***Response says more about Luke than us. Threats, false statements and avoiding the facts. My photos are real, their FB 5-star reviews are not. I was texting Sam just yesterday. I was not home on 9/21/23, otherwise available every day for 10-weeks. “Claims with the Labor board”? Really? ***Contracted with 1st Rate for a 1-2 week project (as written on contract). After 8 weeks, we were promised job would be completed at end of 10th week.After weeks of substandard work, we requested that actual trades (plumbers/electricians/drywall/paint) be used rather than the 2 tile installers who were doing everything. At the end of week 10, cabinets, toilet, sink and shower were not complete. At this point, we decided to contract with trades on our own to have the job completed.The sink could not be hooked up because the drain was too high when the line was relocated to center of bathroom. This necessitated cutting into adjacent bedroom wall to lower the drain line so faucet could be hooked up. Now we have a wall to repair in a bedroom. Plumbers also found construction debris blocking the drain and the vent pipe was loose and an attempt to glue it in place had been made. Summary of other issues: Tile guys did drywall repair, texture and paint that had to be re-done by actual texture/painting company, tile was re-done in areas due to inconsistent grout lines or crookedly placed tiles, grout not matching, sloppy painting over grout or grout completely missing in some areas. Instead of replacing some tiles with clean cuts, edges were ground down and clearly don’t match other tiles. The contract required me to notify 1st Rate before “any negative reviews are posted on any website”. I sent notice with a draft review with over 21 separate items. Gave 1st Rate the opportunity to dispute or correct any of the facts. No response in writing. I did receive a call less than an hour later from the owner (Luke Carrisal) and was told “this means now it’s going to get ugly” and later “I’m probably going to sue you now”. He clapped and congratulated me for getting the salesman fired who wrote “Job Duration: 1-2 Weeks” on the signed contract. Luke asked if I wanted to be conferenced in so I could hear him fire the salesman. The conversation was almost an hour long and beyond unprofessional with the sole purpose to threaten a lawsuit and a lien. Again, I asked for any inaccuracies in my draft review and received no sensical response. Luke had also blamed me for the delays in an earlier conversation about the status of the job. In response to that, I went through my texts with his personnel and calendared all the days where nobody showed up (5), showed up after noon (6) and noted the evening where, in the interest of moving the project along, we allowed an electrician to show up at 7pm and leave after 10:30 pm. After weeks of unprofessional treatment, I did some research as the glowing reviews I based my decision on seemed very suspicious given the way our project was progressing. I strongly suggest anyone who is considering hiring 1st Rate to look at DC Tile and Remodeling as well. This is Luke’s previous company and the reviews on various sites are very similar to our experience. Check their Facebook page; many photos are of other’s work (even photos with the 1st Rate logo on the photo). In a quick search, I found 6 photos, 3 with their company logo, that were taken from websites including a door manufacturer, Amazon and a painting service in a different region of the country. CHECK THEIR FB REVIEWS! I FOUND FIVE THAT ALL RECOMMENDED THE SAME GROCERY STORE IN NEW ZEALAND! As I write this review, I have paid 1st Rate $20,681.19. I will spend $3K+ with trades to complete the job. Luke compiled an incomplete list of remaining work and arrived at a credit of $1,053 (which included $8 to install cabinet doors with new hinges and door hardware). The last “offer” was to split the difference, or he files a lien on my property. Unprofessional. Unreliable. Unreasonable. Poor workmanship. Project consisted of: Demo ceramic flooring and install new porcelain flooring (living area, entry hall, kitchen/breakfast, Master bath, 2 upstairs bathrooms), new countertops for kitchen and master bathroom, frameless shower for masterbath, convert 2 bathrooms from bath-tub to walking shower with frameless glass.- Quality of the work: 1st rate has great skilled professionals performing the work, that listen to customer and provide good quality finished work. Extra credit for their flooring person (Alfredo) , their Quartz person (Marcelo), and their finishing (drywall/paint) person (Jose) who really impressed me. As any big job, and construction, it is expected unknowns during demo (of walls and floors), change of plans (add scope), and even mistakes. I was able to coordinate directly with the Team doing the work and have any issues/changes addressed. I felt the team performing the work would make full efforts to make things best possible and ensure I was happy with end result.- Cleaning: I had a special requirement that for all demo work and installation, to take extra time/care to reduce dust and ensure to clean/vacumn areas as work progressed. I have to admit they did their best to keep dust down with HEPA filter exhauster/fans, vacuums attached to tools, watering/dust-control-sand when sweeping floor. They covered ambient and furniture with plastic/tape. They also provided at the end detailed cleaners that did a great job and spent probably 13hrs on a day ensuring to clean house. That was very much appreciated. I still had dust, but their efforts made a big difference in controlling/reducing the amount of dust.- Schedule: Promised project duration was supposed to be 6 weeks and max 8 weeks. It did take about 12 weeks. Reasons of schedule impact included: a) I did tell 1st rate my priority was cleanliness and quality, even if schedule was impacted. b) I wanted to maintain at the job the crews/professionals I was satisfied with , and that would impact at times late shift starts (not full days worked). c) Important Holidays (Thanksgiving and Christmas/New year) during period of Project. So although the schedule was delayed, there were reasonable reasons.- Project Management: I have to admit myself and Luke did not have a great start at our first interaction. But after few more conversations and meeting in person, things improved a lot and believe we both earned each others trust. Bottom line, we were able to discuss and come to reasonable solutions/agreement.Where I feel 1st Rate can do better is in regards to having General Supervisor more present on job. I was flexible with the fact that their Supervisor was facing health problems, but this resulted on myself having to often coordinate directly with the workers on progress/plan and challenges that arise. Overall the Team performing the works are skilled and very easy to talk too, and were keeping contact with Supervisor, but their decision making is sometimes limited and that's where Supervisor experience and eyes on the job makes the difference.- Overall experience: I have done many past remodel/renovations works in the past. None were easy, all had their issues, but, a good communication with the trades and with Management , having reason from both ends (Contractor and Client) , and accountability to make things right, makes all the difference. The end result of my Project was very good / great and I can say I'm happy with the end result. My overall expectations were met. Most important, it's not about the end result just looking pretty, but making sure that the work (including the stuff you can't see behind the walls/ceiling/floor) are done right and will not cause problems in the future.

