybe 5 inches of water. While I am looking around for someone to help me, the maintenance guy drives by and locks the gate, trapping me inside. He could have taken 2 minutes to ask me what I was doing there instead of just playing this psychotic little game.. I had to climb over the fence and look for help, injuring my hands. Eventually the maintenance guy drove back past, and I asked if he knows these people who own the property because I'm trapped there. He kind of says with a smirk on his face that he is the one who locked the gate because he thought I was a guest. So he was trying to lock a guest inside the property? I am tempted to call the police on these people.

I had a great time at the Frio Springs lodge. The house was large enough for all of my family to enjoy, plenty of rooms along with all the necessities we needed. The kids had a wonderful time exploring the river and feeding the ducks. If your looking for a not to far get away this would be the place to go...

I recently stayed here and was quite disappointed. Firstly they run the office out of a sister company office and checking in was a nightmare. Lodge #7 was poorly maintained. The light fixture in the bathroom did not work. There were missing lightbulbs throughout the cabin. The linens were awful.the pillows were flat and gross. The shower was covered in mold/mildew. I would not recommend this place to anyone!

First of all room was clean,clean, clean. The property was clean and beautiful we stayed in the cozy cabin six. This is a must go place to stay my girlfriend loved it and already wants to go back. Siiting down by the wayer in the morning with coffee was great and at night also... Quiet and peacful we will definitely be back to stay soon. Thank you all for this place.

Absolutely one of the BEST lodges in the state! The springs are refreshing and the trees by the spring are some of the largest trees that I've seen in Texas! The staff is very attentive and kind! 5 stars from me!

Absolutely phenomenal accommodations. I came with a small group from Camp Hope in Houston and the hospitality we received was above and beyond anything I could ever expect. 10/10 I will recommend to friends and family and will be back myself.

I went to a memorial service for people who lost their lives in the '98 floods. It was so moving to see how people came together to clean up and repair everything and then having the service for those who could not.