Revising my rating from November 2023 of 3 stars to 4 stars. Job was started in July, work was good, but there was damage along the way (broken mirror/floor tile chip), and some unfinished items to be taken care of. Final payment was made with open items, and all we got was excuses and no follow to emails to come back and finish the job. In November, I gave a 3 star rating as it was clear to me the company had no intention of coming back to finish the job. Finally, when my 3 star rating was noticed in January 2024, work was scheduled for completion. My rationale for a 4 star vs a 5 star rating: We had to be the project manager, granite company was hard to work with (missing paperwork, delivery delays, installing faucets that barely cleared the sink). Besides completion delay, lcommunication with us during the project was lacking. Did I get the bathroom remodel I anticipated, not quite but it's nice.

We highly recommend 1st Rate Remodeling. Luke and his extraordinary team of professionals never ceased to amaze us. It was a big project with new flooring throughout, a completely new kitchen and powder bath. Luke knows how to listen and understand exactly what his clients want. He was available to talk or text at any time throughout the entire job. We wanted our refrigerator to look like a built-in and other contractors told us it couldn't be done without moving walls, but Luke did it easily. The new custom cabinets are absolutely fabulous. The quality is outstanding and our new kitchen has much more storage though the cabinet arrangement is exactly as it was. Sam and Joey were exceptional--absolute precision in their installations, framing and electrical work. Alfredo singlehandedly laid all the wood and tile flooring and also installed kitchen backsplash and tile. His flawless work and attention to detail are unsurpassed. Everyone was always punctual, very friendly, and our house was spotlessly cleaned daily. We had a leak in our powder bath mid-way through the remodel and Luke was happy to take on the new project. We just finished a major remodel on our 1970s ranch-style house with 1st Rate Construction (removing walls and installing beams, complete gut and rebuild of the kitchen, closing up doorways, and installing new doors). Their work is top-notch and we are very pleased with the outcome. And while it took longer than what James (the estimator) told us, it was worth the wait in the end. Once they got started, the progress they made daily was impressive. As can be expected there were some hiccups and stressors along the way, but Luke and Sam really know what they’re doing and made us feel at ease with the whole process. Sam did the lion’s share of the work and we have decided that there isn’t anything he doesn’t know how to do. He is fantastic!These really are a good group of guys who do good, quality work. They showed up when they said they would, they were fairly priced, they were respectful in our home, and they were as clean and organized as you can be busting out walls. In short, we are very pleased with our experience. The kitchen is beautiful. Everyone that sees it says it looks like it came from a magazine. We love it, and we’re enjoying working in our new space. We would highly recommend 1st Rate to anyone, and we plan to use them again once we’ve saved up to remodel our bathrooms. Thanks 1st Rate Construction! 16. We had our kitchen done but didn’t do any cabinetry which meant sticking to the layout and dimensions we had. They did the tiling, counter, backsplash and paint. They stuck to the budget we had discussed. The kitchen looks completely new so their hard work paid off and we love our new kitchen!

They completed a full kitchen remodel for me as well as most of the first floor. The price was better than expected and because I purchased almost all of the material except the counter top and cabinets, I didn't have to pay a markup on the materials. The cabinets are custom made not that junk you get at the stores. Overall everything came out great and was done timely even working on weekends. All punch list items were taken care of quickly as well. I really couldn’t believe how seamless the process was and was amazed each day at how much would be done and done so perfectly! 1st Rate Remodeling team was onsite and constantly consulted and communicated with me to ensure everything was done to my specs. I honestly thought luke was gona be more around however he told me the onsight contractor was the to go guy but it problems arose to contact him. That’s the only mishap …the entire team were so careful, neat and respectful.

1 Rate Construction, Led by Luke and his team; remodeled our kitchen, which also created a new indoor laundry room.The job started before the pandemic lockdown. Luke determined that all of his resources and team were considered “essential” and the remodel continued without the delay.The finished kitchen is beyond our expectations! We actually use it more now! There is more countertop space, more cabinet storage and the indoor laundry room is awesome.We upgraded countertops, fixtures and appliance and Luke kept the whole project moving along smoothly while coordinating everything perfectly.Props to his teammates Sammie and Dan and his son Brandon.
